Would you buy this Italian Property in Piemonte/Piedmont?

  • This is the first in a series of three properties that I visited in the Piemonte (Piedmont) region of Italy in June of 2024. This two bedroom one and a half bath property was for sale for €42,000 at that time. Would you pay that much for this property?

    45.000E are too much for this house in which you have to change not only the roof but even the electricity ( this one is too old) the windows ( that are the originals but don't through them, you can build new forniture), the balcony and the place over the garages (there you can build a small little apartment), the bathrooms water tubes ... I don't offer more than 20.000 E...

    This is a decent place for the price but you can get rolling hills views in Abruzzo or Molise and be in the 7% tax areas. Likely for a lower cost. If I were buying in Piemonte I would want a mountain view.

      I look at mountains every day in Colorado. I want to see rolling hills, vinyards and castles. Abruzzo and Molise are too far south for me and I don't plan on moving my residency to Italy at this time (for taxes or living) so the 7% tax rate doesn't apply currently. It might in the future and if it does, I can always move if it's worth it.

    Nice property with potential. However, potentially having to replace the roof was a No for me. That can be very expensive and add that on to renovations I would do, I don’t think it would be worth it.

      I agree. But it was nice to see a place that was getting closer to what I want.

    I think this a good property, good location, views, not such a bad condition, maybe bring down the price to 32.000, and for someone who wants to use it as a base to travel around, not having a garden can be a bonus. Depends on your lifestyle.

      I definitely don't want a garden. I had a big garden and a beautifully manicured suburban yard and although I was proud of it, the amount of time wasted on the maintenance was shameful. No more of that for me!

      I agree. I don't really want to do that much work, but for the right property and the right price I definitely will. We'll see.

    It has a great view. But, the cost of renovation (roof big bucks) (electrical, plumbing, heating and a/c). All that could cost 3 times the asking price.

      Consulting a Dutch roofing specialist website (not sure how relevant to Italian prices), for a sloping tiled roof of 50 m2, they quote € 4300. I suspect Italy is cheaper than the Netherlands. Even if you call it € 5000, it's not bad at all.

      @@AndriyValdensius-wi8gw I have heard lots of people talk about how expensive replacing a roof is in Italy. But, you're right, it could be all relative to what you are used to. We paid a lot for our roof here in the US. It would be interesting to see actual costs for roof replacement in Italy. Plus the tile roofs in Italy last decades longer than our shingle roofs in the US. Definitely a lot to consider. Thank you for the insight.

      I agree with @AndriyValdensius-wi8gw and @randygulleyjr2180. I think the cost of a roof would not be exorbitant. From what I've seen from others that have done renovations in Italy, the prices are really quite reasonable, especially compared to the prices here in the United States.

    Looks beautiful but I think too cold for us. Ground floor a plus. Since on edge of city, it's got privacy, views and quiet !

      If you replace roof, price it into your offer, add insulated roof and solar panels.

      Great idea on putting the roof cost into the offer. I don't know if the city would let you put solar panels on the roof. I'm guessing that's not allowed in historic towns like this. And and insulated roof is really important from what I've heard from others dealing with historic houses like this.

    I know in Italy you can make an offer up to 10% lower than the request...houses 600 year old are better than leaving money in the banks!

      I think you can make an offer as low as you want. It just depends on how motivated the seller is to sell. Another thing that is difficult for many buyers is to not get emotionally invested too early. The only power you have as a buyer is the ability to walk away from the deal. If you're emotionally invested and can't walk, you've lost all of your leverage.

    I have cousins who build near Torino, have you noticed weather differences from Piedmont to Puglia? We have been leaning to the south.

      The climate is completely different in Piedmont and Puglia. Puglia is much hotter and much drier. Down south you'll see endless olive tree groves framed by stone walls. It's beautiful, but in a different way than Puglia. I live in an extremely dry climate here in Colorado, which I love, but I'd like something different. That is why I have decided to look in Piedmont.

    Hi Mike! What a beautiful landscape!I agree the Windows are too small, and I don't understand why someone could Block a window. It's a shame the balconies face into the courtyard instead of the valley! Can you put the link to the realtor? Great video!

      Thanks! I'm glad you liked the video. Yeah, the views were amazing. I know I could stare at that and be happy for a while. I was perplexed why someone would cover a window too, but I've given up trying to understand why people do what they do. I just know I can fix it.     Beautiful architectural views of Prague! ❤ I see your enthusiasm peaking for the hilltop 2B, however, the roof repair or renew will cost you at least 5K euro, the adjacent wall btwn the kitchen and the living room / dr will need to be removed if it’s not load bearing, all windows need to replaced and I agree: too small. If you want to make a modern window for both rooms - like a wall to ceiling sith - I would consider that heavily bc of that stunning view, not enough sunlight for a garden, and extra reno will cost at least $10K euro, so nah. Not worth it. Unless you’re pretty sure it will AirBnB for the price you want and then some, hand over fist. Also, no roof terrace.

      Prague is one of my favorite towns in Europe. And I agree on this property. I doubt I could get it for a low enough price to make the needed renovations worth it. And even then it's not that unique. That said, I was encouraged that there was a place that was ticking quite a few of my boxes.

    A lot of potential, perhaps the upstairs bathroom could somehow be reworked, a wall moved? so you could install a shower? Can changes be made to the exterior, any way to make any window larger to take in the beautiful views?

      Bigger windows would be amazing, but I don't think the town would let you change the exterior, and rightfully so. The charm of these old towns is the original architecture. If everyone started Californiaizing the towns there would be nothing special about them. For sure I think there is the possibility to rework the interior though. But I don't think I could get this for the price I would need to start doing major renovation like that. The search continues...

      I agree, I kind of liked the place. I would need to get it for considerably less than their asking price, but I think it's doable. And like a couple other commenters said, I think a roof in Italy is less expensive than some might think. They were thinking closer to 5,000 Euros. That sounds about right to me.

    Where are the shops if you dont drive looks to faraway from amenities and too expensive with work that is needed

      This town actually had a main square with restaurants and cafes. A larger town was nearby and the regions capital, Torino (Turin) was about an hours drive. So lots of options.

    Hiya. Been following you lately. I'm also a motorcyclist looking for a house in italy. I'm also italian and lives it italy for over 20years and now living in the uk. Anyways it's so hard to find the right house in italy. To many beautiful places. Do you have a specific area you would like to buy ?

      Great! Maybe we can go for a ride together some time. I agree, so many beautiful places. And when looking at pictures they all looked amazing. That's why I needed to go on this trip and see and feel the places in person. After 6,661 kilometers and 17 of the 20 Italian regions I decided on a place near Asti in Piemonte (Piedmont). I like that it's further north and closer to the rest of Europe and friends, has cooler temperatures, incredible landscapes of rolling hills and castles and also has incredible wines and foods. It just feels right to me.

    view might be worth the price of admission. I wouldn't be looking a these with less than 200,000 to spend on a re do. trying to tight budjed one is crazy.

      I think you could practically build a new place for 200,000. Remodeling shouldn't be anywhere close to that price unless you plan on ripping everything out and completely redoing it. But, I could be wrong.
