Thanks. She is a bit confused with her numbers.... Anyway - size seems reasonable and location looks good. As for the price - way too steep for the Philippines.... Was recently in the south of Spain on the Costa del Sol. Condos there along the coast would cost about that amount or even less and offer a larger area - typically 80 to 100 sqm 2br/2ba. Probably a 1 Br there would cost $150K.
sad to see the Philippines pricing itself out of the market. The value of my 2br2ba 60sqm has doubled in the last 5 years and is still lower price than this. Just look at all those hopeful purchasers desperate to sell and get out altogether when they could no longer afford the repayments. It's a buyers market in Cebu now. Greedy developers got their sums all wrong. For this price buy a three bedroomed house with land in the west. Prices heading south.
Prices are definitely going down in the US. I think the US market is going to crash. Similar to 2008. Its already really dropping in California with prices that are untouchable for most people.

That 630 per month sounds about right. I was paying $555 but only on a 3 month lease for a studio with an ocean view . You can negotiate a better term with a longer lease usually. I have also heard about people paying over 50000 pesos per month for a larger unit. Definitely negotiate your best deal.

I took her out for dinner at Shangri La. She's very nice - but she's a money maker - and is VERY WISE - to the ways of foreign expats. She doesn't need you - you have nothing to offer her - unless you are a legit multi-millionaire and would take her back to the US.
That price per square metre is more expensive than a luxury condo in Honolulu, Hawaii, Tokyo, Japan and Rome, Italy which are all notoriously expensive, but great places. I've been to Rome and Waikiki 4 times. You should just lead with the price and then people can switch off before wasting time watching till they see how tiny the apartment is and the absurd asking price.

I don't know where you are getting your numbers but they are outdated if not just wrong. I've lived in Hawaii and in California. Nobody that I know can afford to live in either place NOW. Hawaiians are moving out in droves, and so are Californian's. I lived there for one year - no water shortage. There are "brown-outs" but only 50% of the plugs in your unit go out - you still have refridge and internet available - during the short brown-out.
You definately don´t need a bathtub in a condo....that´s outdated and takes up too much space...I mean you can save much needed water just by taking a quick shower when possible....nice area but not my type....rooms are too small especially the sala and definately not worth $250k
Stayed in c suites which is identical to this and practically next door Units are very sparsely furnished Cater more for Korean and Japanese tastes Personally you can get better and more value for money

Needs a speaker on her jacket to get clear sound and some things are way overpriced like apartments because they only want USA dollars at about 1 to 52 Pecos makes it near impossible for other foreigners to get a foot in but lots of countries are going away from USA $ and that will bring down the American dollar in value which is a must for the world and these people asking for big money for Condos are going to get their figures burnt because they were told buy this rent it out for this much but lets face it how many people do you see inside these buildings and outside yes not many at all that's because there are bugger all and 80% kitchens are very small. I am a real estate developer. RE is priced based on demand for very specific locations (this upscale property/amenities, upscale township/shops with a beach), not based on an entire country (that would be upsurd). Try pricing every neighborhood in America the same! 🤣🤣🤣

I nearly fell off my seat when I heard the price that they are trying to ask for that tiny amount of space was 7x times the price, for the same floor area. Nice pool area, views, and bathroom, but that's not worth an extra 12 million PHP.

Philippines is always expensive if you’re talking about condo and housing.
You may as well live in the US at that price. That’s why the condo buildings in Cebu are about 20% occupied. Yet they keep building more.

Needs a speaker on her jacket to get clear sound and some things are way overpriced like apartments because they only want USA dollars at about 1 to 52 Pecos makes it near impossible for other foreigners to get a foot in but lots of countries are going away from USA $ and that will bring down the American dollar in value which is a must for the world and these people asking for big money for Condos are going to get their figures burnt because they were told buy this rent it out for this much but lets face it how many people do you see inside these buildings and outside yes not many at all that's because there are bugger all and 80% kitchens are very small. Many faults with things and many now asking rent and corporate fees and electricity and so on, on top of rents that's bad news. I am still looking for filtration in pools I never seen any and the gym was hopeless sorry to say but lets be honest about this. And if your married to a Filipino u need two bathrooms hehe cook tops are very expensive to run needs to be induction glsss tops and bigger fridge I would not pay more than 10 million absolutely not worth the price she said. i would not even look at it at that price This is not good if you think so well must be a Yank because your $ is way over the top when all others are much less and the Camera man is trying his best to make it sound good but to me sorry

I am a real estate developer. RE is priced based on demand for very specific locations (this upscale property/amenities, upscale township/shops with a beach), not based on an entire country (that would be upsurd). Try pricing every neighborhood in America the same! 🤣🤣🤣

@WHERE IS GREG NOW there are older 2 bedroom apartments with 60-70% more floor area in City di Mare, and larger pools, closer to the sea for literally one-quarter of that price.

@@whereisgregnow5989 yeah, that floor plan is a typical tiny 1 bedroom (30 sqm.) that the old ones sell for around 2 million PHP in the suburbs. I nearly fell off my seat when I heard the price that they are trying to ask for that tiny amount of space was 7x times the price, for the same floor area. Nice pool area, views, and bathroom, but that's not worth an extra 12 million PHP.
