  • Inflation is through the roof, real estate is uncertain, and the world market is unpredictable! Everyone is on the edge of their seats right now as they watch these areas continue to fluctuate. Should you be scared? Why am I not scared? What should you be doing to either capitalize on this fear, or hunker down until it passes? In this video, I want to share what things I have noticed as a professional real estate investor, and what my take on the future is.

    Hey, could you make a video about your down payment strategy? Are you pulling money from other properties now that value and rents have increased? Or are you taking cash from cash flow, summer sales, or lines of credit to use as cash down payments? Thanks!

      The latter. Never use refi or helocs unless you can cover the payments and in a large majority of situations, you'll end up losing money even if you got a >20% COC return. Always put in your own money for the down.

    As a younger millennial, I've never had to think about inflation this much. In my elementary school days NYC pizza and subway fares was a $1.50 up until 2020 it was at $2.75. Now, pizza-subway connection is broken with a slice hitting $3 and up. (They are holding subway fares down).

    2 to 3 % is crazy interest rates .6% is just returning back hto normal

    Overhead cost for landlords is going to be an area of concern, particularly labor. I recently sold an apartment building in the DMV area. I saw a lot of problems in the trash industry both pre and post covid. In my case collection cost more than doubled. I also, saw significant increases in my utilities due to rate hikes and families moving in together. Also, if your building is made up of primarily blue collar workers you need to pay close attention to the employment numbers. I don't think we'll be getting anymore stimulus check anytime soon. Managing real estate in the near future is going to take much planning and skill, but that's always been the nature of the beast!

    No their are no opportunities people are not price cutting to keep up with interest rates because they can't they will be in the red from gambling on the housing market. Pretty sure the rule of thumb is roughly 10% decrease in home value for every 1% increase

    I think you're right on the money, but Florida and other retirement states are going to stay strong even if there's a reduction in rent.
