It would have been great if you had also compared launched units with number of sold units in that period. In my opinion real estate market will cool down little bit and builders may face difficulties in selling units at expensive rates. I am expecting slight correction in the real estate prices in coming months. Prices of commodities are coming down from last couple of months & in this condition people will expect similar trend in housing prices as well. Last one year looks like real estate bubble which might burst anytime. However, geographical location of Mumbai may give boost to Pune real estate market. Mumbai being closer to costal line & increasing load on the city, people may start migrating towards Pune for next 10-25years.
Very good content. As per global economic prediction, if interest rates goes further high & next year recession/slowdown happens then there will be a big slowdown OR delay in RE due to high number of current launches. As inflation is high, prices will not come down during easily.

We are looking for a 2BHK Flat near Pashan within 55-60 lacs of range and we came across the one of project and wanted to book a flat there. But after looking into the development plan there is an EWS Reservation backside of the project which is EP-100. and there is a small area of slum nearby. What should I do here? What is the impact of EWS Reservation, is this related to Mhada buildings. Please suggest.
I have 1 question sir. Is it always necessary to book a flat with reputed and famous builder. As my concern is their layout sizes are very small and prices are high and on other side the local builder is providing large layouts for the same price but i have fear in mind like whether local builder deliver the project on time or not. If u look for local builders info on internet we are not getting sufficent info to decide. on the other hand on google reviews we found complain about famous builders as well like godrej, vtp, paranjape, kohinoor , kumar etc in which it is mentioned issues like quality cobstruction issue, possession issue, fake commitments. So plz provide u r suggetion here
Can you please give details of project launching highend 3.5 or 4.5 bhk only with good amenities. I seek possession by 2025 end or 2026 first quarter. The developer need to be a reputed one only, with high rate of success for delivery and promises. Prefered location Kalyaninagr, baner.
