@Da Lama There have to be a signed agreement to start with! I own 5'acres in CA with owner financing, a downpayment and monthly! As soon as it's paid off, the owner signed the name transfer and recorded the new owner in the county it belongs!

Those arid properties in California, AZ, and Colorado are worthless if you don’t have mineral rights. I only saw one that had mineral rights. Also, it would be helpful if people know the actual walk out the door price which includes taxes and the other BS fees. Also, the properties in Florida look nice but we need to know what are the restrictions on what we can do on the properties? I mean government restrictions.

Multiple properties x variable restrictions is a massive task. Only you know where you want to live.
Florida has high property taxes gas on average is 20¢ more than neighboring states, no fault car insurance and home mortgage has to buy flood insurance even if the house is on pilings.
You only need flood insurance if you are in a flood zone....I live here and 11 homes in this neighborhood aren't required to have it.
Ian still needed to come up 11 more get to get into my house... Yes I took a direct hit.

I had 40 acres in Seligman, Arizona that was dirt cheap $19, 500 but finally sold it to a realtor as I realized life had changed and I was not going to build the partially underground house I wanted. All these prices sounds good but most are in the middle of nowhere where there is no job opportunity so you have to have your own income or retiring.
Yes, it is not Times Square, for this prices.

Yes and they always put it on the land sales contract where if you miss one payment it goes right back to them and you lose all of your money
Every document is different, however, you will not find that If you miss one payment, you lose the property, Thank is not true. There is a period time, called a cure period, in which, if you fail to make the payment, you will lose the property. The same logic applies to your car payments, mortgages on properties, and for that matter any secured loan. Unable to make a payment? Communication is always your friend to everybody including Banks.
Great info...but if buying make sure it's not in the middle of no where and make sure you have a right of way...find out what zone ... agriculture.. commercial etc...and if septic or a well are already there......and a quote on price of tax...especially in florida
I would advice you looking at these properties in NM and AZ closely. To get a well out there is extremely expensive. I was quoted 20.000. Plus the land looks dry but when the monsoons come in the soil becomes pure mud that even a 4x4 can't handle. Ask the locals they will tell you what the land is like during rainy season. I will tell you just by looking at these photos it will be a nightmare getting in and out. Plus you will not find employment easy if at all

If you are qualified to drive an 18 wheeler, you can a job anywhere. I live in SE AZ in an area where the County won't maintain our roads. so, we do it ourselves.
When it's monsoon season, the mud is slicker than snot on a doorknob.
One issue with buying property adjacent to BLM land is that ANYBODY, can camp on it for up to 14 days at a time. So if someone sketchy decides to camp right next to your property, there's absolutely nothing you can do about it.

Also should always ask if has lines for utilities. If not find out what the cost will be to have them installed. Some places will cost a fortune, especially if nearest utilities are far from the property.
I wish the video was time stamped by state This way we won't have to sit through every state that there's no way that we would want to live in. Just a little tip to make the video a little bit better and get more people to want to come over and watch everyday. Be very careful in Florida. Especially Charlotte County is bad. The county and state is very strict on protecting the gopher tortoise. It cost about 6000 to relocate if one is on the property. You have to pay for an inspection first. They are everywhere. Use due diligence.

I think getting the monthly or yearly property tax and any other fees or taxes in the info would be very helpful if someone wants to know what the total cost would be, and if it were monthly or yearly taxes collected….Also, if there are any building restrictions or minimum building value to be allowed?….

Have you seen where Mohave, AZ is. There is NOTHING out there as any retail stores. I was just in Wilcox which is close to Cochise.. Very little out there. You talk about these properties like they're great deals, but would you live on any of them..? Most of them are miles from nowhere. I went to the website.. put in Oregon, land for sale, undeveloped.. What a waste of time. 10 or more properties showed up, but NOT one of them in Oregon.. For anyone reading this.. ZONING IS VERY IMPORTANT.
I woukd have drive to property 1st before buy; some places may not be exactly as picture shows; you couldnt druve to or build on.
Check for land locked properties. No road you can't get on it without crossing someone's property and that's not going to happen

Hernando county is very nice I just sold a .6 acre property in Hernando County FL. for almost 600K.... It has a bunch of luxury block buildings on it though.

Land taxes can be expensive as well not only how much land cost and what your permitted to do on that land as well

Something else to consider is Florida gives veterans a first time home owner discount on property tax $75k. If 100% disabled vet you are 100% exempt from property tax. I had a 4 bedroom jhome in Seminole Florida on 1 acre lot and property tax was $6500 a month. With my veterans exemption i only paid some local taxes and my tax bill was $377 a year. Also Florida, Texas and Nevada mhave no state income tax.

$6500/mo property tax for 1 acre in Seminole County? I reside in Volusia County next door and call BS! Seminole County has an annual property tax rate of about 0.77% with the state avg of approx. 0.80%. You wouldn't even pay $6500/YEAR unless your property was appraised around $850,000.

Do most pieces of land in Mohave, AZ include the option to plant a garden, have some chickens, rabbits and hens, put a tiny house and live off the grid? I love joshua trees, but at the same time, I would need to be in an area that is less sandy and good enough to plant stuff. Is it easy to get someone to dig a well? What would you suggest in my case? How complicated would it be for a Canadian to buy land in the U.S.? I would probably use part of my acre to offer campsites to visitors.

Land value is mainly influenced by supply and demand. If you think our population is growing and wanting to move to the location, then it may be that increased demand will drive up values.

About the only way to buy land is with cash or owner financing. Banks so not like shelling out good cash for virgin land in their eyes it's a big risk.

Can you put a decent down payment on it and then you have to count on paying that property off, 90% of the times they fail to make all the payments and they lose everything so use caution
