In newmarket area, i see homes sold in a month in june. Just looking, it's hard to know purchase prices since I am not sure if agents are bidding them up. Surprisingly, some signs have "sold over asking."

The first time buyer is no longer interested in condos, fees and taxes are too high, the real estate market all starts with the first time buyer!!!! Even seniors don't want them any longer, especially the expensive unis!

Based on Market assessment, so as prices rise so do taxes, fortunately assessment does not happen immediately, about every 4-5 years, the assessed value is always lower than real market value, some properties will be lower in value than when they were purchased, so those taxes may not move much, if you purchased in the last 4-5 years your going to get killed in new taxes.

This is good. A correction of recession should have happened sooner. I hope our country can focus more on productive economic growth rather than real estate speculation. Ideally I’d like to see home prices at 2019 levels, stay about there for 10-15 years and have productivity and wages increase. This may not be realistic but it is something Canadians, including our governments, should aim for.
I'll tell you, our property is rented out and we have very good tenants. We were considering selling, but what do we do with the profits? You can't put it into stocks because the economy is doing bad, you can put it in GIC but that will last only for so long and banks are sitting on massive unrealized losses and who knows what will happen. We also can't qualify for a new mortgage due to stress tests and income not tracking inflation and our monthly expenses are up from a year or two ago. We have variable-rate mortgages which cost us around $500/month out of our pocket, but we also pay that much for the principal. So we are basically "forced to save" via principal repayment. It's not that we don't want to sell and buy something newer, it simply makes no sense, and it makes no sense to drop the price either. We'll just ride this one out, even if it takes us another 5-7 years. We'll focus on other stuff in the mean time.
Prices are all over the map and dont make sense. Some 1 bedroom condos are listed for more than 2-3 bed towns? huh.

No one can predict the future. Could be a housing crash a great depression. All things are possible. Bank's are in trouble in all countries. More banks in the US going under.
People should always remember that the buyer dictates the selling price, not the seller or the listing agent, when a listing doesn't sell, it is because no buyer is willing to pay the price. In a super market prices get reduced when the consumer won't pay the original asking price, same with any commodity, demand and affordability help make the buyers decision to buy or not. In this market , a family buy what they need, not what they want.

There may be a blip, but it won't last that long. But then again it all depends on what the economy does. If we get into a deep recession lasting 5-7 years, I am sure many people will sell and leave the country, but after that, it will come up really fast and hard.

Is this the only way agents can spur sales? I don’t get it. Like you said you need to get out in front of the market. If something is listed in an area where all the prices of comps are 600k then if you list at 550 and clear the product that’s the way to go. One thing I learned last week when u and Mark talked about 185: where he happens to live, is that a private dock is coming for 185 Dunlop Condo, that to me is a complete selling feature like no other , obviously more info is needed all Mark said was coming maybe later in year or next summer but yeah a dock would be so cool. pricey thou. Anyway good vid, wish u used more of a proprietary realtor site as we all can go to realtor,ca, u have access im sure to a proprietary “site “ or stuff like that …

Sales down. Prices stable. Using GDSR/TDSR You need an income in the top 10% of Incomes to afford to buy a house. Time to leave home ownership to the market forces and just start looking after Canadians. Canada needs 2 to 3 million rental units that are geared to income. Max rent 30% of total gross income. The current system has pushed 25% of Canada below the poverty line.
