- Dipankar Roy, an unhappy subcontractor who installed windows of Lodha New Cuffe Parade, Wadala, and World One, Mumbai, talks about his bitter experiences on the construction site. He talks about unethical practices such as methodically poaching their workmen and not paying their dues, leading to very high turnover of subcontractors and labourers.
He opines that Lodha works through several layers or curtains of intermediaries, which effectively means that the dirty work gets done at a lower level. Lodha's hands never get dirty because of this mechanism. This is a Standard Operating Procedure in every Lodha Group site, and in case of other builders also. This is the modus operandi, says Dipankar Roy.
If there was a credit score for builders, Lodha Group and its various construction sites would probably score very poorly.

This happens in every field unfortunately. Am in the garments business and most of the big brands bleed and exploit the small manufacturers and startups. Subcontracting is rampant.

service providers are also covered under MSME Act...but for that you have to be registered under MSME Act

Krish, I found a big similarity between Lodha and Reliance Business Model which is the most Unethical company in India. U can definitely find a lead....
I have heard similar story of lodha from our contractor where we have booked a new flat ...the said contactor has almost 2.5 crore unpaid dues from lodha

Sir finally you have taken up the issue of contractors , vendor, service providers which I had requested you in one of your videos . I myself is a vendor to many builders in Mumbai and i completely emphasize with dipanker ji for the the whole thing what he is going through. Let me tell you that this not only about lodha but most of the builders are expert exploiters and the funny part is there is no one to hear or do justice to us. This entire video is too short to cover the apathy towards the service providers. I again request you make a video with a group discussion with contractors, vendors and some of the ex staff if possible ( even they had delayed salaries, pink slips for no reason) . Thanks again
The whole big brand builder lobby is working as a nexus lobby and is establishing as a Scam in India. Poor contractors, Sub Contractors, labours & poor customers fell in trap of them & then they squeeze you out of misery!!

Retention monies is for performance of the Equipment after supply and commissioning. Usually paid immedtialy after getting a Commissioning certificate. I don't understand what performance the supplier could give for the Windows & louvers.
We have shamefully in greed lost our track and making monies or rather not paying money due to others.
If that be the case, let Lodha be paid ( by it's Customer) the last 20% after successfully clean handing over the Flat to it's Customer without any complaint. Isn't that fair ?
We Indians learn the negatives fast for making a quick buck. Sorry, if I hurt some sentiments. Take it as a tablespoon of Karela juice. The Crux is that we loose our track for making that extra buck and spend monies on that Bouncers and high end Cars. And shamefully we talk "English" on TV and Media.

So actually contractors and buyers finance the projects by bearing losses, possession delays, payment of arbitrarily price hikes etc. In lodha case, the hugely accumulated wealth of 30k Crore has blood stains and sweat of these contractors.
Two very honest men put in pain by these greedy and dishonest scoundrels. Lodha should be morally and ethically responsible for this system which has failed, I know legally this is just another loophole to blind fold justice

Sir Good video exposing this chain of subcontracting exploitation . Just a few suggestions , First the audio is not good it is very sharp and you dont feel like listening to the whole video at once you need a better mic , second Sir your videos are getting very long and very slow after a while it gets boring . These examples are remainding me the Harshad Mehta scam. Not only Lodha's, this kind of SOP is there with major big builders. Once of my Cousin as sub-contractor faced / facing similar situation with one of the TATA project in Hyderabad.

What should a person do, conduct BUISNESS or attend courts. The aggrieved party may not get work & money in future if he takes action, so get rinsed, ultimately the service provider will adapt the policy of THUK LAGA NEY KA KAAM KARO.!!!!!

I know lodha is no saint , but this guy is not directly associated with lodha.he is even not a sub contractor but a sub/sub contractor. I assume even if his payments r pending its with his contractor not with lodha & if his labour has been taken away tht too by his contractor not by builder... why do a unnecessary hit job
