    Plot in kollur just 10 months back, 38k per yard... Kokapet to 10 kms... In between houses, with all permissions... Now don't laugh looking at amaravati capital area prices, with just grass... Hahaha.. funny real estate there😂😂😂

    It's right time to invest in AP capital now for long term investment. Only issue for me is lack of funds.. Other wise I would have invested as srinivas garu seems very reliable person.

      Sir don't get emotional... One advice given by sir is... don't be emotional while investing... think 360 degrees.... Analysis should not be topnotch but the ground reality... lets wait and see for some time if the ground reality is also topnotch.....

    Just for knowledge i saw this video... but as far as other new cities in india... we see huge buildings with no people living due to lack of infrastructure... in case there is infra aslo people.wont.likr staying from 20 to 30.km from old araes unless there is metro like facility.. but hype is natural whether hyderabad or amaravathi....

    Srinivas sir, just spoken things about amaravati, I am not completely satisfied, of the real developments, but as he said, Hyderabad is not going down... As they are doing a venture near ORR Hyderabad... Now it's upto someone's intelligence over just emotions, where to invest.... I put all the points, kindly go through all my comments, then u analyze and take decision and i tried to be as genuine as possible... I always favour investing in Hyderabad.... See u guys...     Some words are true but at the end 10k at 60km is not good idea. Highways are there for entire country. Without IT no place will get much appreciation.i am getting for RS 15k just for 10km distance

    FOMO లేదు అనుకుంటా శ్రీనివాస్ గారు. 2019 కి ముందు ఉన్న ప్రైసెస్ కంటే ఎక్కువ రీచ్ అయింది అనిపిస్తుంది, కానీ ఈ ప్రైస్ కూడా తక్కువ ఏమో అని నా ఒపీనియన్. ఇన్ఫ్లెషన్ ఒక కారణం, రెండోది ..లాండ్ ప్రైసెస్ కూడా పెరిగాయి. హైదరాబాద్ లో 2019 ఉన్న ప్రైసెస్ ఈ రోజు పోలిస్తే, అమరావతి 2019 కి ముందు ఉన్న ప్రైసెస్ కంటే ఎక్కువ ఉండాలి. FOMO ఉన్నా, ప్రభుత్వం వర్క్ కంటిన్యూ చేసేకొద్ది, రేట్లు పెరుగుతుంటాయి, టిడిపి ప్రభుత్వం, CRDA యాక్ట్ ని ఇంకొంచెం గట్టిగా తయారు చేస్తుంది అని అనిపిస్తుంది, ఫ్యూచర్ లో మళ్ళా ఏ సిఎం వచ్చి దీనిని చెడగొట్టకుండా ఉండటానికి.

      35000 at NEKKALLU near the west perimeter of the capital, which is 10km distant from the inner capital, which is the lowest available in the 33000 acres layout, seems a little pricey to me. 25000 to 27000 seems like a reasonable price around there.
      This is just my personal view, I have nothing against anyone.
      It should be noted that I was the one who recommended investing in Amaravati in 2021, this is the proof👇😊

      Shankarpally we can get around 25 to 45k, depending on the layout type and maintenance... Which is 15 to 20kms from the IT hub, where we have 10 to 30 lakh direct and indirect IT workforce.... And shankpally will grow as neopolis once completed in next 4 years will accommodate another 1 to 2 lakh ne IT employment... But the decision we should leave to the people as they are intelligent enough to understand this😂 last thing shankarpally is already like a big town... With multiplex to come

      @@RajeshKumar-gi9di Your comparison may not be correct for a couple of reasons. Hyderabad is a big city with potentiality to grow in all directions where as Amaravati capital city area is small and everyone (who want o buy) prefers to have a plot within capital city. Plus the Govt has obligation to develop this capital city as per master plan which gives higher potential growth than some 15 to 20 KM location from IT hub in long run. Your comparison is more like Hyderabad metro region and Amaravati metro region which in case your comparison is valid.

      @@hamara834 It is true Nekkallu is 10KM away from inner capital. But the Govt has an obligation to develop on par with inner capital. And a common buyer prefer to buy within capital city. The land within capital city is limited.

    People konchem alochinchi invest cheyandi Amaravati lo.. it is a bubble. Hyderabad lo only west side high prices untai due to IT. Other sides ring road inside kuda 30k per square yard dorike prices unnai. Amaravati lo asalu IT ne ledu ipude 30, 40k petti konte returns ela untai. For investment amaravati is not the best place. IT establishes avadam antha easy kaadu a city lo aina kuda.. example hyderabad adibatla and kandlakoya and pocharam.. IT companies constructed TCS, infosys buildings but people are not moving from west side. So amaravati lo IT raadu and uncertainty ekuva. Don’t go with emotions and bubble.

      Excellent sir... Such a realistic, thought provoking analysis... Exactly... We can get at 15k in non hmda layouts on Vijayawada Highway before ORR, Hyderabad is also not equally developed and no same rates in all directions... Telangana government were not able to pull IT companies to east Hyderabad after trying so much.... When we say prices are high in Hyderabad not all Hyderabad... But west and then south... Most areas fall between 10 to 30 kms from the financial district.... That's why... Remaining areas grow is there but normal...

The prices should be hyped accordingly not they way they want...because people of andhra are development centric people.... but comparing amaravati with hyderabad is not right... hyderabad with the regional ring road coming and the kind of employement projection it has... and the government land bank available...it will run... although unrealistic prices are there in hyderabad also... but it will be corrected in a year or two.... but most times the prices are realistic with future development in mind.....

    This is for intelligent people who don't fall in trap of boom, and be in reality and organic growth, which takes time.... As Srinivas garu himself, mentioned not to invest above 25k in the capital region.... but the prices seem to be more than 40k now.... Srinivas garu should suggest others areas now.... as he looks after the welfare of the customers, selflessly.
    Srinivas garu should not get convinced with the area and prices, for his intelligence. Because apart from government buildings and offices which are above to come... no huge private employment and MNCs yet.....

    Sir in your recent audios, u r creating an unrealistic hike about amaravati, is it because u guys starting a venture there.... to get more price for ur venture... Because as long as I followed you, when it comes to Hyderabad real estate u preach so many things like don't invest without employment projection, dont invest if not near houses, mainly don't invest because of emotions and focused more on long term investment....(What If jagan comes back after 5 years) And so many things... But when it comes to ur state Andhra, u r just going by emotions and no reality.... CBN garu will definitely focus on amaravati which might give it more development(no doubt)... But how can Hyderabad with 30 lakh direct and indirect employment in the IT sector will lose with amaravati with no single IT company... Hyderabad has numerous central and defence companies, Pharma hub worldwide, aviation, manufacturing what not... With 1.5 crore population, 5 th populous city in India... suddenly it gets down because of a small less than 10 lakh population city in Andhra... What is the employment projection near amaravati (amaravati will surely have its own growth), now don't say CBN will change, he has done 5 years rule in the past without much effect on the employment.... Now he has a long list of welfare schemes to be fulfilled... Where will he get money from... To develop huge infrastructure.... BJP just gave 2 ministries, not so effective portfolios for them, even Telangana got 2 central ministries.... Assuming if amaravati gets some 2 to 5 thousand crores of money as an Aid, how can it set the pace as it needs some 7 lakh crores of money estimated by the tdp government in 2014, sir we all admired ur intelligence and experience in real estate in guiding us... But suddenly we see u getting emotional and not guiding the way u did in Hyderabad, to the future investors.... Hyderabad is adding 10 lakh population every 3 to 5 years... Which is more than the Vijayawada population, some of Andhra friends are saying that only Krishna and guntur district people are interested in the amaravati capital, same is not the case with rayalaseema and uttarandhra brothers... Kindly clarify this, as we are unaware, Hyderabad is the destination of people from whole India, with cosmopolitan culture in its blood, recently saw so many riots happening before elections , during elections and after elections... now also.... sir will companies invest with such issues and fights between people.... sir these are my doubts ... As always believed that u r real-estate guru.... At last amaravati should grow at its level and Hyderabad should rock... All the best Telugu brothers ❤

Otherwise people will lose their money... Hyderabad is 10 to 20% unrealistic prices... But just heard that amaravati has increased prices by 3 times, to get profits on this will need 10 years... Just my observation as some Andhra friends told me...

    Do not invest in amarvathi now .due to FOMO prices have increased without any development been started .Funds are lacking .All money will be used for clearing jagan debt and welfare schemes. Development will be very less ..

    Dear Friends, Bindly dont trust Srinivas Cherukuri from HAMARA channel, he's the one created this video.
    1.At present he's against to the Hyderabad real estate market, he bought lands near to the Amaravathi and selling now.
    2.He's circulating false news for the past 1 year that, Hyd market will be very slow for next 3 to 4 years.
    3.Meanwhile he bought lands in Amaravathi and making profit there.
    4.Most of the subscribers to his channel are new to real estate, so whatever Srinivas says they follows.
    5.If any one comments against to him or to his channel, then he'll provoke his subsribers to respond to that comment. So that in future no one will comment him in a negitive way.
    6.If you invest in Hyd, you may have to wait for 3 or 5 or 10 years based on the location. If it is Amaravathi you've to wait 10 to 20 years.
    7.Lot of companies are planning to invest in Hyd, without any hesitation we can buy lands till RRR road.
    8.For his selfishness, he's mis-guiding the investors.
    9.Those who want to buy, enquire with multiple people / parties then invest.

      Where did he say don’t invest in Hyderabad he always encourage to buy in safe locations of Hyderabad.
      If you are seller then there is no meaning to comment you, because all sellers want to sell and get money from innocents.
      Lot many projects sold in my college days and lot many struck with those.
      Believe me one of the commanding officer was giving very reasonable rate in one of the such projects but didn’t dare to consider it. This is what he is educating.
      I’m one of the followers of Hamara but he didn’t even message me personally to invest in Amarvati although he has my details.
      How many such sellers are doing in this era?

      1) Srinivas garu is against Hyderabad Market
      Every one knows that Hyderabad Market is been slow down from past 8-10months you can get the records from Registration office or a realtor that deals are coming less and registration are happening less compared to last one year back transactions
      2) Circulation false that 3-4years Hyderabad Market will be low ani
      Yes Srinivas garu has said Hyderabad Market will be slow (slow means in the past investors are very much eager to invest but from now they will watch and analyse and calculate the risks and they will invest) ani but only where there is no project of employment and no upcoming developments are going to happen and where there is no houses or housing
      he say inside ORR nothing will happen and nothing effects the Market
      And ORR surroundings nothing will happen to the market also
      And outside ORR where they housing projects or villa projects they will not be much effect
      Only far from ORR it will impact only where the prices are fluctuated or over hyped there only
      3)All investors are new to Real estate and they are following Srinivas garu and making investments
      No one in this era of real estate society are investing blindly without Knowing about anyone
      And please make sure that investors are not investing blindly
      They will travel atleast 1-2years and analyse and they will keenly absorb the moments and action and they only they concluded the decisions
      4) Misguiding
      Can you show me any location or a deal which he is Misguiding the investor

    Please don't compare Amaravathi with Hyderabad.... Hyderabad is top 50 cities in the world, Amaravati is not even Top 50 in Telugu states
    CBN is not a magician to make it world class city in 5 yeras... It's all Trash... Don't show emotions, while invest in Real estate...
    Ask any of ur other states friends, where is Amaravati, they will directly say it is in Maharashtra
