    I purchased a land in a venture city overskirt which comes under Gram panchayat, they offered me EMI option to pay the amount. it's been 2 years i have completely paid the amount. but venture person keeping stating that Gram panchayat land Registration is on hold from the government.     Absolutely correct, when you are so sure as a consumer that there is such inability in state’s administration and high corruption, you should also have the knowledge of buying a house at the incline where water cannot stagnate.     Ok. But, You Reporters should also ask GOVT to do more... Nice rules, plan in Amaravathi capital. It help all AP people for future jobs. But govt should put good rules even outside pooling lands inside amaravathi ORR. EX: MINIMUM 50 feet roads in all plotting private ventures to reduce density. Also why capital area growth has to wait till govf complete pooling area development?? Now today itself let us focus non pooling areas development like Start 1 or 2 NEW medical colleges works near PEDA PARIMI, Tadikonda, kaza etc. area. Why can't an IIT like started outside pooling? Why kia like big ap companies can't build high rise head offices near capital. Why govt can't build 100 plug play BIG IT, Finance towers and give for IT companies in discount leased prices. Have good plan for upcoming Amaravathi railway station as world best, beautiful station with zero traffic near station by even after 100 years. Etc...

    Isnapur Patancheru stretch: Near Isnapur the prices are around 25k to 35k, based on the distance from highway... here the development is upto Sangareddy... The prices in sangareddy is 25 to 35k... as sangareddy has its own development... There areas are 30 to 45kms from Financial districts.... but u have to check the patancheru industries with pollution while purchasing....

    Central government is giving more money to hyderabad RRR alone compared to entire Amaravati development.. how can we say that central is not supporting hyderabad? Central is expanding all national highways connecting to Hyderabad.. banglore highway 12 lanes etc.. it is indirect funding to Hyderabad.. Hyderabad is self sustaining city .. it will develop without having direct fund allocated like amaravati..

      Bro they dont understand it.... 15k is loan with world bank... It has to be paid back and central government didn't said how much they contribute.. If they contribute they would take the credit... Secondly TRS government did auctions a year back... and generated around 10k thousand rupees.. We still have huge land banks.. We can get loan and sell lands and development cannot stop in hyderabad...

    Peddagolconda and Nagaram Stretch until mansanpally cross roads prices: U can get DTCP layouts from 12k to 18k, low maintainance... 20k to 25k HMDA good layouts... these areas are 30 to 35kms from financial district and the travel time is just 30 minutes as u have to travel on ORR with no traffic jams.... My Home has three to four thousand acres land here for building their dream project. And this area is 8 kms from Tukkuguda which is mentioned above

    On Hyderabed Vijayawada highway near hayathnagar prices: U will get plots between houses, within 1 to 2kms from hayathnagar near by vijayawada highway.... for prices 50k to 60k... these areas are 8 kms inside ORR.... we have huge residential areas here with peaceful colonies... it is before 12kms from ramoji film city...

    Shankarpally and Mokila Stretch prices: Everyone who follows real estate knows the prices here in golden triangle. Aparna medows(mokila), a grand venture with a community and brand is quoting around 75k... otherwise the prices in other layouts around the mokila is 40 to 50k.. shankarpally which is around 4kms from mokila u can get the plots around 25k to 45k prices.... Shankarpally is 20kms from the Neopolis and financial district with 30 lakhs direct and indirect employees already working.... mokila is 16kms away from the financial districts... no need to explain this because the are hot cakes and will further grow....

    Now few price comparisions in residential areas not commericial, kindly check in google map if u have doubt: Tukkuguda average price: 30 to 50k price Developments near Tukkuguda: Indias best Airport within 5 kms, World trade center building, foxconn within 8 kms with 50k employment, Two electronic SEZs in hundreds of acres, one in tukkuguda, another in maheshwaram(15kms from tukkuguda)... already 50k employees working right now..... another industrial sez nearby 5 kms mankhal area.... TCS adibatla 10kms with 20k employees already working.... Raviryala SEZ with 20k employment where AGA khan school is there... RCI and DRDO defence companies in just 4 kms.... International Hotels and new constructions coming in Airport itself.... Just beside ORR with an exit.... After going outside from tukkuguda towards there also development is there... with villas like MAK, Kavuri and many other residential projects.. these are after tukkuguda and away from city.... And the proposed future city by revanth reddy garu in the pharma city lands.. is 20kms away from tukkuguda... with all these developments... u can check in google maps... the land prices around tukkuguda is 30k to 50k based on the distance from the highway and ORR... But if u move towards pharma city from tukkuguda one can get lands from 10k to 25k range based on the type of layout and its distance from Srisailam highway...

And this area is 8 kms from Tukkuguda which is mentioned above Isnapur Patancheru stretch: Near Isnapur the prices are around 25k to 35k, based on the distance from highway... here the development is upto Sangareddy... The prices in sangareddy is 25 to 35k... as sangareddy has its own development... There areas are 30 to 45kms from Financial districts.... but u have to check the patancheru industries with pollution while purchasing.... Some other highways like Keesara and Shamirpet(Thumkunta)... u can get the plots with 20k to 40k within the ORR... as they are not so popular and away from employment... But the growth is still there... but its slow...

    Amaravathi Capital is capital so any investments now should be only 15 kms below range for residential and above 15 kms range uncertain and risk of exit. if it is HYD below 40 KMS for residential investments and above 40 kms is for long term investment . I feels this funda will give same returns.

      Dear u seems to not understand the stamina of hyderabad... As said many times Hyderabad IT industry has 30 lakhs direct and indirect employment.... So they already occuped the 25kms stretch... with huge residential hubs... So now the investment has to be 30 to 50kms above....

    In last one year who ever invested in amaravathi got more than 50% appreciation whereas Hyd who invested last year they are struggling to find a buyer… Hyd gone to -ve

      Amaravathi prices reached 40k before 2019... from 2019 to 2023... the prices come down to 15k... which is 125% negative downfall... edhi kuda cheppalsindi.... after new government again prices increased for 15k to 50 k with not a single MNC established, not a single new employment.... not even a MOU signed genuinely... there are many fake news like ORR IRR.. nothing is given funds and didn't started the work on ground... Hyderabad market on the other hand is stagnant.. In this situation if someone is in need of urgent money.. will sell it 1k to 2k less than the market price which is normal in any real estate market.... But eventually things will get better.. as the real estate market is down across India,.. Hyderabad is not an exception.... Hyderabad doesn't have negative trend as said by Srinivas garu.. he though of selling his plots for more price by diverting the investors to his lands.. As he build the REPUTATION that he thinks for investors money... But now the people know the reality.. So Amaravati is more like share market and time it can fall down....hahahaha... All these people who are supporting Amaravati, at last will do investment in Hyderabad only... just matter of time..

      From 2019 to 2023 the prices dropped from 40k to 15k per yard which is 125% negative... Wait again these prices fall with no buyers...
