More power to you Poppy, for doing it.. Personally, though, just giving up your bathroom alone, for £5K per year, just isn’t worth it, as far as I can see. Let alone cleaning up after anyone! No way, that’s just my 2 cents worth. I’ve always found visiting AirBnb’s, EXCEPTIONALLY good value. That’s the problem though, it’s too competitive, and therefore the value is too weighted in favor of the guest, and not the host! Another informative video from the best!
They only problem I used to have with Airbnb hosts was additional charges and long list of check out instructions. I don't see many of those these days so I'm happy to keep booking via them :)

Thank you for great information, Poppy. How do you secure your home? Do you use a key or digital door lock for the front door? Do you change your key regularly for home security? I'm considering to rent out one of my spare rooms in my residential property on airbnb and home security is the only concern as I live in the property.
I can definitely imagine the concerns, we're also planning to put in the security system.

Years ago i used to rent a room for foreign students for the local Uni way before AirB and they would stay for 9 months But the idea of turn key guests would fill me dread and too much hassle
I actually really enjoy it! Been meeting people from different places. Although I see where you're coming from. I don't think I can do 9 months straight.

Hiya - the 90 day rule applies to 'entire home' listings. As my listing is for a spare bedroom in my home, this doesn't apply :)

Thank you very interesting. Investing abroad would Thailand be likely? Assume you are a dual citizen so you may avoid expat property laws etc? It seems very popular now - had the longest migration queue at BKK this week which took nearly an hour to get through!
Thailand is certainly the first place I'd look at due to the exact reason you just said ☺
@@PoppyDontree You are an accountant - so this is probably very simple for you. But I am a UK/Australian dual and am tax resident in Australia though I have income streams from UK and Oz. The Australian Govt taxes me on income I make anywhere in the world - not that I am in that league but no such thing as a "non dom" in Oz. So this has put me off opening an Air BNB in UK despite amazingly outside London property being a lot cheaper in UK. Be interested as you progress your entrepreneurial activities what you can do about tax etc.
Yep definitely would like to share more of my entrepreneurial journey on here. I think it's worth documenting as most people you see on the internet are those who already "made it" and it doesn't give the accurate picture of the challenges a person has to go through.
By the way I think there is a Double Tax Relief Agreement between Australia and UK. You may want to explore that further.
@@PoppyDontree Yes there is a double tax agreement. But you get issues like Australian Super Funds earnings collected in Australia are tax free up to about $AUD1.7 million but the ATO classifies retirement income collected in exactly the same way in the UK but belonging to an Australian citizen as foreign income and are thus taxed. First world problems I know but can catch the unsuspecting. Thanks for your videos.

Do your guests share the rest of the house with you? Do they have a TV in the room, because you need a separate TV licence for that.
They don't have TV in their room. I was thinking about that but no one ever really said they would like it.
Technically they share the rest of the house with us but they're normally out during the day.
