I love this channel too! Another thing to ask about stain is whether it is breathable and whether that's needed for your brick. For older brick , painting or stuccoing with a cement based stucco can prevent the water from moving in and the brick. When that happens and the weather freezes, so does sthe water in the brick ... and over time, the brick deteriorates. I don't know if this is the case of brick on newer houses like this one. The way the make bricks has changes over time. But I do know it's true for houses before say 1910. There is a stain that is breathable, so this can be done. You just need to double check that the stain you have is the correct type for the house.

Loved the bunk bed recess the best! Please consider renovating a Victorian house. Here in Chicago many homes were built after the 1871 fire and now so many 3 course brick buildings are being torn down as developers push new cookie cutter homes that gave little character. So happy to have found you again !
Thank you so much! I was going back &fourth on how much of my house trim i wanted to match with the new color we doing in a few weeks. The house is new . Custom built during the middle of COV19, so something's didn't come out as planned. So it changed the look of the house in the end to me. I hate how they trimmed some items out on my house. So it's 2 yrs old and getting a whole new change. I think i will like it much better . The exterior shake is much darker than i choose. The latex they had to use made the color choice darker. So i wish they wood have just told us to pick a color choice instead of a stain. So wish us Luck here in Ga

Robs c I live in Oz too. Would love to see Sarah reno a standard 3 bed, 1 bath, 1 living room home, which is what many couples and small families still live in. I grew up in this type of house as did many of us and we got along fine without all of the extra bathrooms, beds and living rooms. Love what Sarah does - let’s see what she can do with something smaller.

Hi Sarah nice wrap up. Since you are polling for another project ... how about a "micro pied a terre"! It would be like doing a tiny house but not on wheels. It would be something with a teeny kitchen with no eat in space, a dining living bedroom combo (bachelor suite), and a bathroom. Oh and say a small hallway from the front door. And the walls can only be 8 ft ceilings .... show us how to transform something like THAT (cue evil laugh here ..... )
I've watched Sarah Richardson since I came to the US... "Room Service", "Design Inc.", those are the oldest shows of yours I can remember. Sarah, I think you're the only designer whose aesthetics/design flavor I agree almost 100% of the time (the ones I didn't were usually with flowery fabrics or wallpaper, like French cottage style or toile) and never goes out of style. I wish you're here or I lived in Canada (or could afford international design consultant).

Beautiful job! In February I just had the roof replaced, siding, shutters and gutters. Choosing colors is overwhelming, but I chose a dark grey roof, white siding, black shutters and charcoal grey gutters, downspouts and trim on a brick house. I agree with you the charcoal grey gutters and trim let's the body of the house stand out. My millennial daughter says the house looks more contemporary now.

I LOVE this exterior. I wish I was brave enough or had the money to do this to my own home. Our neighbour has recently done something similar and I LOVE the way the texture of the brick still comes through the paint / stain. It's just adds another dimension to the property. I really also love the way that the 5 cedar trees added height to the level front exterior. One more thing I love, the three outdoor / cafe style tables, what an excellent idea, no more shuffling along the bench to fit everyone in....genius! Sarah, you're amazing! Minister of Exteriors ...you're not so bad either...love the twinkle lights. 😜

I LOVE how you painted out the garage door! Stunning re-do. You are one of the best designers I watch. LOVE how you discuss the staining of the Brick and how it matters. Paint seals the Brick and you will have issues and maintenance. I try and tell my clients this and I am going to share that video of how the expert explains this process and why you should stain brick. ;0)
We painted our fascia, soffits and downspouts the same color as the house and it’s amazing! I love how you kept the previous front walkway and created a little separate space to sit. In a rental like this, with possible crowds staying at one time, having lots of spaces to get away is important!

I had commented that I was worried it would read black from the street but having the little pops of black in the light fixtures really helps to see that it’s charcoal instead :-) i’m sad this project is complete but looking forward to your next 😍

Sarah, I love your chair choices. I have found putting chairs on grass is nice but having to move them for mowing is a pain. I put patio blocks over landscaping fabric just big enough for the seating area and it solves the moving process. I don’t have to move them when mowing!

Never a fan of any painted brick home. It puts an impermeable layer on a material that is meant to breathe.

Sarah, I love your chair choices. I have found putting chairs on grass is nice but having to move them for mowing is a pain. I put patio blocks over landscaping fabric just big enough for the seating area and it solves the moving process. I don’t have to move them when mowing!
