Catamaran Tour to Isla Mujeres Mexico

This is a new tour by Xcaret called Xailing. On this tour you leave from Cancun and sail on a catamaran over to Isla Mujeres. On this tour you will have an opportunity to snorkel the El Mecco Reef just off the coast. Here you can see corals, fish, and even some statues that we placed there. Afterward, with the prime tour, you go to a quiet beach club in the south end of the island. It is a beautiful location and worth the trip alone. Here you will be treated to a reginal buffet and time to relax on the beach or the pool. After the rest and meal, it is on to the north end of Isla Mujeres where the main town is. On this part of the tour, you have free time to walk around, relax on a beach or rent a golf cart and go around the island.
One of the things we like about this tour is the fact you can extend you time on Isla Mujeres and take one of Xcaret's ferries back. We also like the free entry to the Scenic Tower in Cancun (see details in our article).
If this tour looks good to you, our best recommendation is booking at least 21 days in advance to get the largest discount possible.     How is the drive there? My family and I are going later this month and we renting a car from Easy Way. We wanted to be able to go at our own pace and stop by Valladolid. I heard to make sure we are not be out driving in the dark and to watch out for topes in/around Valladolid (anywhere really though). Any other advice?

      Well, we do have a good article with more details about driving to Chichen Itza including some possible routes. everythingplayadelcarmen.com/driving-to-chichen-itza/ Some tips for you are, renting a car in Mexico requires liability insurance. Many have coverage by credit card but some rental agencies will say they do not recognize this and want you to buy insurance. The truth is, it is better to have local coverage that will be available to help you if you have a serious accident. In Mexico you will be held by the police in the event of a bad accident until the insurance company comes. Having a company in your home country might not be available right away to help you. It is best to include the insurance for less stress. Car renting is about 45/60 USD a day in Mexico. The toll highway is about $40 USD RT. they do accept card now but having pesos is best because sometimes the signal for the machines is not good. When you arrive in Piste, there will be tour guides and touts trying to get you to stop, you can ignore these. In Pista and the ruins there are no good places to eat. Going to Valladolid will give you many more options and better ones. These are just a few tips for you. We hope you have a good trip!

      We will be doing videos for Tulum stations, Bacalar and when the route opens over to Calakmul, we will plan some time to go and take videos. There is a new ruin that will also open near Bacalar that is older and larger than Chichen Itza, so there will be a lot to look soon.

    Great video. We stayed at Bahia principe in May/June 2024 We walked 5th avenue twice and loved everything about it. The amount of times that someone remebered us from the hotel, they work in, was amazing and you could have a good laugh with them. The mexicans are great people, very friendly and always smiling.       You do know that the salespeople on 5th have all day to learn what different color bracelets mean and can say they work at the hotel you are staying at. No one works at a hotel and on 5th selling souvenirs. This is a common thing that people do to get tourists attention and shop in their store or the store they work in so they can get commissions. We certainly agree that Mexicans are very welcoming and friendly. After more than a decade here, Mexicans have been warm, welcoming, and become some of our best friends. We always hear Thailand is the land of smiles, but we feel Mexico should have that title and more.

      The way it works here when buying a place, a deposit of usually $5000 USD. This shows that you are an honest buyer, and the condo is" off the market" until the final agreement is made. During this time, you have put down your deposit, you will be able to get the documents and make checks of everything. Then the notario draws up the papers and the sale is done. You do have a number of days to back out or if the papers are not correct, get your deposit back. Note: $5000 USD is common but there can be other amounts required.

      Technically it is possible, but Xel Ha is big enough and has enough to do all day for fun. We did the Tulum Ruins/Xel Ha tour, which is half a day at Xel Ha, it was good, but we have already been o Xel Ha many times, so it did not feel like we missed much with a short time there. Plus if there is not a package of those two parks, you have to pay two full price entrances with less time at the parks.

      Pretty much all days are good to visit. Some restaurants are closed on Mondays or Tuesdays because it is the slower day but stores pretty much are open every day for the same hours. Most stores are open by 10am or 11 am and stay open until 9pm or 10 pm.

      We thought the title of the video would have been clear enough that it is a tour that you can take in Playa Del Carmen. If someone wanted to walk around to some of these places, we have had many on our website for years. So, the info is online, most people however prefer a tour to introduce the food, translate, deal with payments, and have a guide.

Unfortunately, as it stands now, you have to go from Playa Del Carmen to Cancun and then over to Valladolid and then a taxi into town from the train station. It takes longer and cost more but is comfortable and a new experience. The next phase of the Tren Maya will soon open and that should increase schedules and ridership a little. We will be making more videos as the new routes open.

      Thanks for watching the video! That is a good question. You can wear what you want to eat. The dining area is wooden picnic tables, so it is casual. It also is fairly easy to put on a shirt or cover up to walk to eat and then put it back in the lockers. So, it both options are open to you. It is about 65/35 with people with coverups and 35% in some form of swim wear.

      As far as we know there are no plans to extend that avenue. It took years to work out details for Kulkucan Avenue to open. Tulum is moving in that direction, but it could take years to happen. As far as the development, as soon as we see lots for sale in a eco friendly community, we cautiously pause. There have been tons of these types of communities that have opened for sale and are still empty lots or land. Often nothing gets built for the infrastructure and people just sit on the land until the future. Second, that area is better suited if you are going to live there. It is not the best area to rent out. It is far from most things. Third, you need to check the regulations as to what you can build and how much your HOA will cost. Fourth you need to make sure this development has good financing and is from a reputable developer.

      Well, we ended this video near 38th Street and 5th Avenue. You need to go to one of the ADO bus stations in Playa Del Carmen to go back to Cancun. Both ADO bus stations have service to Cancun. They leave about ever 20/30 minutes. The closest to 38th is on 20th Avenue and 12th Street.

      You can install whole house filters. These work well to take out the high mineral count of the water in Tulum. We would estimate that about 20% of people have these.

      This is an interesting topic. As you might know, there is local land that is meant for local people. This is the ejido system. Technically only titled land can be sold and bought. Most titled land is in towns or cities. For the most part this is respected. There is a process that can change ejido land to titled and locals can sell it and make money. This is also done. Most locals appreciate the jobs but often are shortsighted about the long-term results. We have always said that Mexico is a very welcoming country. Even though Mexicans could hold a grudge against certain countries, foreigners are for the most part, very welcomed. We are however starting to see a little backlash in the Riviera Maya. As you might have seen around the world, places are focusing on cost of living and housing availability and how tourism negatively impact these. Just recently we have seen a little of this here because 1. It is a trend globally. 2. The division between tourist prices and local prices is way out of whack. There is no way a local family could buy even a 1/4 of a condo in Tulum because it is way too expensive. It has not been too noticeable, but we are just starting to see some. This is not a reason to not think about living in the area, but something to keep in mind. It is also good to think about how we integrate to the communities and how we can give back or learn and appreciate the local culture.

      There are swaths that are cut for the Tren Maya. On the other side of the peninsula there were existing tracks that were used. Any human growth is going to affect the forests. A highway instead of the train would have had more impact. It has been a controversial project and we probably be studied for years to come.

    What is the name of the bus you took from Chichen Itza Train Station to the Ruins? Is it only one bus?

      There is only one bus and it does not have a name. It is the only means of transportation from the station to the ruins. Everyone is guided to the tickets and everyone takes the bus. You cannot walk because it is about 15 minutes to the ruins by driving.

    I spend half the year in PDC, and I love your content! For this specific video/article, I think it would be really helpful to show a google maps image with pins for the 2 entrances. For somebody who has never been to Yal ku before, trying to figure out which entrance is which is a bit confusing.

      The entrances are close together, so a map might be a good idea. It is a dead end road, so you go until the end for the second entrance. You can look for the statue which marked the entrance well. They did make new signage as well that help people find it.

      Sorry you did not like the food. Part of the reason we like it is because in Playa there is not a lot of similar food like it. Plus the overall vibe of the place with live music sometime and the restaurant itself makes it fun. Asian style food in general is not represented that much in the Riviera Maya, so in contrast to all the Mexican and other seafood restaurants, this is a place we like.

      Playacar has two parts, Phase 1 & 2. We did not include it in this video because it is not the center or considered the downtown of Playa. It is popular though. You do need a car because there is no public transportation inside of Playacar. Even the north end which is close to the downtown is a 15 minute walk to the grocery store. Taxis are also more expensive in and out of this area because it is a gated community and very touristy. It is very nice with the trees and space, but having to have a car is an extra thing you need there.

    LOVED this video! Would you be able to make a tips for moving to Tulum video? For example: recommendations for WIFI companies, setting up bank accounts, process of getting residency at the local immigration offices in the quitanna roo area, etc

      This is a good idea for a video. For now, here are a few tips. Most people use Izzi for internet and that is just contacting them and setting it up. Immigration is done in Playa Del Carmen.       1st, you would have to learn the language and culture and then start thinking about all that material and commodities you wanna have. Mexico is very open to foreigners, but you gotta respect the culture and people, especially in places where the community still been natives

      Very true. Playa is one of the more expensive parts of Mexico because it is popular and has a lot of services. If you are moving to Playa for a year or longer, the visa requirements mean you need to have a good income to meet financial requirements. That does not mean you have to spend more than you want, but you have to be prepared to cost of living. About 80% of the country is cheaper than Playa Del Carmen, but most people choose not to live there because it does not offer everything Playa that does have.

    Hi thanks for this information. Is it a gd idea to take 3 children to the tulum ruins that are 11,9,9 and would we still get enough time at Xel-Ha or is it best to go straight to Xel-Ha and skip the tour?

      You will have enough time at Xel ha to explore and swim, but it depends on you. Do you want to see the ruins and see them? If you prefer more of a day just relaxing and playing, than a full day at Xel ha is better for you.

      It is true the market is not at its peak, but you have to look at the big picture. Many people still like the lifestyle that Playa offers and with people looking to leave more expensive places in the world, people are still looking at Playa. We know many agents and rental agents that are still very busy. Some real estate agents that are not positioned to reach clients or do not have good referrals, or are not that knowledgeable about the market are not doing well. There is still a lot of money flowing into Playa for South America and Mexicans that want to have a property near the coast. Some agents they focus on one nationality can have large swings up and down as currency markets move. For example the Canadian market has been much lower because it had become more expensive to buy in Mexico. We will make another video in early 2025 and see how the market is for then.

    on your site it ismentioned that there are limitation to what can be brought into the tulum ruins, but it seems everything goes at Xelha...so where does one kee the items needed at xelha that arent allowed into TULUM?

      You arrive on your tour bus from Xel Ha and they keep your things on the bus which is closed when you are in the Tulum ruins. The driver is with the bus and your things are safe there

    Thanks for the series of videos - have read EverythingPlaya for years Two questions: the very attractive appreciation values Sebastian mentioned compared pre-Covid to post-Covid. Was there a "Covid Bump" in Playa as there was in much of the US/CAN? Second: Beginning of the video talks about being 'landlocked' to constrain supply and therefore increase rents/resale prices. I've heard some longterm owners of rental properties (Coco Beach area) mention proliferation of new construction has depressed rental rates. In the midrange, is Playa really resource-constrained, or was that "Realtor speak" to urge buying now?

      Covid was a time of uncertainty and there were ups and downs in the real estate market. For example the peso to USD went to 25 which is the highest it ever has been. Some in Mexico freaked out and exchanged money to USD while other bought real estate because it has been traditionally better bet than keeping it in pesos (This is from Mexicans) foreigners that could buy at that time bought at sever discounts because the USD was so strong. Then we actually had a lot of people renting because people could move and work or travel for a while and work remote. It just highlights the opportunities that come along and the importance to hop on something if there is a good opportunity. The market has calmed down and there is more construction now, so it is more important to be more selective. The comment about Playa being constrained is more of a big picture look at the market. There still are lots of places to build and to run out of space might take a decade. But this does mean that prime spots are limited unless they build up. There is a height restriction now of ( I believe the current height is 7 stories) It might be 6 but there is tricks to making things taller. I do remember when it was only 4 stories. So I have seen Playa Del Carmen change a lot.

      Well, the answer is, the Tren Maya does not work for you. You can take it from the airport to Puerto Morelos and then take a taxi from the station 19 minutes to your hotel. It will cost you more than just booking a private transfer from the airport to your hotel. The time it takes to take the Ten Maya will be about one hour door to door. It only takes 33 minutes if you book a private transfer. The station is further back from Puerto Morelos and a little distance to your hotel.       We do have similar ideas for videos that would help people learn about construction and how to identify quality in construction. The exact video that you describe would be a little hard to make for several reasons. First of all, each municipality in the Riviera Maya has different building requirements, and then within those municipalities there are private neighborhoods that have their individual restrictions. Construction prices are very variable. The typical "Tulum style" with polished concrete floors and open rooms with wood elements is very affordable to build and works well in this climate. However, we don't predict the current Tulum style will continue. It will develop into a little more sophisticated design that will add to costs. Building a home is usually the best way to save money.
