Most (not all) landlords in Florida are slumlords if you want cheap rent. Nowadays, it’s expensive regardless to rent, and in this economy, you don’t want to buy right now because you will be upside down in another year or two.

@eloahnon4952 I rented a house with the same mold issue and same addendum in the lease. The windows were incredibly old, so it was impossible to keep the mold at bay. I finally complained to the housing authority, and my landlord was forced to replace the windows, and whatya know, the mold stopped growing!

Those windows are awful, I lived on Vancouver Island & most of the windows are like this as they are one pane glass windows. They should be outlawed , the mold is awful,gets hairy and rusty, clean it every day,and its back the next morning, and it’s a health hazard for some. I have owned several homes and replaced the windows only when I lived on the west coast, I’ve never been a landlord. Happy trails y’all 🙂

There wasn't even a back splash in the kitchen. No trim on the windows. No base on the floor. The bathroom was disgusting. All the apartments probably had roaches. The screen door was a $75 piece of crap. If her son was a building contractor, he wasn't a very good one.

It's common for alot of areas in Fla. Especially if you don't keep it ventilated. Weekly cleaning of those areas prevents in from getting out of control
She is a slum lord and rents dumpy living quarters. She tried to steal the tenants almost 2,000 bucks so she could go ahead and make her pocket deeper. She likley does it to every single tenant. Then she doesn't fix anything and moves on to the next renter. She has her son make up a document so the renters think it is legit. How in the world people even pay almost $2,000 in deposit for that dump is mind blowing!!!!

When I was a lot younger, I used to travel to Miami to work in the winter time and I had to rent site unseen because I was coming from far away. One time when I arrived I walked into this efficiency unit turn the lights on and cockroaches scurried everywhere. It was so disgusting. I slept in my car with my two dogs rented a hotel and found another place. And I was just 20 years old and had more sense than these tenants. But in the landlord statement towards the end of the video when she said they were having issues qualifying for other apartments then sadly you have no choice until you get your act together A quick cleaning and a fresh coat of paint would’ve made a world of difference

This landlord gives landlords a bad rap. She is super shady. This apartment was run down looking even before tenants moved in. My first apartment (also in FL) was cheap and was very old like this, but my landlord gave me back all my security, cause he knew he didn't update the place and no matter how clean I was, the apt would never look brand new. This lady totally knows she didn't put in a dime to maintain the place and should have given back their deposit.

The plaintiffs should have cleaned better, but most of the damage has probably been in that rat-trap of a unit for the past few decades. The defendant has evil eyes, and likely has been taking advantage of tenants who either don't know their rights, or are reluctant to say anything during their tenancy for fear of being evicted from a low-rent home, for as long as she's been renting it out.
Thats why you take advantage of seeing the crazy eyes before you move in. Anyone that has to say they are an honorable good landlord means that's how they do things.

You can't clean any better than they did, for this was left to them from the Slum lord and the previous tenants. They did clean as well as could be expected, no telling how many years that grit and grime has been built up in that house.
You can tell 100% ALL of that damafe, mold and pest infestation was already there. 2 years cannot produce that mold on the windows, the discoloration, etc. the landlord is a complete liar.
The defendant KNEW that is was a mold problem that's why she had that contract!! I have never seen a landlord have something typed up about mold. Usually if it's a mold problem they want to be told!! They don't want you to just freaking wipe it and spray with some freaking lysol!!
Landlord is definitely shady, but the lease just said that the tenant needed to report mold and keep the apartment clean (Lysol is effective for singular, isolated incidents). It seems like these provisions were put it in hopes tenants wouldn't report so she could put off fixing it by pretending she didn't know prior). Then with these particular tenants, she tried to pull a fast one by using the mold they didn't wipe down as part of a ploy to pocket the whole security deposit.
That place was a dump to begin with. The plaintiffs aren’t the brightest bulbs but the defendant is a shady, opportunistic slum lord. Thank goodness she didn’t fool the judge.
So, I rented from my grandfather. My aunt was the previous tenant. She ruined that house. She wasn't even out on the day we were supposed to move in. She would smoke inside of the house and wiped her boogers all over the wall. She never cleaned. She rehung her pictures and decor everyday. My grandfather assured me he would repair and clean everything. However, nothing was ever done. The furnace was going out and everything. My other aunt had the absolute nerve to say that out of respect for my grandfather, I should renovate the house. WTH?!?!? Unfortunately, a lot of slumlords have this mindset.
So the defendant provides a basic Word document as a receipt and pays the worker in cash but expects this to be proof of expenses for repairing the unit. Her son is the contractor who did the repairs. What a racket.

SPOILER ALERT: I really did not expect the tenants to get this much money back but the landlord's lack of evidence definitely did not help her. Also, this place was built 70 years ago and I definitely think some of the landlord's complaints could not be blamed on the tenants.

Landlord doesn’t even know what her lease says. Stating tenants are responsible for all repairs. Then stating they’re responsible for minor repairs. Probably merged a few different “sample” leases together without reading it all in the end. They should have cleaned better but that house wasn’t in good condition when they moved in I’m sure. And “General Contractor” 😂was dramatic!
This is the first time I think we’ve gotten an almost entirely unedited case. I’m surprised the judge didn’t skip over some things once the situation was clear- that’s usually how the editing for cases feels. Defendant is a slumlord, and they hate to spray for roach infestation. They go cheap as they can to pretend to the tenants they are concerned, but not really. And hate it when tenants turn them into the Housing codes and the health department over the infestation.

I have a basement apartment and I have to keep a dehumidifier running at all times because of moisture and mold. Anyone who is renting out a lower level apartment should know this.
Mold should never be in a unit. It’s a health hazard if it’s in the basement it’s in the whole house. Mold grows. I’m on oxygen because of a landlord covering up mold.

The defendant is sketchy by not conducting periodic maintenance on her property. Some issues (i.e. mold, roaches, water damage) with the property are ongoing so making sure maintenance is in place to treat them is a no brainer. Considering the age of the property ongoing issues shouldn't be on the tenant.
That house is a dump and this woman is a piece of garbage. I guarantee that the house looked the exact same both before and after these tenants. High humidity area, 70 year old house and single pain windows, yes mold can come back in a few days especially if the seal around the windows has failed. People who live in Florida know that mold is the norm and you just deal with it.
Rented a duplex for 12 yrs, no damage, normal wear & tear after over decade. Landlord rushed us out. Paid rent til end of stay. Always paid on time, no pay arrangement, no late fees, etc. All of a sudden we were treated like squatters. Moved out 2 weeks before 90 day notice to vacate was up. Landlord never had to turnover, upgrade, etc. Doh!

I think there is fault on both sides. Just by looking at the outside when she was talking to the guy, you can tell it was really run down. There's quite a bit of moisture damage in the windows and bathroom walls. They could have cleaned up a bit more. The landlord was trying to get them to pay for all new windows and sheetrock repair.
I think the tenants should be responsible for a new architect being hired, A construction company, Organizing a Home Owners Association, Board of Directors, and by laws, Insurance, Inspections, Taxes, building up the entire block, hiring other tenants and no ownership rights, giving all proceeds to this slum lord, ahem I mean land lord lady..... I've never seen a place in such dire need of an overhaul! While it wasn't exactly the Taj Mahal to begin with, the main concern from the plaintiff was their failure to notify the landlady of the various problems they encountered or to document them. It's puzzling why the plaintiffs would agree to a contract under those conditions, which placed so much responsibility on them. Certainly, they could have left the place in better condition than they received it. I have a suspicion that the landlady, being aware of the house's age, sought to avoid the responsibility by drafting a contract that made the plaintiffs liable for repairs and issues typically the owner's responsibility. The attempt to present a letter, purportedly from a 'general contractor' but actually from her son, in order to claim $300 seems dubious. I doubt she ever actually paid her son. It was only when questioned by Judge Milan that she reluctantly admitted the truth. Her lack of transparency is concerning and casts doubt on her sincerity. Her son's dramatic performance, exaggerating the state of the place as if it had been left in ruins akin to the Waldorf Astoria, only adds to the skepticism. Setting that aside, it's undeniable that the place was in need of thorough cleaning, with mold around the window sills and cockroaches scurrying in and out of dark corners. Her acknowledgment of knowing about the hole in the bathroom drawer implies a disregard for her tenants' living conditions. These issues should have been brought to her attention regardless of the tenants' responsibilities. She should have taken action to address the roach problem instead of attempting to extract more money than the total deposit, while ignoring issues she tried to push onto the plaintiffs. It's simply unacceptable.

The landlord went way beyond the proper fees for damages and cleaning of the apartment. I am also a landlord and I would never rent anyone an apartment that looked like that. The only thing that I would have requested they clean better (providing that it even comes clean due to the landlord not maintaining it) was the stove, toilet and drawers. If the landlord knows that she has that bad of a mold problem then she needs to take care of it properly prior to renting the place to anyone else. It is illegal to "require" that your tenants use the a/c, heat or open the windows while residing in the apartment, especially if it's to prevent mold from growing. The only thing a landlord can require a tenant to do is pay their rent on time, keep the property in sanitary condition inside and out, and if they are required to pay for any utilities they need to keep them on, as not doing so can cause damage to the property. They also need to respect their neighbors and keep the area a space where they and their neighbors have peaceful enjoyment of their homes. This landlord seems like a slum lord that doesn't care about her tenants or her property. She's just there to collect her rent and then keep the deposit to fix things that she should have been maintaining the entire time they were living there. She doesn't maintain her property unless something is wrong and from the looks of it she either doesn't do it then or she does it as cheap as possible. As a landlord, if you want your tenants to take care of the property, you have to start by renting them something worth taking care of. If you don't maintain it before, during, and after they live there, they are more likely to not care for it either. Don't rent them a place that you wouldn't live but expect them to pay you to live there. Remember, it's your property, but it's their home and they have the right to be proud to call it their home. I wouldn't have ever rented that place to anyone in that condition for any amount of money. Landlords need to start remembering that the people who rent from them pay their mortgage. They may not be able to or don't want to buy their own home and without them most landlords would lose their properties because they wouldn't be able to pay their mortgage and taxes. RESPECT GOES BOTH WAYS.
All I can say is I'm glad I don't rent anymore. We rented a house for 11 years. My landlord would often ask for the rent on the 1st or 2nd when we had until the 5th of every month to pay the rent before late fees applies. He would also walk around the house when he came to get the rent and look at the carpet and comment if the house wasn't clean enough to his standards. Here's an idea, if you don't want your rental property to get dirty and have normal wear and tear then don't rent it out.

Defendant sounds like a slumlord. A good landlord shouldn’t blame a tenant for things that are the landlord’s responsibility. Pest control, plumbing, landscaping, and improvements to the property should be on the landlord. That place was NEVER in a rentable condition. Her son sounded like a jerk too.
And this is not an itemized list that is in keeping with the laws. Roach infestation spraying is on her, the slumlord, wear and tear is also on her, and the extra cleaning is on her also, since it was dirty from the previous tenant.
$715 a month in Jacksonville even in 2020 sounds suspiciously cheap 😅…but even her son says mold on the window again, which proves he knew about the mold.
I was expecting to see a place that was trashed. All I saw was an old, dusty apartment. Whether something is clean is subjective. That place is just old. Plain and simple. The defendant is simply a slumlord trying to get the most out of nothing.

When I was a lot younger, I used to travel to Miami to work in the winter time and I had to rent site unseen because I was coming from far away. One time when I arrived I walked into this efficiency unit turn the lights on and cockroaches scurried everywhere. It was so disgusting.
I slept in my car with my two dogs rented a hotel and found another place. And I was just 20 years old and had more sense than these tenants. But in the landlord statement towards the end of the video when she said they were having issues qualifying for other apartments then sadly you have no choice until you get your act together

This landlord gives landlords a bad rap. She is super shady. This apartment was run down looking even before tenants moved in. My first apartment (also in FL) was cheap and was very old like this, but my landlord gave me back all my security, cause he knew he didn't update the place and no matter how clean I was, the apt would never look brand new. This lady totally knows she didn't put in a dime to maintain the place and should have given back their deposit.

The defendant has evil eyes, and likely has been taking advantage of tenants who either don't know their rights, or are reluctant to say anything during their tenancy for fear of being evicted from a low-rent home, for as long as she's been renting it out.

Landlord is definitely shady, but the lease just said that the tenant needed to report mold and keep the apartment clean (Lysol is effective for singular, isolated incidents). It seems like these provisions were put it in hopes tenants wouldn't report so she could put off fixing it by pretending she didn't know prior). Then with these particular tenants, she tried to pull a fast one by using the mold they didn't wipe down as part of a ploy to pocket the whole security deposit.

So, I rented from my grandfather. My aunt was the previous tenant. She ruined that house. She wasn't even out on the day we were supposed to move in. She would smoke inside of the house and wiped her boogers all over the wall. She never cleaned. She rehung her pictures and decor everyday.
My grandfather assured me he would repair and clean everything. However, nothing was ever done. The furnace was going out and everything.
My other aunt had the absolute nerve to say that out of respect for my grandfather, I should renovate the house.

Landlord doesn’t even know what her lease says. Stating tenants are responsible for all repairs. Then stating they’re responsible for minor repairs. Probably merged a few different “sample” leases together without reading it all in the end. They should have cleaned better but that house wasn’t in good condition when they moved in I’m sure. And “General Contractor” 😂was dramatic!
This is the first time I think we’ve gotten an almost entirely unedited case. I’m surprised the judge didn’t skip over some things once the situation was clear- that’s usually how the editing for cases feels. But this one feels like we were all sitting there in the room the whole time.

Defendant is a slumlord, and they hate to spray for roach infestation. They go cheap as they can to pretend to the tenants they are concerned, but not really. And hate it when tenants turn them into the Housing codes and the health department over the infestation.

Many leases have it as pest control is tennants responsibility. I have never moved out of a place that allowed it to only be broom swept.

The defendant is sketchy by not conducting periodic maintenance on her property. Some issues (i.e. mold, roaches, water damage) with the property are ongoing so making sure maintenance is in place to treat them is a no brainer. Considering the age of the property ongoing issues shouldn't be on the tenant.

Rented a duplex for 12 yrs, no damage, normal wear & tear after over decade. Landlord rushed us out. Paid rent til end of stay. Always paid on time, no pay arrangement, no late fees, etc. All of a sudden we were treated like squatters. Moved out 2 weeks before 90 day notice to vacate was up. Landlord never had to turnover, upgrade, etc. Doh!

I think there is fault on both sides. Just by looking at the outside when she was talking to the guy, you can tell it was really run down. There's quite a bit of moisture damage in the windows and bathroom walls. They could have cleaned up a bit more. The landlord was trying to get them to pay for all new windows and sheetrock repair.

I've never seen a place in such dire need of an overhaul! While it wasn't exactly the Taj Mahal to begin with, the main concern from the plaintiff was their failure to notify the landlady of the various problems they encountered or to document them. It's puzzling why the plaintiffs would agree to a contract under those conditions, which placed so much responsibility on them. Certainly, they could have left the place in better condition than they received it. I have a suspicion that the landlady, being aware of the house's age, sought to avoid the responsibility by drafting a contract that made the plaintiffs liable for repairs and issues typically the owner's responsibility. The attempt to present a letter, purportedly from a 'general contractor' but actually from her son, in order to claim $300 seems dubious. I doubt she ever actually paid her son. It was only when questioned by Judge Milan that she reluctantly admitted the truth. Her lack of transparency is concerning and casts doubt on her sincerity. Her son's dramatic performance, exaggerating the state of the place as if it had been left in ruins akin to the Waldorf Astoria, only adds to the skepticism. Setting that aside, it's undeniable that the place was in need of thorough cleaning, with mold around the window sills and cockroaches scurrying in and out of dark corners. Her acknowledgment of knowing about the hole in the bathroom drawer implies a disregard for her tenants' living conditions. These issues should have been brought to her attention regardless of the tenants' responsibilities. She should have taken action to address the roach problem instead of attempting to extract more money than the total deposit, while ignoring issues she tried to push onto the plaintiffs. It's simply unacceptable.

Landlord is awful. She knew she was renting a disgusting, mouldy, damp, infested home to these people and puts the blame on them. She rented with the intention of keeping every bit of the security. She wouldn't have given them a thing. Awful, awful lady. And the son too. The lease was messed up, I hope the plaintiffs read their leases better after this.
The landlord went way beyond the proper fees for damages and cleaning of the apartment. I am also a landlord and I would never rent anyone an apartment that looked like that. The only thing that I would have requested they clean better (providing that it even comes clean due to the landlord not maintaining it) was the stove, toilet and drawers. If the landlord knows that she has that bad of a mold problem then she needs to take care of it properly prior to renting the place to anyone else. It is illegal to "require" that your tenants use the a/c, heat or open the windows while residing in the apartment, especially if it's to prevent mold from growing. The only thing a landlord can require a tenant to do is pay their rent on time, keep the property in sanitary condition inside and out, and if they are required to pay for any utilities they need to keep them on, as not doing so can cause damage to the property. They also need to respect their neighbors and keep the area a space where they and their neighbors have peaceful enjoyment of their homes. This landlord seems like a slum lord that doesn't care about her tenants or her property. She's just there to collect her rent and then keep the deposit to fix things that she should have been maintaining the entire time they were living there. She doesn't maintain her property unless something is wrong and from the looks of it she either doesn't do it then or she does it as cheap as possible. As a landlord, if you want your tenants to take care of the property, you have to start by renting them something worth taking care of. If you don't maintain it before, during, and after they live there, they are more likely to not care for it either. Don't rent them a place that you wouldn't live but expect them to pay you to live there. Remember, it's your property, but it's their home and they have the right to be proud to call it their home. I wouldn't have ever rented that place to anyone in that condition for any amount of money. Landlords need to start remembering that the people who rent from them pay their mortgage. They may not be able to or don't want to buy their own home and without them most landlords would lose their properties because they wouldn't be able to pay their mortgage and taxes. RESPECT GOES BOTH WAYS.

All I can say is I'm glad I don't rent anymore. We rented a house for 11 years. My landlord would often ask for the rent on the 1st or 2nd when we had until the 5th of every month to pay the rent before late fees applies. He would also walk around the house when he came to get the rent and look at the carpet and comment if the house wasn't clean enough to his standards. Here's an idea, if you don't want your rental property to get dirty and have normal wear and tear then don't rent it out.
I enjoy how in depth & descriptive these cases are. Judge Milian, unlike many other judges require proof for monetary claims & don’t let defendants or plaintiffs “Ching Ching let the cash register ring” !
Defendant sounds like a slumlord. A good landlord shouldn’t blame a tenant for things that are the landlord’s responsibility. Pest control, plumbing, landscaping, and improvements to the property should be on the landlord.
That place was NEVER in a rentable condition.
Her son sounded like a jerk too.
And this is not an itemized list that is in keeping with the laws. Roach infestation spraying is on her, the slumlord, wear and tear is also on her, and the extra cleaning is on her also, since it was dirty from the previous tenant.
That apartment was in bad shape before they moved in. You can tell this apartment is old.

$715 a month in Jacksonville even in 2020 sounds suspiciously cheap 😅…but even her son says mold on the window again, which proves he knew about the mold.

I was expecting to see a place that was trashed. All I saw was an old, dusty apartment. Whether something is clean is subjective. That place is just old. Plain and simple. The defendant is simply a slumlord trying to get the most out of nothing.
What scam artists that landlord & her son are!
FOUR apartments in a rundown 70 year old single family home. Landlord literally inserts into a multi-page lease that the TENANT is responsible for all repairs/replacements to appliances, plumbing, mold damage etc.
Tenants should read the lease, but these slumlords know most tenants don't because they just assume it's a standard reasonable lease. That's how the landlord--with her 'contractor' son--get the tenants on the hook for repairs a LANDLORD should be responsible for.
These landlords are why landlords have such terrible reputations, & why the word 'slumlord' exists.
And that's why I love this judge. She did the right thing this lady is a slum lord.😊
