    My wife and I have considered doing our house a rental property on airbnb to make a little extra spending cash and we did not know a lot of the information you had on here. Great stuff really helped me. I will have to show her this as we decide what to do

    Wow this is super interesting!! I've always been on the other side of the table so to say when it comes to AirBnb and I've never given much thought into the variety of thoughts and needs that a host has to go into in order to let out their place to me!!

    I have never rented out my place for really short visits. The closed i got was hosting people i met whilst traveling when they were in Munich. thanks for sharing

    I love the intro video! I used to list my properties for AirBnb but I have since switched to long term rental instead as it's more sustainable for my situation. Especially during Covid-19, it is provided that this was the right move. Hope you have not been affected by the cancellation changes. Great tips in the video as always, I will definitely use those if I ever go back to hosting.

      Hahaha, I'm glad I'm not alone. Do you make as much money doing long term rentals? It would definitely be easier as far as cleaning and turnover is concerned.

      @@RadiantRealty It does make better money long term. I do not have to pay airbnb for service fees or cleaners each time when someone leaves. (less hassle)

    Informative Video...
    I own a home on the Space Coast (45min to all theme parks, 15min to the beach, 10 min to Port Canaveral, 15min to NASA, And 30min to OIA (Orlando Airport)
    I've been thinking about doing this, I just turned 50 and the Wife and I are thinking about doing some traveling (like for a couple years) and your information definitely helped

    I am thankful that there are people out there who do AirBnB, because I am a huge AirBnB fan and have loved every single place we've stayed with AirBnB, but I don't think I'd want to put my own home out there. It makes me feel too nervous! :)

    I wish I could rent out my place while I'm traveling, but I live in an apartment, so it goes against the rules😅Interesting that the government got involved and now you have to follow their guidelines. Had no idea! That is a great idea tho. I definitely look at the reviews when I'm renting on Airbnb. I actually won't rent anything unless they have 4-5 stars reviews. Oh man, that's a lot of cleaning and putting away you have to do before the renter comes in. Totally understand why you're putting it on hold. These are all such great tips!

      Yeah, it's tough if you have an apartment or HOA with regulations to follow. Definitely a great income opportunity if you don't though. :) You guys would be perfect candidates for this if they would allow it.

    I'm considering renting my home out part time. I'm divorced and mostly there alone. My parents live .5 mile away and have a house with an added in-law suite. I could stay at their place when mine is being used. Thanks for the tips and advice. These are good considerations.

    As most people have, we've been thinking about Airbnb as well, but we love our house too much to have strangers stay in it. But we now know what to do if we ever change our mind.

    I'm a retired empty nester with 3 fully furnished empty bedrooms that I'd like to rent out on Vrbo but I'm not willing to just give up my entire home to strangers. I also do not want to provide anyone with a key or easy access to my home or give out my alarm code. And I have alot of irreplaceable antiques and Victorian era collectibles so I don't want to rent out my home to just anyone. I see many listings giving whole house access with private entrance and no host contact. I live in the home and just want to rent out a bed in a nice upscale home. Is that something I can do or would I have to vacate my home?

      Yes, you can rent just a room on airbnb. Typically people enjoy a dedicated bath as well but you can list it as desired.

    Did they make you put power failure plug in lights? I do maintenance on vacation rentals in Cali. I would love to move to Montana.

      I don't know what those are so I guess not, haha. Vacation rentals do very well here but are seasonal.

      Ya cali takes things to the extreme. Plug in power failure lights, hand rails for stairs that have to have rail stops on both ends, smoke detectors have to be hardwired with a battery backup or a 10yr smoke detector. No more of those 9v ones. The wife and I have been watching all ur vids. Looking forward to taking a vacation up there and see if montana is the right fit.

      Lol sorry I didn't explain what they r. They r flashlights the plug into the wall. When the power goes out it help the guest know where the exits r and they can be removed to help the guest navigate a dark home. Also they're supposed to be placed to show the guest a path to a exit if the house is full of smoke. Im sure u know they r one of the 1st things that go missing after a guest has left. Like remotes and batteries. Lol

      @@wocgoblin oh nope, those weren't required when I rented. So crazy that people would take them ;p Fortunately, we had great renters every time, but since it was our primary residence we didn't rent that often.

      @@wocgoblin the biggest question to ask yourself is whether 6 months of Winter is doable (don't forget about the gray days) and if you have a job that allows working remotely as good paying jobs in the valley are difficult to come by. I think those are the biggest hurtles people face. When do you plan on visiting?

      I never did, but you certainly could. A police officer would probably recommend doing so.

    This seems like a whole lot of work, we can see why you aren't doing it as often for now. 😋 EWWW, moldy green pepper slices?!?! How come the fire extinguishers have to actually be mounted to the wall? As you know, we are big fans of finding our accommodations through Airbnb...would you say in your experience that they are generally more affordable to rent from than VRBO? Or might it be worth it for us to look there too?

      Haha, it is a whole lot of work if it's your primary residence. Especially if you have kids. ;p Yeah..right? The things kids do. Gross! I imagine they have to be mounted for easy access??? I'm not sure they ever told us why. In our experience VRBO has been cheaper in the states but more expensive in Europe on average. However, I know both recently changed some of the additional fees so I'm not sure how they stack up now. But, I always check both because not all properties are multi listed. :)
