The price sounds too good to be true. Please explain why you are selling at such a low cost?
The literal said at the start of the video he’s an investor, so he buys the condos probably when it’s still in the presale stage and gets a great deal then spends a few bucks to make the place look very nice and then flip it for a profit, very common in the Philippines for condo buildings in the Philippines to be completely sold out but mostly vacant for the first couple years while the owner of the unit sits on it to let it appreciate a bit and then sell. You can find new studio units on Mactan for under 2million php , but you get what you pay for so don’t expect much for that price.
He bought when preselling but put substantial improvement into it. He has other properties also, had thought about renting it out but decided to sell it instead so he doesn't have to "manage" it as he travels quite a bit.

No, he doesn't live there but at another house he bought and likes. He travels quite a bit and doesn't want to manage a rental while traveling other countries.

This building is solid but the location is remote! Took me an hour to get here from cebu city; another half hour to the airport. Otherwise it’s a winner

Mactan is a nice island with many nice malls and other shopping centers and restaurants.
Du you know when they are going to start to build the new bridge on the north side near the airport over to Tayud??
I agree Anders. No sure of the start date. I know of a couple of projects delayed by lack of money now so will have to wait and see.

Why no Hot water?
More than 100K per SM of floor area, 800,000 for a parking space. At 1% of sale price the rent should be 65.5K. But the unit will not collect 1% of the price which is needed for 8⅓ payback. I would say if you bought it and rented it out, you are looking at twenty years to get your money back.
Good to know....im looking to buy now....I own properties in Florida and strictly follow the 1% rule.
@@GerinPhils So you do know that the 1% rule is a 8⅓ years payback period. Prices in the Philippines are way above 100x rents. It is cheaper to rent here than to buy.

I am selling for 6.5 Mio Peso the developer sells for 7.2 Mio bare now.. I think it's the farest price now for a 2BR condo in Mactan.

İt's a Open Kitchen Livinroom Area, was the best Position for the TV. Bit there is in each Bedroom room also chance too positiona TV
Why no mini splits ACs?
The developer already made it ready for window type.
