Thanks for joining! Today, we are outlining our house buying process in Scotland and comparing it to what we went through with our first home purchase in California. We’ll be including things such as the infamous blind bid system, offers over, solicitors, and so much more! We’ll also be giving a very “rough” house tour and sharing some of our BIG plans for this small family home (956sqft). Keep in mind the average family home size in the U.S. is ~2,000sqft. Get ready for plenty of future DIYs as we’ll be finding creative ways to increase our storage and to make our home function for us! We hope you enjoy this slightly slower pace video. If you’re interested in our moving to Scotland journey, please check out our previous 5 videos. We’re loving our new life so far and can’t wait to share an up to date house tour once we get settled! Thank you for all the support.

I was always amazed at the size of everything when i moved to Canada from the UK 30 years ago. Houses/Kitchens and such were just monstrous in size. Life in North America is not that great to be honest, even though I have been very successful in life living in Canada. I just miss the closeness of small town UK, where you know everyone and see everyone at the local pub. Walking in the countryside with the dog, quick trips to the beach and such. Canada is such a vast place, with nothing to do. I am in Houston for work for 3 weeks and it is boring as heck. Hoping one day to move back to a more simple life of walking to the pub for lunch and rolling my groceries back home in my shopping trolley!!!! Enjoy yourselves over there, looks like a wonderful house and place to live a quiet life with less stress.
Thank you so much! It has been a change of pace, and we are forever thankful for that! I hope you make it back home one day if that’s what you still hope for. Wishing you well ❤
I lived in Chicoutimi Quebec for 32 years, my husband and I moved back to Ireland 3 and a half years ago. The best thing we ever did. There is no comparison to the quality of life over here.
Feel the same...
Eventually..
My maternal Scots grandparents live in Canada 3rd generation. The country is enormous. People actually travel the equivalent of London to Birmingham everyday to go work. It’s normal for them. The houses are very big also, usually made from wood and stone. In the suburbs, front and back gardens are large.
I also have relatives in Australia and New Zealand, so I visit there also. The commonwealth is one big family. Australia is very hot in summer . Canada is very cold in winter both have a British temperament and lifestyle .
I appreciate your comments re Scotland, my wife’s Mom is from there and we love it there! Canada is a huge country and while you have not named where you live in Canada, the idea of boring is of course subjective. We live on the East Coast and have ready access to our Downtown (very walkable) with all kinds of restaurants and pubs to visit, theatre and other cultural activities. We have five universities in the local area so the community is quite diverse and better for it. Recreation means swimming / Paddle Boarding / Kayaking any time we want and literally 10minutes from the house. Of course, spending time on the water (Sailing / Motor Boats) are crazy popular as well. Gravel Riding / MTB re cycling is quite popular and multiple routes are readily available. I also ride Off Road Moto re Hare-scrambles / Enduro so if that is your cup of tea, there is a wonderful community here to pursue that realm of sport. Of course camping and hiking are readily available and quite popular as well. Winter means skating on the lakes and ponds and Alpine Skiing as well. The great outdoors may not be your cup of tea but give yourself another chance and get out there and live.
Respect for keeping the kids and their spaces private.😊
Ive only just found your channel, 2nd video ive watched, and realised Zach was born in Scotland. You can already hear his accent jumping back and forth 😀
It’s slowly finding its way back! Thanks for watching ❤️
Working hard to not though 😂 LoL
I love to hear your Scottish accent is coming back so quickly Zach. I Hope you both have a wonderful time settling in to your new home in Scotland with your family.
Thank you! Yes, it comes back more one day at a time 🤣
Love your new home in Scotland! Can’t wait to see what you do with it all!
Thank you!! We just finished the main bathroom painting today 😅 The finish line is in sight!
You will be cosy in the dark days of winter. Welcome from Fife.
Thank you for the warm welcome ❤️
You are a lovely couple - I do hope you will be happy here - Scotland is beautiful and we do need folks like you X
What kind words. Thank you for taking the time to comment ❤️
Loving the content guys ! We are 1 month away from packing up our home in Hampshire down in England and moving to St Andrews . Much like you we just feel that Scotland offers one of the few peaceful and most beautiful places on earth to raise a young family . The nature , natural beauty and the people make Scotland so unique . Only 33 days to go 🏴
I used to go to St Andrews for holidays. Loved it. If you like golf it's the best!
The countdown is on!! Congrats with your big move. I hope it all goes smoothly for you ❤️ Thank you for tuning in and for the comment!
@@Haufpunk can’t wait , will be dusting off the clubs for sure 👍🏻
@@SimpleScottishLiving it’s a pleasure , can’t wait to see what this adventure brings . Good luck 🏴❤️🏴
@@saul9357 Nice. 👌
Welcome to Scotland - I hope you stay.
Thank you so much! We have no plans to move ❤️
Your home looks like it will be a cozy, and warm space to raise your family! I love the sage green you have chosen for the wainscoting and wood trim, stair railings, etc...! The chevron terracotta tile is very pretty too! Every home with more than one person really needs a second toilet, and you will never regret making that decision. Congratulations on your new home!
Thank you! It’s been such a treat getting to pick out finishes that might be too bold for the majority knowing we will likely live here for a good chunk of our lives. Wishing you well! Thank you for tuning in!
Love the renovations you’ve done, looks amazing. So glad to have found your channel
Thank you so much! It’s been a labour of love, but we’re thrilled with how it’s turning out. Thanks for joining!
Found you this evening on UA-cam and you have distracted me from watching the Italy vs Croatia football on the BBC because these videos are brilliant, such a fun, happy and smiley couple, I have subscribed and am looking forward to seeing so much more of your life journey. Hope that you travel around the UK when time allows and you get to Wales at some point so you can share as much of our 4 countries in Great Britain with all your viewers around the world. Good luck and thank you for making this journey shareable. 😊😊
Wow, that’s a huge compliment!! Thanks so much for joining and for taking the time to comment. Happy to have you along for the ride ❤️
Himguys! I just found you and subscribed! Your house is as cute as can be, and I just love it! I’m like you, Annie. I look at homes all over the UK, but love Scotland and Wales best. I lived in California but now live in Maine. I really like your personalities and watching your video. Anxious to see all you do to it. All the best!😊
Thanks so much! House hunting is the best. To be honest, I still look for fun 🤣 What part of Maine? We’ll be headed there next summer. Wishing you well!
@@SimpleScottishLiving i live in a tiny town called Benton, in Kennebec County, away from the maddening crowd! Lol! Summers in Maine are filled to capacity with tourists from everywhere! They congregate in the southern portion in and around the Portland area, and southern beaches. But, as nice as that is, there’s so much more to Maine. It’s actually very European in feel. Thats what I love about it. Where in Scotland did you find your home? And if I dare ask, was it really expensive? They have just announced that the nationwide price here is now $451,000! Yikes! My poor grandson can’t buy a house and he’s an electrician!
Well it all looks lovely and cosy and I'm sure you will all be happy in Scotland. Xxx
Thank you! 😊 We can’t wait to get settled in.
Well it's certainly going to be cosy in a small house BUT nothing beats having your own space & a roof over your head. Best wishes from Nottingham 😊
Agreed! As long as our kids are happy, we know all is well. Thank you for watching ❤️
The main big difference with England and Wales is offers aren’t legally binding until contracts are exchanged which usually happens months after the viewings, offers, surveys, utility searches, legal bits etc, This means sellers can cancel a sale for any reason up to exchange (so months the after the initial offer), including accepting a higher offer or just deciding not to move, and you loose everything if you are the buyer. It’s very stressful and silly. The Scottish and US process is much better!
Wow, I can only imagine going through the whole process only to lose it right before exchange. That is stressful!
I think that colour looks pink because of the reflection from the kitchen. It would be nice and more like the way it looks above the green piece of furniture.
That’s a good point. It didn’t even cross our minds! I have to say that with the red gone, there is no pink :)
Stumbled across your new channel and immediately subscribed. Left my home in South Africa right after high school to study in the states, and eventually gained citizenship and stayed. Now living in the East Bay (SF Bay Area) but understand and agree with your desire to move back home (for Zach anyway) and be closer to family there. Hopefully your kids will grow up to appreciate the sacrifices you both made for them, and that everyone settles down happily in the near future. Have always loved visiting Scotland and I've always believed the people there are some of the friendliest in the world. And I've visited 70 countries . . . so far.
The paint looks pink on the water closet door because it is picking up the hue from the kitchen’s red walls. What a lovely home! Congratulations and I look forward to following your journey.
Welcome to the UK. I hope it isn't too stressful familiarising yourself with all our idiosyncrasies, peculiarities and general downsizing and slower pace of life.
Only slightly stressful but so worth it! We couldn’t be happier with this change of pace ❤️
Aww Annie, the way you laugh 😍 God bless you all 💖
Thank you ❤️😊
Loving your videos , please keep us updated when you have time , thank-you for sharing with us , wishing you all the best best in your new home and life in Bonnie Scotland 🏴, take care x
Thank you ❤️ Yes, we’ll definitely provide an update once moved in and settled.
Living in Liverpool, it's not to far to drive, seeing as my son got himself posted to RAF Lossiemouth it's a real treat driving through Scotland, it truly is an amazing place, might take the plunge ourselves as not too far from retirement, enjoy your lovely new home.
Thank you so much! Loving it so far ❤️ Scotland would be a wonderful place to retire.
Glad your channel came up as a recommendation. Your engagement with each other is great to watch. Look forward to seeing future chapter's in your Family journey.
Thank you for joining and for taking the time to comment! It’s been such a fun journey to date, and we can’t wait to settle in ❤️
Looks amazing! I live in Portugal but I am half english so I've been in the UK many times and it´s amazing to experience your journey in Scotland. I'm 22 and hopefully someday I can move to the UK! Lots of Love!

We loved looking at your new home. Living there will be fun. So glad you are sharing your experiences.
Thank you!
Ive lived in cumbria for about 16years now, it would be my dream to live in the absolute middle of nowhere on my own somewhere in scotland ❤
That does sound like a dream! Thank you for joining!
Lovely cottage a very liveable space. You nailed the colour scheme. A very enjoyable video.
Thank for taking the time to say this! We’ve thoroughly enjoyed the process.
Congratulations! I sure miss seeing you all the time at BBC but I am so happy seeing you and your journey! Thanks for bringing me along with you ❤
Awe, thank you!! BBC was the best! Hope all is well with you and the fam ❤️
It's great that you have someplace to relax away from renovations.
Really enjoying these vlogs! Your new house is gorgeous. And the renovations so far perfectly fit the cottage style ambiance you want to create. So happy for you all. And big props to Mum and Dad for all their help in researching and maintaining the house once you’d purchased. That must have been the most enormous help 😊
The in-laws are absolutely wonderful people, and we owe them so much. We are so glad to be able to raise the kids near them ❤️
That's scary, buying a house without actually seeing it but it paid off. The house is lovely and what you have done so is great. Deffo going to be a cosy home for your family.cant wait to see the next video.
Thank you so much! Not paid off yet, but it feels freeing compared to our previous mortgage and actually attainable :) Thank you for watching ❤️
Nice one wearing sunglasses in cloudy Scottish weather. Clinging onto those Californian vibes by your fingertips. 😆🌧
🤣 It’s been incredible weather since we moved. We’re hoping summer sticks around!
Congratulations 🎉 wishing you all a happy, healthy and prosperous life in your beautiful new home 🏡 im sure you'll be settled in no time. Loving the colour scheme and those light's are gorgeous ❤
Thank you for the well wishes and compliments! You’re welcome back anytime 😉❤️
I love your optimism with everything, it's so refreshing ❤ I enjoy looking at properties online, and I love watching the American TV show My lottery dream home...one day ❤
Great show! Glad you’re enjoying. Sometimes, with our previous jobs, we saw a lot of sadness and unfortunate things, so we try to keep our perspectives with just how much we have in our lives. There’s so much to be grateful for, so we try to stay positive. Thank you for taking the time to comment ❤️
Welcome to Scotland! We are in Kinross-shire and know you will love living here. Your new home looks great and you will have so much fun making it your own!

Thank you! We’re so happy to be here ❤️
Love your new home, Annie! This is such a fun and exciting adventure. Thanks for letting us follow along! ;)
Thank you!!! It’s been so fun getting to decorate knowing we’ll be in this same house for a long, long time. Hope y’all are staying well ❤️
OMG you two are adorbs.
Awe, thanks!
Omg I love the panelling and colours in the hall😍😍 stunning 🤍
Thank you!! We tried so many different choices 😅
But I have to say you guys are really brave to have done this sight unseen!
It was a huge leap of faith, but we knew Zach’s parents would be the best people to steer us in the right direction. All worked out great in the end!
What a lovely family home, love the colours you have chosen!
Thank you! It was such a different experience getting to choose colours knowing we’d be here for a long time.
It's lovely to see your channel growing and these gorgeous videos. You guys are so sweet and I'm haply things are going well 😊
Thank you so much, Hannah! We appreciate the kind words. I sure do miss watching all of your thoughtful videos ❤️ Hope you’re doing well! - Annie
Been so looking forward to your video hope you will really be happy with your life in Scotland l am sure you will love it love from bonnie Scotland 🏴 xx
Thank you! We are thrilled so far and have so much to look forward to 😊
Welcome to Scotland my home and we are so happy to have you here....I highly recommend you visit Argyll and my home town Dunoon.. its truly beautiful
Congratulations. How exciting, getting to renovate how you want. We did that as well. We bought a bungalow in the countryside and built a 2nd loo. The majority of the renovation we did ourselves so saved so much money. 5 years on, we are still doing garden and house lol, thanks to covid. I have a quarter acre garden that needed an over haul. Again, we did it ourselves. I have gone cottage style/ vintage with modern twists. It is a labour of love. You appreciate it more when you do the work. I hope you get in soon and can start enjoying your lovely home 🏡 ❤
Yes, we’ve always done things ourselves for the most part. We used painter this time for the first time, and I do have to say, our backs are thanking us 🤣 That was most a decision to keep us from having to try to paint with a toddler running around us though! We look forward to sharing more. Your house sounds lovely ❤️
Wow! You have been so busy! The house really is looking good. So love your colour and design choices and you certainly have an eye for finding some great pieces.
Thank you! We’ve been searching high and low for the right pieces as we know we’ll be here a long time. It has been a busy month, and we’re so looking forward to finally getting settled in.
Welcome (back) to Scotland! Your house is lovely. I am loving your videos and find it very interesting the differences between USA and the UK, I think we always tend to feel life is better over in the states than here so this is really interesting. I would love to know what you both do for a living also and was it easy to find a job over here? You are a lovely couple.
Thank you for the kind words! We probably won’t share Zach’s job for the time being until we see how the channel grows, but Annie is keeping her US contracting job for now working with children in education/healthcare. We are so grateful to be here and to have the opportunity to raise a family in this area ❤️ Thanks for watching!
Just wanted to wish yous all the best in your new house , welcome to Scotland ( welcome back to zack lol ) hope yous have many happy years and yer wee hoose is always a happy hoose for yous all X
Thank you ❤️
Congratulations on the house! It’s coming along real nice and looking so cute! I love the colors you’ve chosen!
Thank you for taking the time to comment! We are loving making it our own and cannot wait to get all of our belongings in. There’s something so cathartic about seeing our home come together even if it is a lot of work 😅
I like the colour of your woodwork. Nice that you blended it through the house. The sink you had when you first moved in was like the one we had. My wife wanted a Belfast sink which meant a full new kitchen. She hated the small round bowl too, same as you. Since I am a carpenter it wasnt as expensive as it could have been if we paid retail and paid for labour. Your house is really nice. Hope you both like living here in Scotland and its all you hope for you and your family too.
Thank you so much! Yes, the sink is a huge improvement, and we definitely don’t regret that decision. So happy ❤️
You are making your new home so beautiful. Loving the colour choices. X
Thank you so much!
Welcome to Scotland I’m sure you will settle in soon, good luck and I hope the kids are happy here also 🏴 great idea with the extra toilet
Thank you!! Thrilled to be here ❤️
You are making a beautiful home ~ I love the colour of the woodwork x
Thank you so much ❤️
Thank you for showing us round your new house. I hope you get used to the smaller size compared to your Californian house. Once it's completed and you move in, it will feel so cozy. Looking forward to your next video. I see your subscriber numbers have increased already. Hope they continue to rise. xx
Thank you so much! Yes, we’re enjoying the cozy feel even though we aren’t moved in just yet. We can picture the final product though and can’t wait for a festive Christmas! We are shocked by the increase in subscribers!
Would love to see vlogs from you guys
Regarding shopping and family life in Scotland
All the best
Adding to the ideas list :) Thanks so much for watching! ❤️
Love your house. So nice to see one with character sympathetically renovated. It looks like it is going to be a really comfortable and happy home for you all.
Thank you for the kind words! We’re beyond thrilled to raise our family here. ❤️
@@SimpleScottishLiving I'm really looking forward to following your young lives as the weeks go by. All the very best for the future.
I love the beautiful colour of the hall. ❤️ when we moved into our house almost 20 years ago (boy it doesn’t seem that long!) the old kitchen had a corner sink, honestly I have seen bigger sinks in a caravan plus the old one was on a corner. But we redid the kitchen, no draining board so it gives us more work top space. Your house is lovely.
Thank you for sharing! Yes, it’s been so fun (slightly stressful) to get to choose all of our finishes knowing that this might be our last move. In our last home, we always knew we’d be moving eventually, so we had to choose items that wouldn’t put off potential buyers. We hope to stay here many years to come ❤️
Zach - your accent is coming back! 😀
Slowly but surely!!
oh my goodness what a journey you are having achieving so much in such a short amount of time good luck.
A little each day!!
Absolutely stunning job you have done on your new home!
Thank you ❤️ it’s a labor or love, but we couldn’t be more happy seeing our home come together!
Fabulous house and wishing you all the best in making it your home!
Thank you ❤️
Great videos guys, welcome back and welcome to Scotland! I just noticed while watching this video the giant hogweed behind you guys, its probably worth while doing some research on these and why they are so dangerous for either you or the kids incase you touch one by accident and what to do. All the best in your journey and welcome home to you all.
Wow, we had no idea. Thank you for the heads-up!!
Beautiful house, hope that your dreams come true in your new home.
What a kind comment. Thank you ❤️ We appreciate it and thank you being a part of this community!
Lovely house and a really nice job with the makeover!
Thank you ❤
Gorgeous home. I hope you will be very happy there.
Thank you! 😊
I’m in The Cotswolds and it’s so lovely to see some Scottish countryside 😃….your new home looks lovely! Love the colours you went for too. I can just see a Christmas tree in your cosy sitting room and perhaps some snow outside. Very nice 👌🏻💚🧡
Yes!! That is what I saw when I walked in as well - a cozy fire, tree, and hopefully, a cute little pup curled up as well ❤️ Thanks for joining’
A lovely area you’ve moved to! I know it well, it’s a really nice place, very good community!
So happy to be here! ❤️
Lovely 😊
Thank you so much 🙂❤️
Liking kitchen units colours ..nice green doors and window and stairs
Thank you!
Congratulations!
Thank you!
The mint color is so pretty!
Thank you! I was sooo nervous about going bold, but we’re happy with it now :) It was Farrow & Ball’s green smoke.
Tongue and groove paneling, but I prefer the American vernacular (like you said) of "beaded board".
You have lovely home. You've worked hard on it.
I hope you will all be happy in your new domain.
Thank you for the kind words ❤️
It’s the Tartan Hoose. Congratulations ❤
Thank you!! We loved the tartan. We want to find a way to bring it back in somewhere 😊
Could you place a tartan door mat as you walk in maybe like a nice Scottish welcome?
@@SimpleScottishLiving
That house is great! Excited to see what all you do with it!
Thanks, Willie! I’ll send more videos 😉
Good to see you got rid of the 240v wall socket in the bathroom is dangerous and a big no no
Our electrician was horrified when he walked in 🤣 Still some more work to be done, but atleast we have someone now, who we know will do a good job. Thanks for watching!
@@SimpleScottishLiving I noticed that straight away and thought OMG that's against UK regs I'm sure!
I love your new home. I actually loved the bright yellow on the stairs though I would have gotten very tired of it I’m sure.
We loved the tartan! It wasn’t holding up well though, so we decided to start fresh :)
Lovely house! Hope you are all settling in nicely. And maybe Zach can take the kids along to see some "Soccer" at Tynecastle with Hearts next season 🎉🎉
Yes 🙌 🙌 Our little one is itching for some rugby as well! Thanks for watching!
When were were house hunting it was at the top of the market. It took over 2 years of viewings and offers to finally get a home. And at that time houses were going massive percentages over the initial offers over price. 30% and upwards in some cases.
Super surprised to see electric sockets in the bathroom, never mind above rhe sink. I thought that was illegal. Pretty dangerous.
But what a transformation. Classy. Well done.
Thank you! Yes, previously I think an owner did some of their own electric, so our electrician has been sorting things out for the past while. Still some to be done, but we’re getting there!
Looks nice. Good luck!
Thank you!!
Thank you for the thoughtful video, hope you enjoy your new house!
There isn't really an equivalent of a US-style real-estate agent in the UK. UK estate agents are agents for the vendor and never for the buyer.
If you ever get around to buying another house - especially in Scotland - you will probably wish there *were* US-style agents.
(There is a TV show on Channel 4 called 'Location, Locatiom, Location' where the hosts act as agents for the buyers,)
Scottish house-buying process is also different in the fact that if you make an offer on a house that is accepted it is binding on both parties; this is not true of the rest of the UK.
BTW don't let an electrician near your bathroom, or you will lose your sockets there! (Which you did!)
We LOVE Location, Location, Location! And, it’s so interesting to hear the differences in the home buying processes. Hoping we don’t have to go through that again. Thanks for providing more insight 😊
You have done amazing it’s coming on great ..white shutters would look amazing 🤩 I get a lot of ideas from instagram and TikTok ❤can’t wait to see the progress in the coming weeks ps you guys are so brave😀 love your positivity 😍🏴
Such a cute cottage! I have a family of 7 in just about the same square footage, it’s totally doable especially when the space is used efficiently.
Thank you! Yes, it’s all about the storage solutions and furniture configuration. Can’t wait to find a place for everything! Thanks for watching ❤️
What a beautiful house. I love the colours you chose. I also thought when I first saw your kitchen - ooo a "Belfast sink" / farmhouse sink would like lovely there. And voila you put one in. Would you like any more tips? hahahahaha
Haha we’ll take all the tips!! Thanks for watching!
I love your new house, yes the bathroom needs work but it's great 😃
Thank you! We’re getting there one room at a time, but now we can finally see the light at the end of the tunnel. Thank you for watching!
Another good video, 👍 "it was the house we bought" 😂😂😂😂😂 i cackled at that... must be the language barrier 😂😂 sorry zack!! And you didnt even get your garage buddy!! 😂 honestly, house looks really good guys,
Glad you enjoyed it and that we had you laughing! Job done 🤣
Love the house..well done guys ❤

Loving your channel welcome to the Uk ❤
Thank you!! 😊
Welcome from the west coast of Scotland. I live right by the sea. Lots of dolphin, porpoise, seals, otters, crane, swans and so much more. I have the sea to the front and mountains to the back. ❤
Wow, that sounds absolutely delightful! Thank you for sharing and for joining. Wish I could see photos!
@@SimpleScottishLiving If UA-cam allowed posting I'd post some.
Uk different. We put our house up for sale. First person to view, offered me £10,000 less than I’d advertised for. I showed them round myself and that’s quite normal. I said thanks but no. Second person arrived just as they left. They looked for ten minutes then offered me the full asking price. I said yes there and then. Sold within one day. Moved out within six weeks. A lot less complicated I think.
Wow, that’s incredible! I wish it had been that straightforward for us!
the house looks amazing
I'm glad that you got rid of those plug sockets in the downstairs bathroom whoever put those in I don't know how they thought that was a good idea
Thank you! It’s coming along now. Yes, our electrician was horrified when he walked in!
I didn’t realise that you bought the house before the move over to the UK.
Yes! Not something we had planned, but when we saw it, we had to go for it. I don’t think we’d do that again :)
That's a lovely house you guys have bought. Ok, not on US scale but once you put your own stamp on it you'll quickly adjust. Good Luck with the makeover guys. 👍
Thank you! Yes, definitely smaller, but it will be absolutely delightful in the winter with a Christmas tree and hopefully a dog curled up by the fire. Cant wait to finish up the work and get settled!
@@SimpleScottishLiving Cosy, picture postcard stuff. We do that well during Scottish winters. Ha!
