    Thanks for posting this. I’m starting to think about buying some land to put a 3 or 4 RV sites with hookups on. It wouldn’t really be a campground since it will be so small. My vision for it is to space out the few sites so they are private and isolated so that they feel more like camping in the woods. I mostly want it for me to use, but if I’m doing it I might as well put a few extra spots to post on hipcamp. 😎

    I like the tip on not having too many long term spots so it doesnt loose the magic. I would have over looked that for the steady income but honestly the point of me starting a campground is that experience and wanting to share it while making a small profit for taking care of it. Thanks!

    I think adding a store in the empty office building would be profitable as well, esp with the long term stay residents.

    Being a full time traveling RVer, I agree camping will continue to grow. The world has gone remote and all those traveling remote workers need a place to park their RV. We move every 7 to 14 days traveling and know what the campground market is like, cant wait to see more about the campground investment. Larry

    Thanks for the information. Put some air-hocky, pool table, few arcade games, etc. in there. Put install a big fireplace for the winter.

      With this campground next to the Mississippi, it’s extra nice to camp in the fall when the mosquitos aren’t so terrible 😬

    I think it would be cool to own a closed down campground just for the land, space, house and buildings. Have it all for myself.

    Do you own your own water system? And if you do, are you able to regulate each trailer's water pressure?

      We are on city water. Unfortunately we have no way to regulate water pressure besides having campers use their own pressure regulators. We warn the campers ahead of time that we have very high PSI and they should bring a regulator.

    Do you think if a family co-owned a campground 10-20 acres, that they could support themselves without having to work other jobs?

      That’s such a great question I would love to look into that. Also, I live in Houston Texas just north of Houston.

      Yes. I’d say if your campground is 100 sites or greater, you could support two families off of it. Of course there are a ton of factors, but the income we make on this small one would be enough to support two families if we expanded to the size you’re talking about.

    can you help me in what i need to do to buy an existing RV park? i have talked to different banks and they literally have no clue because they haven't done them very much.

      Look up USDA loans. They offer some good options for financing a campground or RV park.

    Dude i love the fact that you bought a campground. I’m very interested in real estate as business but my dream is to own a campground. Do you mind me asking how you found it ?

      It’s a fun asset to own! I find almost all of my properties through calling directly to the owner. Campground phone numbers are almost always listed on google so just start calling and asking if they have interest in selling.

      I found mine in the local paper. Had been looking for mountain acreage for 20 years… In a previous life, it was a trout fishing camp, but bought from a private seller.

    This would be so much fun for me to work at I love everything about camping and I’m a huge people person. I love children and seniors everyone love to make people happy :). I work for Ministry of transportation. Not exactly known for their friendliness lol. Why I have my own line, people wait to see only me lol. Who wants to stand in line just to pay taxes and be treated rudely. Not me. Nor do most people :). Doesn’t make me the most popular staff member lol. But then again. They act so miserable all the time I wouldn’t know if they did like me lol Kidding Lol

    It looks like you are in a great area where you can buy cheap and make a good profit.
    Sadly where I live. You can’t even get a run down house for under $450,000 No way can you buy one for $14000 maybe a car left on the property lol or a shed lol. But I’m pretty sure you would do well even in this Financial environment. 😊

    What are your biggest expenses per year and how much do they amount to? Trying to open a campground myself. Thanks!

      Biggest expenses are utilities. Our campground is master metered meaning we only have one electric meter and one gas meter for the entire property. All of our expenses equal around 50-60% of the income.

      This last winter we kept 20-25 lots open for long term campers out of our total 50 some lots.
