Nice video! Once you have the mortgage, internet, and utilities do you feel it would be worth the hassle, rather than just having a long term tenant. Margins seem thin once you add those things.

What I’m noticing in a lot of these videos is that nobody is factoring in property taxes, homeowners insurance, short term renters insurance, to name a few. Makes me wonder exactly how profitable it is to own an Airbnb

Congrats on the 1 year! I am only 4 months ahead of your journey. Target of launching my 3rd unit is July 18th, just finishing furnishing the place, I am trying to hit a deadline for a big event that I still think I can get a booking for in July and would be a personal record nightly rate, it's definitely a lot of work juggling the full time job and setting it all up. You mentioned about the AC work, I think this could make for a great video and could lead to other things like how do you schedule the downtime to have maintenance done, maybe deeper level into your guest communications around any type of maintenance needed.

Can u make a video on how to qualify for multiple loans? For example, does the bank look at Future income for the investment property? Or do they look at it like you have to be able to make the payment withOUT the rental income coming in? Thanks

That's awesome AJ! I am on a very similar path, just launched my 2nd property last month and now I am currently furnishing my 3rd unit in hopes of launching in mid July. Target is also 2 more properties next year and FIRE if I want to (but at a very comfortable level like you) :)

Just subbed, looking forward to more! Have your views gone down after the redesign? I am still able to get 100% booked month but the pace at which people are booking has slowed down for me. While the redesign hurts my listing, my take is that travel is slowing down because of the climbing gas prices, inflation and impending recession.
