Actually, the LL has 30 days after tenants leave to give them a certified letter explaining what was taken out of the deposit, and month to month, the tenants can leave within 30 days of notice to move out.

Yep. When I was a renter I was cheated by two separate landlords. The first one kept money for things that weren’t’ even in the contract. I didn’t pursue. I was in the middle of a divorce and was too stressed to deal with a cheating landlord too. The second time the landlord kept ALL of my security deposit and I took them to court. I won! They lied at the court hearing saying there was all kinds of damage and I had kept very careful documentation that included dated move out pictures. I don’t care how nice you think your landlords is. In NC 90% of the time they are crooks. Document and take pictures! (And a warning: DON’T rent in N.C.!).

I was glad to hear when Judge said: “Don’t tell me like you are non-profit organization” when this person said: “I helped a lot of families”. He was making money! And having almost free property manager.
The landlord is selfish and full of nothing but excuses. Even if the tenants gave 60-day notice I still think he would have given plenty of excuses as to why he didn't want to give the deposit back. And lastly to think he could have saved some money just by giving the deposit back based on the type of person the tenant was and that he had no issues. Just selfish
Judge Marilyn was onto this landlord from the get go. I really appreciate the way she can see through the smokescreen and see the truth...there was no damage to the apartment and therefore no reason to withold the deposit.

It looks like he has a typical cut where the hair is swept back and up. And that his barber just shaved the first quarter inch of hairline shorter and shaped it absolutely straight across. It looks pretty cool and I've never seen a cut like that before.
