    Guidelines for Gram Panchayat (GP) plot buyers
    ✅You can buy GP plots, nothing wrong in it, But you need to be cautious and follow few guidelines
    ➡️ you are buying GP plot means, you are buying plot without developments like power, drainage, water, BT roads etc
    ➡️GP plot with full LRS is less risky
    ➡️GP plots with Rs 1000 application need to be verified by town planning officials and they let you know how much development charges need to pay, it’s nothing but plot without LRS
    ➡️Check access road to plot from main road it should not be blocked, people may confuse you by showing road through other vacant plots, so be cautious, match roads with layout
    ➡️GP plot near boundary of the layout needed extra attention, I would say avoid it if you are fresh buyer
    ➡️You should have possession with compound wall or fencing before registration and if possible put name board with your contact nomber with permission of seller, wait for few days, you will come to know if any issues are there with neighbour or other issues in layout, you should measure plot with help of private Surveyour and match it with document
    ➡️You must check land use zone in master plan, if it’s in HMDA region, it must be in residential zone
    ➡️If it’s in DTCP, check with VRO of particular revenue village, make sure it’s not in protected zone
    ➡️Your plot must have 30ft road to get construction permission from town planning people. I would say avoid plots with access of below 30ft. If at all if you want to buy plot with 20ft road access, you need to give 5ft from your plot when you go for construction permission, your neighbour opposite to you will give other 5 ft for 30ft road access
    ➡️You must take legal opinion from advocate, remember advocate only will verify documents you handover to him. You must verify required original documents before registration. Without original document your property will lose 30 to 40% of market valuation

    This is invaluable info,.thank you so much for live example! Buyers should look for minimum 30.feet road in my opinion. If you want to build a home, the road should be wide enough for a lorry to come and deliver material! And also, a borewell digging machine must be able to pass through the road.

    Sir, I already purchased an open plot in an unapproved layout last year (Andhra Pradesh). Now, I wish to begin construction on it. However, the LRS (Layout Regularization Scheme) is currently not available for this area. Therefore, I would like to inquire if there are any other possibilities for construction on this plot.
