Or maybe, just maybe, stop gentrifying Salento. Prices are absurd all because of this kind of agencies. Locals now can't even afford to spend a summer in the places they've grown up after moving to the north for work. This implies destroying local culture, local languages like griko or salentinian are vanishing because they cannot speak it with you.
I appreciate your sentiment. I absolutely believe people buying and/or moving to Salento should respect the culture and resist gentrification. But you also understand the government is actively recruiting foreigners to come and buy property and spend money there. I'm guessing the tourist businesses are excited to be discovered and have more folks move in or visit for long time periods. Thanks for watching!

When you file an extension, your taxes are due Oct 15!! Only quarterly taxes are due up until that point!! Google it!!
Did I understand you correctly, that if I had the required 31,000 Euros needed for the Elective Visa. The first 28,000 is taxes at 23% then the additional 3,000 is taxes at 25%. Or is the entire 31,000 amount taxed at 25%? thx for the video.
It’s progressive. So the first €28k is at 23%. Then the next €3k is at 35%. Note: It also depends on the type of income it is. Above is for ordinary income. Example- Dividends are taxes at a flat 26%, regardless of amount.

Yes! I was thinking of when people say they’re going to the “south of France”. Guess I could change it.
Ask yourself 2 questions: 1. What is going to happen after the 10 years of 7% taxes ends? Then, you will be subject to Italy's regular rates, as much as 45% on income of, say, 100K. That's not how you plan "retirement." You'll be forced to NOT become a tax resident, which means you cannot stay there more than either 180 days or 90 days. You cannot live there full-time after that. 2. What happens if Italy decides, in the future, to end the program? Well, you'll still be in the 7% bracket for the remainder of your 10 years. BUT after that, nobody will want to move to Italy for the tax break, which means the house you bought to "retire and live the good life" will be worth MUCH LESS because there will be no buyers. And you'll still need to not become a tax resident, which means you cannot live there full time anymore. The sad but plain fact is that the EU doesn't NOT want any member states to become tax havens. So, it will end if the EU has its way, and that is more likely than not.

What would you add % to the advertised price for fees and taxes etc. Is there room for negotiation at the moment?
If you are becoming a resident, I would add 5-8%. If a non-resident I would add 10-12% minimum. Yes you can negotiate the price. Helps if it's been on the market a long time or you find it needs repairs, updates, etc. Thanks for watching!

Excellent information, thank you. I do find myself getting confused by the concept of the Municiality versus the Communi and how that effects qualification. I'll give a specific example - I am interested in the greater Bari area in Puglia. In the data I pulled, the Bari metropolitan area has a population of 1.22 million and Bari has a population of 316K. Capurso and Valenzano have populations of 11.3K and 17.2K, respectively, and both are listed as towns and communes of the Metropolitan City of Bari. Each are listed as municipalities in the database. Since they are part of the Bari metropolitan city, do they not qualify as eligible villages / towns for the 7pct tax despite being below 20K? The greater Metropolitan City of Bari covers about 40 villages, cities and towns so if they do not qualify, it appears that one would have to live pretty far out of the city to find a qualifying village or town. Bari is the name of the province, as well as the city itself. As long as the commune is below 20k, you should qualify. Even if it's in the province of Bari. I hope that helps!

I’m interested. But I would want a small cottage with at least 2 bedrooms and a garden. I don’t necessarily need a pool. I’m confused about regular access to things like medical care; transportation -airports ecf. Can you explain how this is handled by expats living in France. No Trains? Then no cars? How do you get around? Thanks
As a resident you can own a car. These are remote enough you'd want a car. You can apply for your medical card after living in the country for 90 days. Healthcare is extremely affordable. And excellent care. I hope that helps!
Great questions, I have been dreaming of french country life for 3 years. My research has been very hopeful 😊 I am young retired, 59 and Healthcare insurance is very affordable. And if you work toward a retirement, non-worker visa, you can get the french Healthcare for free. All using proper paperwork and going by the rules, of course. Transportation in France is 10x better than USA. Sorry, but that is the true. A small village like these, I feel you will want a car. But, Uber and lift, and local taxi service is usually very good. Prices at the grocery stores are so cheap. But the quality is excellent 😊 well of course it 🇫🇷 france.

Loved the video and all your info. Thanks. Ive liked and subbed. Do you ever do any videos of towns and properties from Genoa Italy to the North, the French border, also the Alps, Tuscany? I lived there for 6 months. I want to return. The one thing that handicapped me was not knowing Italian, fluently. Im retired now, so working on that.
I try to spread the places around. Lots of interest in the 7% flat tax in the south. So I try to include those spots regularly. I’ve done a couple of videos of Tuscany if you check my channel.
Very nice! One important clarification: there are no such things as "expats". when someone moves to another country looking for a better life, that is the very definition of an immigrant.

Very helpful! Thank you! Maybe this isn't the right video to ask this question but if I do qualify for the 7% tax rate, can I deduct that tax paid to Italy on my US tax return as a foreign tax credit? I have seen both yes and no answers to that question.
My Italian accountant friend says yes. But he does mainly Italian taxes, not US taxes for expats. That's my wishy-washy answer. 😁
@@traveltirement OK, here's what I have found out. First I tried asking the IRS but, not surprisingly, that was a waste of time. You cannot talk with an actual person anymore and can't even schedule an appointment at an IRS office. I then tried contacting H&R Block but no dice. However, two accounting firms (Cerity Partners in the US and Accounting Bolla in Italy) both say that the 7% flat tax paid in Italy is deductible on your US tax return. In other words, an American living in Italy as a tax resident and qualifying for the 7% flat tax would not see an overall increase in income taxes. I hope this info is helpful.

Do you happen to know how Italy handles the taxation Roth IRA investments. In the US, Roth IRAs are tax free accounts, so cap gains, dividends, and distributions are not taxed. Does Italy respect that tax status, or does it treat this as any other investment account, and tax cap gains and dividend income? Appreciate the content, thanks.
All Roth gains are taxes at ordinary income rates unless you elect for the 7% flat tax. Then only 7%. No tax on contributions.

So here's a question. What if we receive medical disability from the US military? This is not a retirement pension, but money received due to military service. How would that work?
If it’s a replacement for income it will be taxable I believe. If it’s reparations for an accident it’s not taxable.
If you actually try very hard to learn the language and speak it as much as possible , Italians love it as they are trying to preserve their hustiry and language. Just a healthy place overall. If you come and spend your money there, it helps revive the economy

Do you know if they would tax disability payments from veterans affairs? It is not taxable in US
If it’s a replacement of income, then yes. If it’s reparations from an accident, then no. At least that’s my understanding.
Can you collect ss if you live out of the US?
Yes you can. You can have your SS sent directly to a foreign bank or to a US bank, then transferred to a foreign bank.
Don’t like the layout of the houses, weird bathrooms, no built in closets in bedrooms. Entering into a kitchen.
Many of the styles are different than in the U.S. A lot of the homes I show are also 100-300 yrs old. So it's difficult to change them.

Is the 7 % tax only on income earned of foreign assets. For example if have 1 million dollars in savings and property which earns for example 50,000 per annum. Is the capital taxable along with the income earned? Thanks for your help
The 7% is only on taxable income. Interest, dividends, capital gains, ordinary income, etc. Normally Italy also has a wealth tax on foreign real estate and financial assets. But in the 7% tax regime that is avoided.

Great video on the basics of the program and good choices on the properties to show the nice range that is available. Do apartments in Italy have the equivalent of monthly condo fees. If they do not how is that handled? I am hoping to spend a month in Italy in the fall, during the rainier season to get a feel on how it is to live there outside of the tourist season. I am looking for a place that you do not need a car to get around, close to the airport and has a few expats so I don’t feel alone. Walking distance to groceries markets wine and beach and restaurants. I like the one closest to the beach. Do you have any other towns where no car and expats are? I will watch the next video.
Lynn, I’m in contact with someone in Italy about putting a list like this together. The walkable towns with amenities and close to the beach are the most popular. So the prices are higher. But it doesn’t mean there aren’t opportunities!
Americans have to pay taxes, and Italy will tax your Social Security and pension (military) too?
You pay taxes in Italy and get a credit for those taxes on your US return. So there’s no double taxation.
