I watched this vid and tried your strat. So much better convos. I may have saved someone being screwed big time . Just wanted you to know you helped nit only myself but a family in need today. Great work.
Impressive hustle with the cold calls, Michael! For those watching, remember that timing is key in pre-foreclosure situations. Touch base early in the morning or later in the evening when people are more likely to be home and willing to chat.
This is my first couple of weeks looking into this process, this live call was the perfect introduction as to how the conversation should go. I’ve got a lot of studying to do!
Jitters are officially GONE! :) Making my FIRST pre-foreclosure call today!! This was so GREAT!! We are CONSULTANTS! :) P.S. Are there nationwide websites like Milsap & Singer? That's a cool bonus piece of knowledge for the Seller! :) Good stuff! Working Memphis and Denver markets!
This is great and so very helpful. I haven't made my first call because of my lack of confidence. I feel much better about making these calls now! Thank you!!!
You will not assume the loan, you’ll take property subject to and make payments on behalf of the seller. Assuming loan is different. However, the tone you talk with seller is very good and kind of soft spoken helps in the situation with some empathy needed. Thank you for the info.
Keep making more of this type of videos or have some of your guys make some videos as well. Thanks for the value!🙏🏽 Got some golden nuggets I can I add to my arsenal.
UA-cam algorithms are crazy- Tell me why I just came from door knocking at a house that’s about to go to auction in about 2 1/2 weeks. There was a sign that said “DO NOT KNOCK: On Conference Call” but luckily I wrote a letter placed in an envelope and left it under a chair on the front porch. Time is so imperative that I totally skipped calling and wanted to get directly in front of the owner ASAP. Best of luck brother!
My son is part of CG and learned of your training through CG. Your training was phenomenal! I work with my son in real estate and it has been a great source of income. But....helping people with pre-foreclosures has shifted my mindset to now having a passion for working in real estate. I, too, am a believer and love how you share that. You have ignited a fire in me to help people and I am so excited. One question I have is for Millsap & Singer, how do I find the address using the MS File #? Thank you for all you do for people. I just love it!
Also, interesting to hear your acquisitions process from the first connection who canceled and signed with you. Do you have boots on the ground acquisitions agents nationwide??
@@michaeldfranke 31:59 Hi Michael, are you national now? I like your video, and wants to get on the wholesale business . Thank you for your assistance .
Hey Micheal I recently came your page last night. I wasn’t able to find one, but I wanted to know did you have any videos regarding the process of signing this contract to a buyer? And would it be better to have buyers lined up before even pursuing someone within pre-closure
Thanks Michael. is it possible for you to teach us on : what system do you use? and how and where to hire a VA? and what do you use to filter the Do Not Call numbers?
Wait a minute. What do you mean once its sold at the court steps the house is gone. Doesn’t the seller have redemption rights after its sold at auction?
Michael, thank you so much for sharing this! This is priceless to actually see this done live! I've been looking for more education, so I can feel more confident. I have finally found it! Monkey see - monkey do! ))) One question, please mention a few key connections I need to nurture before I actually try to help homeowners. Will this be a foreclosure attorney, a title company, an investor friendly RE agent..? Maybe you could make a video on how to develop my network before diving in with the homeowners? Thanks a ton!
1 page purchase agreement, keeps it simple. It's definitely not the subto agreement . ❤❤. Would you be willing to share that., because I feel a simple agreement in these delicate situations would be very helpful. Peace and Blessimgs I just started watching you. I've helped in two preforeclosure here in AZ. We stopped one and the seller wanted to go the shortsale route. I was the buyer and it was approved at 150k in 2020. The gurus turned it down, and Zachary Kepes gave me the money to buy it. It was an awesome experience to help. I have a passion for this one because I lost our home in IL to preforeclosure in 2017, and walked away with nothing. I just discovered you, and am looking forward to learning more, from you. Peace and blessings... thank you
As someone starting off and the seller asks what company or group are you with what would you say then? Does it make you look like a shark looking for a deal if you tell them you’re a lowball cash buyer? Or how exactly would that play out?
Enjoyed watching this cold calling process. We can really see the reality of talking to these different sellers, hope everyone who want's to do cold calling may get all the important details and learned a lot in this video. Thank you Michael 😇
What percentage of pre foreclosure home owners actually want to keep the home , and is offering a personal loan a good idea to catch up on all of their past payments ??
you would think the phone companies would atleast scrub the obvious dead numbers off thier platforms. but they still allow these dead / bad disconnected numbers after 5-10 years to be circulated and recycled. in this day and age
What would you say to that Realtor if they would have answered? What options would you have given them to collaborate with you? Also, any chance you would share your bankruptcy contact and Rick’s number, 😬 pretty please 🙏🏼😉 As always, thank you for the content!
You have a good pitch but i would not be promising these people cash before even knowing the numbers or the price point the seller wants. We take homes subto with ZERO cash to seller. This way you dont get their hopes up and then have them cancel the sale because you are not performing
Michael, I use TPS as well. It's hit or miss... my question is when you text a new lead for the first time do you text the same intro you use over the phone...?

What everyone should pay the most attention to is the tone he talks in. That’s the key
Tonality is definitely important. Appreciate you watching 💪

Timing is important...but don't let perfect timing stop you from taking action
Your style and communication skills are what I’ve been looking for, very much my type of approach.

Great learning experience! Thanks you so much for sharing this!!!!
My pleasure!
Phenomenal breakdown and love how your priority is helping the people out of their situation!
Thanks for watching. I’m glad it was helpful.
Love how you keep your tone together and in a calm way
Have to keep a level head so you can hear what the seller is really needing
Wow that was gold! Thank you so much for teaching us all how to talk to sellers and do ethical business.

Great content MIchael. What source do you use to get the leads and all the foreclosure information? Thanks
All public data you can glean directly from the source at the county level
This is gold.
When starting out new in this business how did you build the relationships with the people who help you stop Foreclosures
I will have a community launching soon that goes over every aspect of that. I will try to make a UA-cam video soon over that though.

How would I approach a foreclosure attorney to work with my team?
Wondering this also!
We don’t have a foreclosure attorney on our team. Our title agent used to be one. He’s well versed on all of that and helps us get sales stopped.
