    Hey guys! I'm Alexandra Gater and I show you how to do rental-friendly upgrades and DIY projects on a budget. New videos every Saturday! Today I'm making over a tiny studio apartment but the catch is that I can't paint or put any holes in the walls! I know this is the reality for so many renters, so I hope this gives you ideas for new ways to decorate your tiny space. I'm using peel-and-stick wallpaper to create a separate work nook in this open space, creating a faux painted arch headboard and using hanging plants to divide the space.

    I'm a landlord and I would never tell a tenant that they couldn't put holes or paint. Unbelievable! To allow developers to build such tiny spaces and then to allow landlords this kind of power is just absurd. The AG team did an admirable job working around these issues to make it a comfy space.

      Our last landlord (/landlady) showed us which paint had been used so we could paint it back before handing over the keys. She also left enough for touch ups, “for scuffs and filled holes”. I completely get needing to return it as you found it (or losing your deposit), but a few screws are totally reversible!

      Absolutely agree! I moved into my new place just over a year ago, and the first thing the building manager told me was to feel free to do whatever I wanted with the walls etc. Even gave me the contact phone number for a man who could come in and hang my TV on the wall for me. Said I could put up backsplash in the kitchen etc. Plus, I'm a voice actor, so I asked if it was okay to set up a vocal recording booth in my walk-in closet and he said, most certainly; so I was free to treat the walls with acoustic paneling etc., no problem at all. And for the rates I'm paying for this place, I fee like I'm getting my money's worth because I was able to personalize my space for my needs. Greedy landlords who take your rent, and th en have the gall to tell you you can't put nails in the wall, are just freaking lazy, and don't want to have to plaster and paint over everything when a tenant moves out.

      I'm a property manager. No, we do not allow people to do whatever they want. Do you know how hard it is to go over red or black paint? I do! I just did a walk out where a tenant thought it was OK to put garage epoxy on the patio. Yup! Black with glitter! Yeah. That fix plus all the others (red garage door to back yard) will take more than the deposit. If a tenant want to change color, they need to ask and get a color approved and it has to be done by a pro (no peeling, drips or "coloring outside the lines". Letting tenants have free reign, that's crazy talk!!!!

      ​@@ACS402010 What a bad attitude! You don't own the place! Why should the landlord have to spend a lot of time and money undoing your "updates"? Now, if Alexandra Gater wanted to do updates, that's different. Joe-off-the-street? I think not.

      I agree. I allow reasonable changes and expect my tenants to get permission. I think not allowing any changes is unreasonable though.@@kimmieb2u

    Finally someone with a common rental agreement. I can't do holes or paint either and watching all these "renter friendly" things that involve like... Painting cabinets... Is pretty frustrating

      Even more frustrating is that very often, painting and improvements would increase the value of the apartment and the landlord would jack the rent way up for the next tenant.

    The only thing that I would recommend is that I change the white under bed storage boxes to black. That way they disappear more into the floor boards and under the bed.

      gabrielle nichole - Yes! Nice, modern box-corner bed skirt would be best (they have them where they just velcro to the bed frame sides) … cover everything you want to put under the bed, and still enable just peeking under to find the game she’s actually looking for!

      I don't live anywhere near an Ikea, but i understand they have budget friendly furnishings. I've never seen anything other than white, though, is that correct? It would explain why it was used instead of black.

    Pay a fortune in rent, can't hang a picture on the wall. Thank goodness for Command hooks and velcro! This little white box looks just amazing. Adorable!! Lovely job.:)

    This looks really good! Hope Xico feels better soon. I will say I highly recommend against a dining chair as an office chair for people with back or joint issues though. It looks nicer, but if you sit in it for any stretch of time, then it starts to become really painful.

      She could get one of those stand-up computer desks that you put on top of the desk; that way she could alternate sitting and standing. They are pretty pricey, though.

      @@jemma50 love a standing desk! They definitely are pricey though. I have seen ones that manually rise and lower that aren’t AS bad

      Quick tip: I use an ergonomic back seat that I attach to my dining chair whenever I use it for work purposes (I used to use it at my office chair too, but WFH now). Seems to do the trick :)

      Agree, swap out the duning chair for supportive/stylish office chair. Is worth the money. The entire condo has been upgraded. Keep it up Team AG !

    As the renter is tall you could raise the height of the bed and sofa so there would be more storage space underneath. Definitely swap out the dining chair for a good adjustable height office chair as well, otherwise her bad back will get much worse. In the UK a dining chair would not meet the health and safety at work standards for working from home. As she is tall she may also need to adjust the height of her desk and monitor for optimum comfort. The room does look good, just not totally adjusted for the height of the user.

      Moving the bed higher up off the floor would give room for more storage, like winter clothing during the wormer months and vice-versa. Could do the same with the sofa. I have wooden bed lifts for my sofa and the taller plastic ones I used for my bed in the dorm during college. They lift it up high enough to put plastic tubs under and I have a King size quilt that covers it. And yes, she must have a better desk chair!!! And last, but not least, it is nice getting to see your work crew. Thank you.

      I really preferred Olivia's first office space funiture as well and was sort of expecting a super tall platform bed with underneath desk/storage & even a built ins

    i was really hoping you were going to add feet to the television console. it makes the room feel so heavy sitting on the floor like that!

      This!! The rest of the room came together beautifully, but felt like that was a big missed opportunity! Not only would it have “lightened up” the room, it would have created more storage space underneath, using baskets or similar. I loved the swing lamp and poof:side table combo. Still a lovely makeover! 🤗

      I thought the TV looked quite low and was also going to suggest feet, but in another view the TV height looked spot on for the couch. Hard to say, but if they feel they need to look down to view, then for sure get some feet on there!

      Yes i also would have switched out the tv console for something taller. Seems like lots of vertical storage was wasted in the space.

    I'm glad to finally see an apartment makeover where the apartment has similar rules to what I encounter in my hometown. Around here the no paint and no holes rules are common. Those with non-carpet floors often have rug rules too where a rug is required under all large furniture.

It's effortless to plaster a few holes. I'm sick of Toronto's domineering, nit-picking Karens... All I can say is their a bunch of *lazy* , *greedy* *SOBs* .

    As someone who works from home (since 2017) AAAAND had used a dinning chair as an office chair, that won't work, in no time she will feel back pain. I know most office chairs are ugly but in order to make her enjoy her work she needs a different kind of chair, and there are some that are actually cute, please don't oversee that kind of details, they're very important.

      Yes! That was the only thing about this makeover that I didn’t like. If she is already experiencing back pain, the challenge would be finding a cute office chair, instead of prioritizing looks only. Imagine sitting in a dining room chair for 8 straight hours

      Yup thought the same. Dining chair is pretty but not using a top of the line office chair is going to cause joint, back, and shoulder problems. Headaches as well.

      Came here to say this exact thing. I used a crappy dining chair and table at the start of lockdown (I moved 6 weeks before my country went into lockdown and didn't even own a desk... homeworking wasn't in my plans!)and after 2 weeks my back was in agony. When it comes to permanent workspaces, functionality has to be key. You can always add a cute cushion when the chair is not in use or hang a blanket or something to make an office chair look less intrusive.
      Otherwise, I think this is a great makeover and feels super cozy. That floor lamp is beautiful!

    Good work.This makeover to me seems more do- able as when u rent u cant really make holes or paint the walls.It turned out so beautiful, the bed looks so cozy.

    This looks great! I have two suggestions: 1. Place every thing under the bed into black storage boxes(or just paint or cover existing boxes in black paper/fabric) and 2. Paint a 1x2 piece of wood the same color as the wall. Stick it to the wall next to/behind the bed and buy a clip-on reading light to clip onto it. That was an excellent transformation!!

    As someone who works alot on a computer, I would never ever ever ever change the desk chair with a dining chair. It is not healthy! You should never do that. Sitting for 6 to 8 hours a day needs a soecial chair for that. You always replace comfortable with look, why?

      Was about to comment this myself! She even mentioned that she works from home and her old set up made her back hurt, why would you totally disregard that?? Good design isn't just about looks, things need to be functional too. I'm sure there are plenty of ergonomic chairs out there that look decent, or you could at least dress one up with a throw blanket and cushions.

      Standing desks are great for fit people for short amounts of time.
      Standing still for long periods of time is bad for your feet, knees, circulation, and your back.
      I have had to stand, at times, when back pain made it difficult to sit down, although I couldn't do it all day. Obviously, I have a back issue, so these ideas aren't for me. But, even when you're fit, you need to consider maintaining your joint and circulation health.

    I really enjoy how different the colors in the bed nook were from the living area. It really helped it feel separate but it still all flowed together. Also that floor lamp is gorgeous

    Regarding buying comforters for beds. I’ve learn the hard way, that it’s best to buy the next size up from the mattress size. This allows the comforter to drape more over the sides and at the bottom, and can semi act as a bed skirt around the bed. Plus, doing so allows you to stay warmer in bed, as compared to if you bought the comforter to match the size of the mattress. People forget that when you’re in bed, that raises the comforter up, and doing so, it causes a breeze of air to come in from under the comforter edges -onto you, AND, the comforter pulls up Even More if you have two people in the bed. So, it is always best to buy comforters 1-size bigger than the mattress.

    This is probably my favourite makeover of yours, you did a beautiful job. I do wonder why you never put a non slip mat under the rugs you use in your makeovers? I noticed the little rug was all scrunched up when you were both standing by the door in the reveal. I buy mine from Ikea and just cut them to size and they really do ensure the rug stays put.

    Alexandra, you and your team and friends are incredibly optimistic and motivated. I feel there is nothing under the sun you couldn't do to improve a tiny space. I'm looking at my study now, a place we've had for 30 years that has undergone many transitions as we went from working from home to working together to finally having my own room. This has always shown how well I can ignore the clutter. Now, having watched several of your videos, I think maybe, just maybe, I can keep my stuff and also have an excellent working space. Before this, I practiced the three-thing rule, which is to put away three things instead of one.

    Great makeover, for sure! So glad you changed the bedspread, both for the size (to cover up the underbed storage) and the colour - so much cozier. What I would do differently is switch the position of the full-length mirror with that little storage piece. That way, the 'nightstand' is closer to the head of the bed and the mirror isn't in her face when she gets up in the morning. Trust me, looking at myself first thing in the morning right out of bed would not be my choice. LOL Also a mirror that close to your head can disrupt your sleep. Otherwise, it's all delightful! :) ♥

    As someone who has worked from home since March 2020, I find that I am VERY comfortable on a firm dining chair. It’s the right height, and it’s supportive. So I applaud the dining chair at the desk. Though, mine has a cushioned seat.

      Yes, that's one of the big takeaways for me on this makeover. Also, although I prefer real plants and natural materials, the plastic plants would weigh less than real plants in soil. That's a practical consideration when you can't put holes in the walls or ceiling.

    Not sure if there actually was space to do so but I kept thinking a very narrow sofa table with drawers at the end of the bed would offer separation and additional storage. Kirkland’s has some great ones. Overall this makeover is a fantastic upgrade and adds great personality! This was a very challenging space to work with but I think y’all did a great job!

      Ultra-tiny black kitchen is viewable at 27:49 and 26:59, to the right of the wall of windows. No dedicated eating area, but she could use the desk--or the couch. Even with a dining table, that's where I always end up eating anyway. ; - )

    Without a doubt - WELL DONE!!!
    The location of the tall mirror by the bed gives a feeling of opening up the sleeping area, perhaps as if it's a window or another room altogether!
    The hanging plants and lamp at the foot of the bed give a marvelous "living" feeling of transition between rooms maintaing natural light throughout!!
    Explosion of color on bedspread is great!
    All in all, lovely!

    So thankful you swapped out that duvet cover. I hated the other. The color brought the whole room to life! That was my fav part of the whole make over was the terracotta duvet cover.

    Out of the park! I think my favorite thing was the last minute duvet cover switch-out, and getting it oversized to drape down was genius! The whole studio looks so stylish.

    Perfect makeover for a very small space. Love the space saving ideas and colorful decor without painting, plastering, drilling, screwing, and knocking down/blowing out any walls. Very innovativing. Really liked this one also!

    Love it! The renter had done so well with the layout, and this makes it even better. Surprised Alexandra didn't use the IKEA shoe cabinet near the bed, I think that could be great :)

    Another excellent job. I didn’t know about Command hooks to use on the ceiling. That’s going to allow me to hang a plant in my bathroom without putting a hole in the ceiling. Thanks. I enjoy your videos a great deal.

      Make sure that the command hook you select holds at least 40 lbs. The ceramic pot and dirt are heavy as well as the weight of the plant and increase weight when you water it. No it won't weigh 40 lbs but you can have some peace of mind not fretting about will it hold. Nor will you wake up to a loud thump and crash of your beautiful ceramic pot and the plant and dirt everywhere.

      It didn’t hold the weight of my plant and it ripped a chunk of ceiling off when I removed it.

      i wouldn't recommend it. if you're hanging plants, go the extra mile and get those screws in. you don't want the hook coming off and ripping off your ceiling, and/or your pot dropping and shattering on the floor or hitting someone in the head. it's more of a hazard than command hooks on walls just by virtue of being above you.

    As someone who has a lot of boardgames, I think I would've done a ladder shelf and desk combo against the wallpaper so she could put her boardgames out on display. Maybe that would've been more "clutter", but I think it would've added a bit more personality to the space and be functional as well! Loved everything else though, especially the standing lamp, the tapestry above the bed and bed styling!

      I have mine in an ottoman storage box, it doubles as a seat or foot rest.
      I like the ladder shelf idea though for towels. Ikea have a combination chair and ladder back too.

    On a different note, not being able to paint or put ANY holes in the wall is absolutely ridiculous. Why do landlords think renters, like, don't have souls? I'm sure she's paying an outrageous amount for this tiny space (if I know Toronto) so let her LIVE in it. Tenants hold so much power - we need to push back on this kind of stuff more.

    I love to see renter friendly shows like this. I'm moving into an apartment. I've always lived in houses . Not sure how to decorate. You give me so many great ideas. I like shabby chic French country but I can still use several of your ideas.Thanks for sharing your talent with us.

    the lounge and entry way are lovely here! i found the bed didn't work thou, her pillows she had before were so beautiful and more expensive looking than the final result. and the desk chair seems more for the reveal than for practical working from home comfort which was something she had in her brief. but overall some great problem solves in this space!

    This is a great small space makeover! One of your best, and with so many restrictions! Love the bed area - the color, the under the bed storage, the tapestry! All the touches that add so much to the space and yet define it! And what a view! A personal observation: I think it is so important (especially in a small space!) to keep clutter to a minimum, to be neat and, above all, to make the bed! It makes all the difference! Beautiful job Alexandra!

    Haha, James is hilarious! I love the peel and stick ideas especially in a small place. I can relate to this. I’ve lived in a few rentals and they had the same rule. No paint and no drilling holes. It was difficult because I wanted to make my space look pretty.

    I did wonder what on earth you would do with NO PAINT and NO HOLES allowed in the walls... (which I think is ABSURD!) I learned a few things today about sticky things that will come down. Even the wallpaper, I'm SO surprised by that! I absolutely LOVE watching your videos. You sure have the gift. That small space is now GORGEOUS!!

    This is probably the most well done makeovers of yours! Very well executed, and actually had practical solutions. Everything goes well with everything. Small changes that make such a big impact! (Quick tip: can use a small wide dresser as an ottoman at the foot of the bed for extra storage and as a space divider!)

    I really love how the bed area becomes a separate part of the room! Also, hack for no nails in walls policy... do it anyway. I have in every apartment and so have my neighbors. They charge money when you leave sometimes, but at least you can hang good framed art!

      @@cq8822 If it holds a heavy old painting with glass cover and frame, then sure. I don't know maybe command strips can carry more weight these days. years ago I worked in an art gallery and we used nails then shellac, and repainted.

    Nice change to a tiny space. I especially like the desk area. I think I would have gone for some sort of minimal screen to separate bed from living space. Not bulky open shelving, but just some sort of definite divider.

    OMG, this just shows how a designer eye can make such a big difference even to the smaller/simpliest spaces !
    One suggestion for those who always want to have things at a reachable distance from their bed (I could not live without a bedside table) and that are in the same configuration : looking for a headboard that doubles as a shelf ! Ikea has a great all-in-one built in bed frame called Brimnes (+ comes with super big drawers underneath).

    Love the bedding and wall hanging above, but wall decal seems lost? I personally don't like puddling of bedding look. Maybe bedskirt? But overall so cute! Hope Chico heals up well

      Bedskirts to me are outdated. Everyone has different preferences but the beds i see currently are platform and the mattresses of today don't require a boxspring. I also suffer from allergies so bedskirts collect dust and dustmites no thanks

      Raquel Lambropoulos - You’re obviously not aware that they make bedskirts now with quite a modern (box-cornered, clean lined) look. They velcro to the sides of the bed frame instead of having to lift a mattress, enabling quick cleaning with the rest of the bedding. As to any dust collection you’re concerned about … they don’t collect as much as a puddling comforter (which one actually sleeps with), and bedskirts have always come in different lengths to fit the drop from floor to mattress.
