There is some confusion about what contracts people should be using for rent to rent. Some agents, mentors and youtubers get this wrong quite often so we made a video to clear everything up. This video will tell you the correct rent to rent contracts to use and the contracts you should never use for rent to rent.
Always have a professional look over your contracts before signing any deals. Also go check out Saj Husain's video on Rent to rent contracts he explains it very well.

Can you do a video about contracts between rent-to-renter and tenants.

Finally to the point,...I was told open a private ltd company , now see you can only put employees in also I then went to get buy to let from broker n they say NO to renting out by S.A., from Air b n b. I cancelled companies House, company..I like ur straight forward advise , And no mention of your course with click of investors selling course after hyping the room like a wrestling match. Lol, keep good videos going

Alright lads, been looking into rent to rent for a few days now and me a a friend have decided to go through with it, the end goal is to flip properties but due to unfortunate circumstances it’s been put on hold for the next year, so this looks like a good way to start getting out there and making a portfolio, I see you boys are from Bouremouth which is only down the road from me, I’m based in Southampton, would love to pick to your brains over a cup of coffee if your ever in the area, the more knowledge and guidance the better

If I take on a rent to rent property on a commercial lease, do I have to ask the landlord if his lender will allow rent as HMO OR SA or this doesn’t apply? If the lender doesn’t agree, then you say a management agreement, but for that I have to share a management fee to manage the property and if the property is vacant who pays for the void dates? My questions is can I use a management agreement with a landlord and take the property on a guaranteed monthly rent payable to the landlord then sublet it as rent to rent HMO or SA?
Could I please have copy of the 2 agreements, one management agreement and commercial let?
What about structural repairs and external repairs and internal like white goods replacement, beds , mattresses and minor lock and plumbing repairs? Who pays for this?

Also if the landlord currently doesn’t have a HMO license can I take the property and apply for HMO license in my name or has to be in the original landlords name?

Yea to be complaint as a letting agent is basically the same as being compliant as a deal sourcer.

Regarding property’s mortgage lender disallowing an R2R lease...does that mean you primarily look for properties paid outright by the landlord?
Concerning Your first 2 rent to HMO’s how were their contracts set up in terms of Landlords circumstances, mortgages/ no mortgages etc?
Do you ask agents and vendors what their circumstances are before viewing?

If the landlords lender does not want to allow it you can use a management agreement.
We went back and forth for ages with our first deals contracts as the landlords solicitor only want to use there’s but we had some amendments made.

If there’s a big repair bill who pays ?
Anyone doing rent to rent in Scotland? Anyone who manages another person's property in Scotland automatically classed as a letting agent in Scotland, which requires being on the letting agent register which needs qualifications. Now of course we can simply use a commercial lease agreement and manage the property ourselves, which gets round this problem. But are you saying that if a property has a mortgage, you can't use a commercial lease agreement? Or do some mortgage lenders allow the property to be used for rent to rent? How do you find out if the landlord's mortgage lender is ok with you doing rent to rent? I guess it's fine to do rent to rent if the landlord owns the property outright also?

I noticed you said an AST is not for short stays. If I were to be putting the property on say air bib for short stays. what would I use? Would I even need a contract with the people staying in the property?

I have heard from other podcasts cases where Rent2Renters have altered the management agreement with their solicitors and adding extra clauses to introduce the Guaranteed rent. i have also heard Management Agreements Contracts where they also add the agent as a third part who finds the deal. Have you heard those guys? What is your opinion? Thanks a lot for your great videos. :)
Hmmm I'm not sure but yea I have heard some horror stories where the contracts have absolutely butchered too so always best to speak to a legal person.
What kind of legal person should I be looking for? Do you have one guy that you always go back to? If so, how much do they charge - is it by the hour?

Guys do you ever get properties that haven't yet got HMO licences, and apply for licensing etc? Like standard 3/4 bed rental properties.
No we take on deals where the licence is in place.

Yes you always do if taking deposits. We use DPS.
So if u have the house has a mortgage u can’t use a commercial lease ?
In some cases you can but in most cases the lender will not allow this

In a HMO do tenants pay a share of the council tax? Same goes for water? Or do you factor this into the rent you advertised for the room?
We pay the bills mate it’s included in their rent

Do you pitch the deal to agents/landlords as a corportate let but then use a commercial lease agreement? Because I have seen videos where people pitch to agents as a corporate let service. Great vids btw.
Yes I know mate almost everyone on UA-cam doing it wrong also if n my first ever deals I was calling saying corporate let because I had no idea. But no I wouldn’t recommend that at all always best to tell the truth

If there are break clauses either party can exercise them depending on when they are of there are any
