When we bought land in Bali I left it to my Indonesian wife Muzza because you are correct if I had of shown my face I am sure the price would have gone up. Fortunately we bought back before the craziness.

Exactly you need to be hands on, and don't pay global, and sack the workers when they take the piss, don't let the inlaws be the boss, take your time step by step
I say that from my experience building over the years in North bali on 33 are 2 houses from scratch, having lokal wife and going through the pitfalls and dodgy stuff the bad experiences paying global never again but daily rate is the go, have to be hands on and purchase everything, provide the kopi and snacks etc and being extremely flexible
Rule number 1 building in Bali
Control the money don't just give money to contractor to pay for everything U pay the suppliers n workers.
2 be on site every day
3 overseas build quality cement , paint etc etc mixing formula's inspect everything.
If U have no building experience get someone to overseas for U preferably a foreign builder etc .
Indonesia workers cut corners don't know building formula's have poor training from poorly trained teachers it's a system of the blind teaching the blind

The Indonesian learnt from the Dutch .
And they are still using these technics decades on
I've been over 30 years built 2 factory's n 3 houses
And every build they fall back into the outdated building methods of the past
Example they still build walls first n use them as the form work for floors
Hence the mould growing up the walls cuz there brick work sits on the ground moisture.
N they don't put plastic down or reo in the base of the floor Bali has big termite problem.
None of them know the correct cement to sand mix they just guess
They mix so much water with there paint thinking they save money but instead on lasting 5 years it last 6 months.
The list goes on n on U leave site they'll just sit down drink coffee n smoke cigarettes till U return
If U don't control the money they'll rip U off many ways over order one delivery goes to site the other goes to there house or another job .
They do deal with supplier charge U more then yr Forman will collect the difference later .
Told U pal been here long time was a building contactor in Australia n have seen many many ways they will scam U.
Getting the land is only the start
U have to control the build or you will get a house that in a year looks like shit falling apart n cost U much more to build

Look after yr Forman give him some bonuses along the way keep him happy.

N make sure U do slab first like Australia put plastic down some reo etc then brick on top of slab U won't get any mould
Also those light white besar bricks are easy to get in Bali now they are strong lightweight factory made Bali homemade bricks are shit mostly sand that why they render them look around the bare Bali bricks not rendered are washed away by the rain over time examples all around
PS the factory light bricks are a bit more expensive but worth it n will save U money in the long run

Please cover tax laws for expats, specifically those of us who are heading to bali to retire. We are not digital nomads.We are a married couple in our early 50s and planning to move to bali in 2025 or 26 and build on our land in the North. We also dont know what that means for us when we turn 67 and want to claim part pension in Australia? I wonder if we need to be able to fully self fund our retirement.
To claim the pension you would need to return to Australia for 2 yrs
