I moved from Toronto to Calgary in 2021 & bought a detached at a very good price. After living here I must say Calgary will remain a great city considering affordability. I think it will be unaffordable within next 5 years as more & more people moving from other provinces.

Hi Rylan, this is actually easier than you would think in our current market. Rental prices have been out pacing home prices, so even with the rise in interest rates, you can find plenty of properties that cashflow. Many investors see this opportunity and are a big driver in our market right now.

Calgary is a great place to live but not to invest. There’s no geographical barriers like mountains or the ocean or land border that limits the ability to build here to increase prices. Also city taxes are going up because the city is expanding so much and becoming inefficient and expensive to run. Best investment is recreation properties in Canmore, Whistler and ski towns for airbnbs

In the video I do outline many significant reasons why Calgary is a great place to invest and will continue to be for the foreseeable future. There are indeed barriers to the west of Calgary with first nation land. Additionally supply with new housing is struggling to keep up with demand and has been for a few years now. Taxes unfortunately have gone up everywhere due to inflation and we actually have more affordable taxes than most of the other provinces. In regards to recreationally property investments in the locations you've mentioned not only are home prices there significantly more expensive many of them have laws prohibiting short term rentals (Airbnb). The reason I made this video was to help investors learn more about Calgary as I work with many of them and have personally seen the increase in outside investment over the past 2 years.

I am interested in helping people build wealth and would never convince someone to do anything for my own financial gain. That is great that you know people who have done well investing in Calgary. We are currently helping many people who are seeing great IIR and cap rates on their investments. While interest rates are higher than people are used to seeing, it all comes down to the numbers making sense to the individual. I would generally advise against it. Studios can be difficult to find tenants, and you will see higher turnover. The price point can be attractive, but you are better off to look at 1 or even 2 bedroom units if your budget allows for it.
