I just now found your channel and subscribed. We are in the beginning stages (engineering) of building our campground in central Arkansas from the ground up. I love the content 👍
You mentioned ‘it’s also very stressful’ and ‘it’s not for everyone’.. what makes it so stressful? Is it simply the hope for more bookings? What kinds of problems have you found with this business? 🤙
Because it's a hospitality business it's an incredible amount customer service. Lots of last minute date changes, problems with directions, wifi issues, etc. It's also amazing how many people need assistance backing their rigs into their campsites!
Honestly being a camp owner isn't that stressful. You have all the set ups there.. get a manager to run it and you over see it. Offer free space . If you're a big enough buisness you can do camp workers. You're making it harder on yourself not utilizing these simple things. But over all you're doing pretty good! Beautiful camp grounds great videos.
@@bartycrouchjr.8831 no... I'm not sure where you came up with thst but I'd say do some homework. You can pay $12-$15 a hr with free electric and camp site. Theres lots of ways to do things you just have to think
@@bartycrouchjr.8831 Usually people get a camp spot as part of their pay. My friend lived on Orcas Island rent free and also worked a few hours at their general store for some money
This is defiantly coming from someone who has never ran a campground Lol. Insurance 25k, utilities 50k + a year…. Yeah a campground isn’t the same as a normal business
Amazing to follow and learn. With storage spaces have you tried to rent out trailers so people can move more stuff without having to rent at other places
thanks for the insights. After a year and a half, is it still the dream business for you or are there also disadvantages that you didn't think about before?
I live in IL and I'm so tired of giving my money into education pursuing my masters. My dream is to own my own campground. I love this type of camping. Would you be willing to explain where would I start? Did you create a business plan?
Why would you not do more monthly rentals to keep more stable income and do a small rate hike to make up the difference in $. Iv done a few deal now helping local Rv parks bringing them back from the edge of bankruptcy and most of the time its due to them not wanting to lose people.
We stay open year around. We don’t get any weekend campers through the winter but we will keep long term campers who might be in the area working as a traveling nurse or contractor. We just require that they put skirting around their RV and that they heat using LP gas and not just use our electric for heat.
I use to be active on Tiktok and Instagram but took a step back from social media recently. My @ on tiktok I think is kylegrimm_invests but believe I'm private on there now.
Hey Kyle I am just about to break ground on a lake front camp ground here in 4 months do you think you could possibly look at mine and give me feedback ?
Thank you.. we are thinking about buying one to do as a family business this helped a lot.

Would very much like to learn how you structure your owner financing deals. Thanks for the videos.
I will have to talk about it in a future video! Thanks for watching!

You need a park manager, living for free, taking care of and self performing park maintenance tasks. 50-60% towards expenses is excessive.
This is what I was thinking for our new park! Will save money and makes more sense ❤

Good info, thanks for sharing!
Have you had to deal with any seedy/criminal elements, particularly with the long term people?
Yes. We just ask them to leave. It’s impossible for us to thoroughly vet people before hand so we sometimes have to ask people to leave.
Join an MMA gym, make friends, turn evictions into a pizza party.
😂 or not good luck

Looking good, nice community area remodel! 👍🏼
Thank you 😃
Do you know what your average monthly rental percentage is for the year?
How small can a campground business be?
It really depends on location if you live in a city they might not allow it at all but you can really rent as little as one or two spaces
What the approximate expense on property taxes alone? Also how many acres is your park on?
Why would you not do more monthly rentals to keep more stable income and do a small rate hike to make up the difference in $. Iv done a few deal now helping local Rv parks bringing them back from the edge of bankruptcy and most of the time its due to them not wanting to lose people.
Where is your location? Looks like a nice camp ground!
Western IL
That’s a big campground you have. Congratulations, do you have electrical hook up for every RV spot?
Where is your campground located
How much is it a night and how much for Delivery and set camper up . And do you have campers gronds for rent . With electricity and water .
Do you have any vending machines on site?
No but that is a really good idea! And would be fun to make videos about haha
Where are you located? We are in Illinois and are always looking to camp somewhere new!
In Quincy, Il.
What does your off season look like??
