Recession is definitely going to impact real estate in India...see China real estate problems these days. Builders are bankrupt. Hence all projects are delayed there.. people are forced to live in under construction property. Hence in my opinion buying near procession projects would be good idea. Not in new launch. Also recession also impact our pocket. Means if someone get impacted with layoffs then how the big EMIs will be paid. So think about all aspects and backup plan before jumping into this crowd.

So, in 999 year leasehold model, let say if the building collapses due to earthquake will the owner(resident) get insurance money if insurance is taken. Also, usually building life is roughly between 30-50 years so what happens after that? Since the land is not owned by those flat owners are they allowed to reach out to any developer for redevelopment or they would have to reach out to same developer for redevelopment. What are other things need to be taken into consideration while booking under such leasehold property. Appreciate your insights on this topic. Thanks.

Is central and state COVID extension different? Just to remind you my question was i did my agreement on March 2021 after 1st COVID extension and had agreement date as December 2022. Considering 2nd COVID wave extension, i should receive possession by June 2023. But as per below comment from builder it seems they are considering December 2023. Could you please give your comment on this ? Last thing Regarding Flat Possession, as per the agreement date which is December 2022, but that will not be happening. With Maha rera COVID extension included it should be maximum June 2023. ( 2nd COVID extension of 6 months included).so we would like and tentative date of possession from you so we can plan accordingly with our interior work in advance.: Tentative possession will be handed over by June 2023 with terms & conditions of agreement. Also we have extension of one year for possession by both central govt(6 months) & State govt (6 months) but we are targetting June 2023 only. Also if the possession gets delayed beyond June 2023 then i would be expecting the compensation as per MAHA RERA guidelines.: We will follow registered agreement & govt guidlines.
