- The plaintiffs rented a house from the defendant but decided not to renew the lease. The plaintiffs are in court because the defendant won't return the security deposit they're owed, so they're suing. The defendant argues the plaintiffs didn't give him 60 days' notice, so he doesn't owe anything. The defendant is countersuing for loss of rent

both sides are shady , the plaintiffs are able bodied young adults who played the system and got section 8 dirt cheap rent , and the landlord is a deposit thief just like most landlords . too bad white people cant get section 8 so i will just have to keep paying and working my ass off so that all the other races could get free rent .

Oh my gosh, you can tell in the first minute the landlord thought that he could screw him out with the 60 days
The landlord is highly practiced at sounding so sincere and magnanimous while conning people out of their just deposit return.
Any landlord should be pleased as punch to have such responsible and helpful tenants. I hope this experience hasn't ruined their goodness.

Can't comingle funds from rental properties and personal funds.. as a landlord with many properties, he should know this... all funds should be held in an escrow account that is separate from his personal account...
@@bgat911 Landlords SHOULDN'T commingle funds. As this clip shows the reality is most landlords probably do use any deposits as additional rental income or a year-long, interest-free loan. I have never received a deposit back with any interest. Landlords pocket the deposit, hoping it never has to be repaid.

Judge: Your lease says he's only required 15 days. Why haven't you returned his deposit?
Landlord: My accountants have looked and looked, and we have no record of him ever paying a deposit.
Judge: Why did you tell him after 60 days that you would return his deposit?

And there wasn’t any damages to keep the deposit. Security deposit is for covering damaged done to the apartment. Nice try at out smarting the judge. 15 days is 15 days not 60.

Actually, the LL has 30 days after tenants leave to give them a certified letter explaining what was taken out of the deposit, and month to month, the tenants can leave within 30 days of notice to move out.

The defendant is an A hole. He talks in circles used them folks to clean and run his errands with his property then stiff them on their deposit. All the while praising them for being good tenants. Wouldn't be surprised if he owes on those properties. He didn't have enough in the bank to pay up with all the money he getting 😒 🤔

Omg as a Landlord I hope people do not tent from this Landlord. He is shifty as hell. Yeah he helps people out by renting them section 8 apartments in some of the worse neighborhoods
The landlord is selfish and full of nothing but excuses. Even if the tenants gave 60-day notice I still think he would have given plenty of excuses as to why he didn't want to give the deposit back. And lastly to think he could have saved some money just by giving the deposit back based on the type of person the tenant was and that he had no issues. Just selfish
I hope they did a walk through before moving out to see what was wear and tear and what was damage to the property. Some Slumlords will milk the system and cheat the tenants out of their deposit. Always do a walkthrough and discuss the property damage and get a certified list from the LL and get it within 30 days of moving out.

Landlords who don't want to give back deposits or give excuses are the ones spending that money. They're not supposed to touch it till you move out but most don't care. They use it as personal income.
