loling at terf being environmentally friendly. yes, it requires no water or gas mowing which is awesome. but the plastic pellets get washed away in the rain and it produces a crap ton of heat. also fascinated by the black exterior with texas summers lmao. glad there’s wood breaking it up. overall like the flip but there are a few…interesting choices haha
a clover yard would be the perfect option to keep the fresh green yard and be environmentally friendly
Overall it's fantastic but I don't like the giant shower. It should have been a normal sized shower and a freestanding bathtub.
They don't seem to like bathtubs.

I know there were layout restraints due to existing plumbing but walking into a kitchen is no bueno, even if it’s beautiful and a great size. I feel like the living area was too small and the master bathroom too big. Also, why such small niches in that massive shower?! The material choices throughout were top notch though.
Yes, thought the same! The dimensions are a bit of! The living room is quite small, the laundry room as well, also no mud room, the master too big in total, and an exess to the yard out of a common space and not though a bedroom is missing...
I just don’t get that there is no access to the yard without going through a bedroom! No BBQs with friends or kids playing within sight of the kitchen.
Can you even put a BBQ on astroturf?🤔
And the office?
Wondering why the front door is not covered? What about packages or guests when Austin is getting a big rainstorm? Also, the plastic grass looks cheap and the shower is way to big! Was there a linen closet in the primary bath? Why not show the primary bedroom with a king size bed?
Agreeing on most of your points made. I always cringe when I see a quite spacious bedroom featuring a not so big bed. Why? Artificial grass does nothing for the environment, no insect life going on. Bees are desperately needed for all of us. Another point would be that there are only fixed showerheads in all the showers you showed, what about handheld showerheads, which are super practical when you have to shower or bathe children? Or you might want to take a shower but not wet your hair necessarily? And - I know this now is complaining on a high level - for really trendy, modern homes go for wall mounted toilets. Much easier to clean (no rim around the floor), and they might also need less water to flush.
To be frank, I was worried something was wrong because Lincoln looks so tired, now I know, it is the sleepless nights with a new baby! Congrats!
Are the only access points to the backyard through the master and secondary bedroom/office because that seems weird.

I used to love your projects but I really don't care for this one. The living space is too small but the primary bathroom could double as a ballroom! It's going to be hard to clean that expanse of shower doors too. The back yard could have been a great selling point but is so stark with a hideous view of the charred siding. I would be interested to know if the house sells for the asking price.
Yeah I would feel weird and perhaps vulnerable in a shower that big, with a window that low. What do I know?

I coming to say the same thing. No coat closet or pantry (unless I missed a door somewhere).
That’s what I was thinking. The big shower looks good but it’s not practical. Taking some of that to make a linen closet in the bathroom would’ve been a better use of space. Now these people have no where to keep towels, toilet paper, etc.
Also that much money for a 1 car garage.
Beautiful job on the house, as always, but I liked the old backyard better! Just a big, empty expanse now. With plastic grass, lol.

I love watching what you guys do. I live in Australia and I find it really interesting to note the difference in which component’s are important to you as apposed to here. We place a lot more Importance on the yard and usually a renovation would include some sort of covered outdoor area, usually off the living area, enhancing the amount of usable space. We would of used that old boat as part of the landscaping either as outdoor play equipment or maybe just planted pretty flowers in it. Of course everyone is a critic and I realise that we don’t know what your limitations are, both financial and with local council laws. Needless to say I love your clips, love what you do and congratulations on the new baby.❤
I lived in South Austin in 2008 and we loved our big outdoor living space for bon fires, music, and friend gatherings. The cute little house built in the 50s - pink tiled kitchen and all - also had a nice front lawn with a huge agave plant. I was flabbergasted, to say the least, when I returned a decade later to see they tore the house down and built a monstrosity ho-hum huge house that went all the way up to the property line! Barely any outdoor space at all. Of course, Austin's rapid growth and housing market boom resulted in high dollar for square footage, so I get it. Sad though. Very sad.
You're flip turned out great. I think the shower is too big for the size of the bathroom though. There could have been a nice linen closet put in there instead. Also, the turf doesn't really bother me. But, 875k for a house in a dumpy neighborhood??? People buy for location. You never want to have the most expensive house on the street. I hope you get your asking price.

The exterior looks great but I don't like the layout, it would be better if the kitchen or living room had direct access to the back garden.
Perhaps having placed the sleeping areas on one side and leaving the “public” area on the other to have access to the back garden.
Nice! I have a question though. Why don't you ever put baths in these houses? For example, in this house, a bath would've been perfect in the master suite bathroom.
A lot of younger buyers would rather have a big shower than a bathtub. We have a huge bathtub in our master bath and I never use it. We are seniors and it's too hard to get in and out of, so it's pretty much just there for looks, or the next buyer that buys our house.
Because the majority of the younger generation don't take "baths" anymore 🤢
The younger generation also has children though, and I don't know who is bathing their kids in the shower. It's just not practical.

I truly fail to understand how a house in such a dilapidated state would sell for 375,000 Dollars. 250,000 would have been more than enough for that ruin.

Hmm not loving it. Is the only access to the backyard through the bedrooms? And 3 bedrooms with a small living space. And no storage!! Where do you put jackets and shoes?
The house is beautiful but I definitely have some qualms about the layout:
- The only Inside to backyard access is through a bedroom which is kind of weird. I think taking out the master closet to create a hallway would have worked better
- Ditching the courtyard completely and swapping that for indoor space that in some way could have connected the rooms on either side of the house would have been helpful since the OG bedrooms feel like they're part of a completely different wing and having to loop the common areas to get to the other rooms is a little strange.
- I think I would have swapped the living and kitchen areas for a bigger living room and a kitchen that feels more connected to the dining, but I see the reasoning for not doing that to keep the plumbing in the same area
- Making the bathroom in the addition area accessible from the hall and the bedroom didn't really make sense. There's already a bathroom accessible for guests so why not commit fully to making that an on suite.
- Taking out the random courtyard moment, putting the primary slider facing the backyard just feels better. Also with the courtyard you now have 2 bedrooms with doors and windows directly facing each other which doesn't feel right imo
- I think taking out the courtyard and second closet in the primary would fix a lot a issues and just readjusting the space planning with that consideration (smaller bathroom, larger single closer)
Ok I sat on this for a second and realized that the reason for the strange courtyard was to give the inner original bedroom a window so I think this would have been a better idea:
- Take the courtyard area and the bedroom area of the master and make that a secondary bedroom (in this scenario the addition would match the existing house instead of bumping in and you'd have your bedroom as well as a hallway going directly to the backyard + maybe a little mudroom/storage area)
- Make a hallway behind the central bathroom to connect the left and right wings of the house
- End the long hallway after the entrance to the new bedroom that isn't the master
- Take the old secondary bedroom and make that space the master closet
- Use the remaining existing master suite space as the new master bedroom/bath.
You two used to be more inspired: the layout is weird: giant shower but little living room, no entrance hall.Most of all it's not for nature friendly people: the jungle is now a plastic carpet and the back garden a little nook with gravel
And that weird corridor between the old side and the new side? They said they couldn't wait to see that homeowners hanging out in that area? That's not gonna be a functional area.
That plastic grass; how is that eco-friendly? It's just gonna break down add plastic to the environment as it breaks down and then it'll have to be replaced. Why didn't they just do other kinds of landscaping?

The astroturf isn't really a good idea, some multch and some native plants would have been cheaper and easier. The kitchen is way too high for the house and having the hallway come from the middle of the kitchen is kind of strange. I really appreciate you guys making homes that are not suitable for the needs of a person today however I feel with a little more consideration you could have gotten a much more refined result
I agree. The main issue is the living room which is so tiny compared to the rest of the houses layout. Maybe the staging should’ve done a better job visualizing the living room area.

Rather than that big giant primary shower to be wasted, I would love to put a tub to make it a shower+tub combo
It's not just about fixing up a house; it's about the sheer creativity and ingenuity involved in completely reinventing a space. I was left in awe at the end result and itching to tackle my own DIY projects.
I agree with all the other comments about the weird layout choices, especially the lack of direct access to the back yard. And who is going to pay $875k for a house with a one-car garage?? A small issue but one that makes a difference is not putting handles on the cabinet doors under the island. Those cabinets should have push-to-open latches so no one bashes their knees on the cabinet handles. Come on guys, you can do so much better.

Do you tend to do well when your flip is the classiest property in the area? The house is sleek and grand, but that church across, the less desirable properties next to, and that corrugated something behind, are not the context it deserves.

I love the makeover, but think I would not like a giant shower big enough for the whole family, I would rather like a floor to ceiling storage/ linen area and a shower. A couple trees replanted in the back yard would be nice for AZ summers and maybe a roof over the patio area. Nice choice on hardware and cabinets.

I really like the shower tiles in this remodel, and the siding was lovely. That little courtyard, ugh 💘 The only thing I found surprising was how little colour you used in the living room/kitchen/dining area staging. It seemed strangely washed out compared to what you normally do. Otherwise, great job 👏 Thank you for sharing

• I loved the backyard before, I imagined being a kid again and all the exploring I would do.
• ditching the open floor plans in upcoming projects would be nice
• adding warmth into these “homes” would be nice.

I love the modern facade. That was a huge success.
I kindda wish the interiors reflected more of that same finish. The kitchen could have been a more modern black & wood combination as well because the shaker cabinets didn’t really echo the Architectural theme.
And that Primary bath is just over the top! You could have added a freestanding tub at least..

I would decrease the size of hige shower & use it for more storage - sheets, towels, blankets, pillows- stuff for guests who come. Increased space for hobby supplies, like hiking, camping, etc.
Do the comparables in the neighborhood support this level of renovation? I am not sure why the primary bath is so big, but I am perplexed over the synthetic grass!
I think it would be nice to update the garage door. Everything else looks amazing.
Honestly, I love the shower walls.. but maybe a bench somewhere wouldve made more sense with it too.. also, the living area is too small. Also, I feel like leaving maybe 1-2 trees in the backyard wouldve been a good idea.. the lawn looks stange and eerie. I love the rest of the house though, but keep in mind more people are getting into gardening/nature for their homes.

Having a bathroom that has access to the hallway and a bedroom is so weird! Plus now that bedroom has a door in a place that could have been usable wall space.

Agree entirely although I think the kitchen looked white-washed and forgettable/boring - Hate that the front door opens directly into the kitchen too.

I didn’t think I would like the kitchen backsplash but after seeing the completion I love it. Sad to see that wild backyard go though. A child’s imagination could run wild in that yard.
Layout is strange, access to yard is restricted to two bedrooms unless you want to walk around the house from the front door, living room is too small imho. I actually like the siding but would love more landscaping out front… looks a little sparse.

It's not good for the environment, though.
Not a fan at all of the plastic turf - better to leave it gravel and let homeowners decide landscaping preferences. Interior narrow hallways feel claustrophobic. Needs an entry closet. Are there linen closets for the bedrooms/bathrooms? Where is the access to the back yard - I missed that. Was that just off one of the bathrooms? I might have been more selective about tree removal. Congratulations on navigating a huge challenge.

Were the constraints that didn't allow you to add a 2nd floor at all? I feel like that is a great way to add even more space. Definitely a big "reno".

the house turned out to be very beautiful👌but it has a big disadvantage, when you enter you immediately get into the dining room and kitchen, this is not a good idea
@27:01 I would have put giant sliding or French doors in place of the window on the left, or both, to give you access to the backyard and more light. It's a bad design if the only access points to the backyard is the primary suite, secondary bedroom, and going out front and through the side gate.
or change the layout of the master suite so the 2nd walk in closet becomes a door to the backyard.
From the looks of the Before, I suspect the previous owners had owned it for decades. They chose to buy recreation rather than home improvement. The house might've even been owned by one of the previous owners parents. My parents bought a house in 1976 which was 3 bed 2 bath. It was snug and after Dad passed in 1984 my mother filled all the closets with her clothes. She had one that was for winter, one for summer and one for nicer stuff. The closets weren't overly small, but not huge either. In the early 1980s bump out the kitchen, which had previously been a galley sort and brought the laundry from carport entry to inside. In 1999 I added a second bath to my house, knocking out and adding basically what amounted to a second kitchen to the back of the house. I have lived with the addition longer now than before and it always seems to me to still be new.

Amazing job on the reno finishes as always. Really unfortunate layout though - the living room is way too small for the size of the house, no access to the backyard from the living area. I would have sacrificed a bedroom for more living space.

It would have done the house some good to have direct access to backyard from main living area, especially because you rebuilt most of it. But as always, you guys did well.
