Sadly he thought he was smart and leased the unit in his own name and only put down 12 months deposit, then tried to lease to me at a higher value and I pay 20 years upfront. Naturally i walked away. End of the day a foreigner cannot own a property or peace of land in indonesia , alot hope this is possible but reality is not. Even the new regulation is title only. The protection for the title holder is minimal in the new regulation with heavy taxes and plenty of loopholes but time will tell once issues arise and regulations continue to change

Realistically Bali when you retire is not forever ,when you get old and sick everyone heads for home ,you will gain nothing by purchasing property ,your not a citizen ,you have no rights ,the rules change constantly ,just lease annually , don't gamble with you security
Sorry, not everyone returns to thier Country of orgin when old or sick. Health care in Bali is good. Plus you can own property in you name once you have your KITAP.
Muzza your not quite right the constitution of Indonesia does not allow you to own land. The new rules allows you to have right of use, you can now own a property too a min value but not the land it sits on. The same with a PT PMA the company has the land in its name not an individual and is for a limited number of years. Think of the people in Canberra they only buy a 99 year lease in their name.

Rent in Bali and rent your home out in your mother country. Rules change so quickly. We have friends who bought in Vietnam and then lots of foreigners living there on endless tourist visas got asked to leave during covid. They are still not allowed back and are still back in New Zealand while they rent the unit out in Vietnam as they can not sell. If you are happy to pass away eventually in Bali, then go for it.

I heard westerners with a KITAP can buy and own land/house purchasing under the HBK system. You have the property for 80 years which can be renew again for 80 years. Have you (Frank, Monica) heard of this?

So helpful, terrific information. Eveything they stated about purchasing freehold/ right to use is what we have been told. We are purchasing a block of land in North Bali that we visited in October 2023 through a local family we know. We are using a notary and going through a large and reputable agent and doing it right, eould have used these guys if i had known abiut them as they are clear and concise. The landowner and ourselves signed the contract and agreed to the price back in November. We are awaiting the land title which they were upfront about would take 4-6 months as they subdivided a few different blocks. We could see the large pegs on the boudary. We have paid a deposit which has helped them pay for the land title. The deposit was very affordable, so even if it all fell through, we are not hugely out of pocket. Eendojt expect this to happen though. We are purchasing this beautiful land freehold through a PT PMA. Its exciting. We hope to build a lovely retreat/ small home for ourselves in the next few years.
For a PT PMA to be legal you must invest 1 million AUD, if you build a house with the PMA you have to rent it off the PMA and pay taxes, I’m not sure the PMA is the right thing.

If you have actual money there is no reason to want to move to Bali over other places. Get used to TRAFFIC all the time, or extreme isolation if you wish to avoid it. It's everywhere. Greedy people. You can not purchase land or property in Indonesia. You can only lease.

You can but the 80= 30+30+20 you would be dead before you could negotiate a fourth lease
