    Are you thinking of buying a property in Playa Del Carmen this year? How is the real estate market this year? In this video we are going to talk about what is new in the real estate market and what is driving prices. We talk about the four best areas of Playa Del Carmen to buy in for investors or for people to look to live in Playa Del Carmen.
    What makes this video a little different is the fact that we do not sell real estate on our website. So, we can be very open and honest about things here. Two of the highlights of this video and article is our honest take on what to expect for ROI this year and also 8 things that we see good investors doing all the time to make better returns on investment. We hope this general overview for this year will help you make wise decisions for buying property in Playa Del Carmen. We will have more educational videos coming out, so we hope you stay tuned.     Thanks for the series of videos - have read EverythingPlaya for years Two questions: the very attractive appreciation values Sebastian mentioned compared pre-Covid to post-Covid. Was there a "Covid Bump" in Playa as there was in much of the US/CAN? Second: Beginning of the video talks about being 'landlocked' to constrain supply and therefore increase rents/resale prices. I've heard some longterm owners of rental properties (Coco Beach area) mention proliferation of new construction has depressed rental rates. In the midrange, is Playa really resource-constrained, or was that "Realtor speak" to urge buying now?

      Covid was a time of uncertainty and there were ups and downs in the real estate market. For example the peso to USD went to 25 which is the highest it ever has been. Some in Mexico freaked out and exchanged money to USD while other bought real estate because it has been traditionally better bet than keeping it in pesos (This is from Mexicans) foreigners that could buy at that time bought at sever discounts because the USD was so strong. Then we actually had a lot of people renting because people could move and work or travel for a while and work remote. It just highlights the opportunities that come along and the importance to hop on something if there is a good opportunity. The market has calmed down and there is more construction now, so it is more important to be more selective. The comment about Playa being constrained is more of a big picture look at the market. There still are lots of places to build and to run out of space might take a decade. But this does mean that prime spots are limited unless they build up. There is a height restriction now of ( I believe the current height is 7 stories) It might be 6 but there is tricks to making things taller. I do remember when it was only 4 stories. So I have seen Playa Del Carmen change a lot.

    We bought a condo in downtown Playa five years ago. The developer built beautiful building with a lot of hidden defects, and a lot of monkey business. The value of condos are the same as it was five years ago. If I knew what I know now I will not buy something that is under construction, instead I will look for something already built, so what you see is what you get. Rental prices also didn't go up, and it is not easy to have good occupancy rate.

      We are actually putting out a video shortly about what to look for in presale and some tips to prevent what has happened to you. In the video we talk to a builder who mentions what he would inspect if he was buying a place. I personally will say that all of my friends that are realtors buy presale. They all seem to do well with them. It is important to know the reputation of the builder, architect, and developer to make good decision with less risk.

      And about your comment about the condo not appreciating in 5 years, this is fairly common in Playa. The return is on the rentals and not really appreciation, I had a condo and sold it 4 years later. It sold for just about the same price in USD. Although with the exchange rate, I made about 200,000 pesos more. I kept the money in pesos because I was going to use it in Mexico. I also think of it as living rent free for four years.

    Hi there, it seems that Playa del Carmen is a more developed than Tulum
    So in your opinion which place is best to invest thinking for rental purposes playacar dowtown vs Tulum downtown?

      It will depend on several factors. Playa Del Carmen is more of a steady market and Tulum has more ups and downs. Where you buy is important because you will need to visit. Which city is easier for you to get to, and which city will you like to be in? It will also depend on what type of unit you are looking to buy because not all condos rent the same in Playa or Tulum. If I remember correctly some of the details of our conversations, I would think Playa might have more options in your price range and might be an easier place for you to buy.

      These are on the backside of phase 2. It is sold out but they have other developments by the same developer. We don’t know the name of the developments available but you can contact Sebastian and his team via his email in our article attached here and you can get some more information.

      The way it works here when buying a place, a deposit of usually $5000 USD. This shows that you are an honest buyer, and the condo is" off the market" until the final agreement is made. During this time, you have put down your deposit, you will be able to get the documents and make checks of everything. Then the notario draws up the papers and the sale is done. You do have a number of days to back out or if the papers are not correct, get your deposit back. Note: $5000 USD is common but there can be other amounts required.

    😂😂😂😂 my Rerun on investment is very down.don’t trust real estate guys - they never tell you the problem that you face when you decide to rent or sell the property. Contact directly my self I will give all issues that you will face. Summary: if you want to buy a headache, then this is the way to go!!!!

      First of all, we are not real estate people on our website and who made this video. We do not sell real estate and can be very honest about buying in the area and things to look out for. We have articles on how to pick a good realtor, what areas are not good to buy in, what type of properties rent better and what do not do so well. We literally tell people what to expect for returns and update the information yearly. We know the market changes and sometimes it is easy to buy something and make money, but other times you need to be more selective. This year, 2024, was a very low season for the Riviera Maya. We do still know a good amount of people that did very well. We can pretty much guarantee you did not go through a realtor on our recommended list because we know how they do their research and help our readers. We literally tell people that after 10 years of being online that we give information to people to make good decisions because you will be our new neighbors or friends. We get hundreds of messages from potential buyers asking about areas or building on sale, many times we tell people that the project they are looking might not be the best for them based on things that we see. Even though we don't sell real estate, people value our opinion as well. At our website we do not care if you buy or not, we just try our best to give the best information for our readers. It seems that things did not work out how you wanted things to workout. We try to help everyone to do well, but people need to listen to us as well.

      It is true the market is not at its peak, but you have to look at the big picture. Many people still like the lifestyle that Playa offers and with people looking to leave more expensive places in the world, people are still looking at Playa. We know many agents and rental agents that are still very busy. Some real estate agents that are not positioned to reach clients or do not have good referrals, or are not that knowledgeable about the market are not doing well. There is still a lot of money flowing into Playa for South America and Mexicans that want to have a property near the coast. Some agents they focus on one nationality can have large swings up and down as currency markets move. For example the Canadian market has been much lower because it had become more expensive to buy in Mexico. We will make another video in early 2025 and see how the market is for then.
