Unfortunately all the sales offices of the Builder start with token money form rather than EoI. They then arm twist of not refunding you the money deposited under the guise of this cheque....we all at Sheth Avante -Kanjumarg west got into a fix due to this modus operandi. 5 years + and no construction at site. 30% of the money deposited

So you go to their office/site and hand over a cheque as an EOI. As there is obviously no EOI form, what then happens? The customer asks for their cheque back OR they accept a verbal agreement only? Or are they unwittingly made to sign an allocation form thinking it's an EOI form? Then once they attend the so-called "launch" they're told their cheque is non-refundable because they signed the wrong form and that they actually gave a token amount instead of an EOI?
When a customer asks for better transparency or better clarity or questions builders' ways, the builder's favourite rebuttal is "sir, ham 1 customer ke liye to itna sab nai kar sakte". Make sure that '1' becomes many. Only then the builders will fall in line.

Why does the law allow clearly what is a malpractice? Seems most of the developers are following this practice. The country needs sterner application of the law!

The builders never come in picture .The sales team is like parrots taught to narrate everything taught to them .Even after so many scams still there is no clarity on what should a buyer check before booking and how can he check if the builder is going to do work
Builders are functioning like corporates. "Sir, main sales hai hun aap legal se baat karo" "Sir, main legal se hun aap admin se baat karo" "Sir, main to admin se hun. aap maintenance wale se baat karo" Etc etc
I have got my 5 lac rupees stuck with Godrej properties. Have been following up with customer-care for the refund after loosing interest in the property, but no luck. Is there a legal way to get this sorted? I had sent email to cancel the booking within 8 days after signing the application form and paying them the money.
They don't know the process themselves. One guy is saying there is nothing called the EOI form, the others say they will revert with the same after checking with their seniors. What a system!!!
These guys are like mercenaries for the builder just like gaonswami, chaudhri, rajat sharma, times now, etc are for modi. And in hindi mercenaries are nothing more than gundas in hindi.

Why is it so hard for the builders to send the EOI form to be studied by the potential customer? What is that the builder is hiding? Why the builder is having a problem with being transparent ? The sales folks are hell bent on only one thing - getting you to walk into their site/sales office. Well, they know, once you walk into their sales office, you know what is going to happen - they are going to pound on you into swiping the token money - trapped ! - GREAT SUCCESS ! for the builder. Shame on builders. The. Govt and regulatory body should come out with more transparency laws in real estate. Until there is a 100% transparency in real estate property transactions in our country, we cannot claim, our country is developing, unfortunately !
Did they give up after this? I am astounded by the degree of reluctance to send this simple form. In any other business dealing, I would expect the other party to be very transparent even with the final paperwork and any hesitation would be a red flag. If they are going to such lengths not send the EOI form. This shows intent to cheat.
