How many properties do you think you’ll need to be financially free? Also how often do you have to travel to your properties. I found a good deal on a beach house but I’m so scared to put down 25,000$ on it.

I have faith that I would make that much money. Idk if my visibility is getting seen. I have two bookings so far, I went live on Friday, which is awesome. I haven’t gotten any bookings on Airbnb, just Booking. Rent is due and now I have to find funding. Your video inspired me to keep going
Deneisha, so glad that you found my video inspiring! Look into your pricing, sometimes at the beginning you have to be aggressive with your pricing in order to compete with listings that already have good reviews. Once you get those initial reviews then look at moving prices but not before!

Nice video! Once you have the mortgage, internet, and utilities do you feel it would be worth the hassle, rather than just having a long term tenant. Margins seem thin once you add those things.
Oh absolutely, I’m making 10x the margins that I would from a long-term rental!

So total profit was technically 600$ considering that you'll have to pay 1200 in mortgage each month. So total expense is closer to 3100 rather than 1800
Good question, actually because the first month’s mortgage is part of closing costs so it was part of the ‘initial investment’ and not monthly expenses. In month 2 you’ll see that the mortgage comes back.

I am starting my airbnnb and found your video informative and entertaining. I have done a couple of videos myself, however I was not supper satisfied with my results video production value. For your first video it has great production value. You mentioned that if we wanted a copy of the spread sheet you are using to let you know. I would. I am useing one now but mine is geared for a house budget and not an airbnb. Thanks

Were the cleaning and rent combined?
No they were not, those are separate. The ‘rent’ is the mortgage payment and the cleaning was the cleaning amount I paid to my cleaner.

We have a glamping Airbnb so it’s a hit different. No mortgage and minimal utilities and maintenance. Small cleaning fee as well. We made close to $4,000 on our first month but we did have 100 occupancy since it was a popular month here in the Smoky Mountains

Hey hey, sorry it took so long for me to get back to you. I'm brand brand new to this so I was just thinking of building a prefab that could house a large family, at most 10, with 2 bathrooms. I have 7 acres in bat cave nc but not much else. Need a mentor and/ or a builder

Yes but where is mortgage it's biggest expense you hide
1200 or almost 1/3of profit for cleaning is crazy
There are companies who for 20% will do everything
Of it was after rent and cleaning 2000 profit that would be cool but not this
Hey Janis, first month's mortgage is included in the down payment. In the following months it will be included in the calculation but not the first month.
Since 20-25% is the normal take for companies that will manage the property I would be losing out on a ton of money. Normally, they charge much higher cleaning fees, have terrible occupancy rates and take off the top. This is much more profitable for me.
