- In 2017, Paramita Banerjee booked a flat at Supertech Sports Village in Greater Noida. "We were told that by the end of 2019, the construction of the flat would be complete. However, by the end of 2020, construction hadn't even started,' said Pramita. Her booking was transferred to Supertech Ecovillage II in Noida Extension in 2021. In 2022, the company was declared bankrupt, and its operations are overseen by a court-appointed Interim Resolution Professional (IRP). Pramita still hasn't received possession.

I am also a survivor , I booked a flat in the Romano project back in 2015 and have yet to receive possession. Neither the courts nor the government seem to be taking action against the builder. The builder receives funds from us and uses them to construct hospitals, hotels, and schools for themselves, they settle their children abroad. The government has failed to establish regulations to sell off their other properties acquired with investors' money, and that could be utilized to complete the construction of the pending flats.
My parents booked plot in Ansal project in greater Noida in 2010.. The project has been canceled and our payments are stuck. 14 years of harassment still no hope of payment refund.
Why did people patronize the Ansals after Uphaar Kand? Matlab aapna kaam banta, bhaad mein jaaye Uphaar Kaand mein jale hue Jaanta?

The buyers will have no protection unless the buyers are legally allowed to deposit the money in escrow account which will be transferred to builder/seller only on completion of all terms of purchase agreement. But as long as builders and politicians are hand in glove this will not happen and chances of getting cheated is very high.

Today builders has still not handed me possession in Noida. These companies and government are misleading the common person who pays income tax yet has to fight for our rights. All we need is a roof under our heads that we call home, but these builders and government are all corrupt and mislead us. So sorry and shameful to see this state in India for insolvency.
@@bhaskarmaitra1805 they are everywhere, that is why you should always get a notary made from a Lawyer which will put the conditions that the house will be given to the purchasing party and if failed to do so then the Builder or seller will have to return the amount received till date. 😊😊

MAAM you are absolutely right about RERA . No one gets justice,hard earned money of us is heald by the builders. All RERA does is give us date for the next month . Cases are not solved foe several years . Waiting for justice is a dream.

@05:50 How come any builder is allowed to start multiple projects without finishing the earlier ones. There should be a strict rule that first finish 1 project then only u can start any other project. Whole system and everyone are involved, its a whole nexus.
My friend's parents have a flat stuck in Noida too. Builder sold the same flatto 3-4 people, then spent it all on luxury and foreign vacations. Later got caught and is in prison rn. Case going on rn. People trusted him as he was legit (did many successful projects) and popular

All are involved in this We had booked in Lotus zing 2010 .90 percent money has been paid . Builder declared bankruptcy and ran away . Since then under different company launched other projects . Cases filed by people are running for ages . No flat andnwe are in 2022. Top it up while buyers were duped Noida authrities have come to demand pound of flesh which builder duped him . Things are really rotten and its seems even Yogi ji is unable to help. It pains to see over 1000 plus people in our projects who put their hard earned money are suffering and there is jist simply no one to take these builders for tasl

Sorry to hear this story. May God give strength to you and your family. I have to say something here dat why do people trust builders and go for under construction projects. Why? Dats my question. They only sell you dreams. It's high time we think conservatively. Under construction projects I know are a bit cheaper than ready possession or resale flats so home buyers are attracted to such deals. Nowadays I see no one wants to go for resale. What's wrong with resale properties. You can physically see the flat. Verify the papers, negotiate on price. And when I say resale I mean to say not more than 10 years old( 0-10 years).
I had my flat in Mumbai which was almost like 50 years old, it was about to go for redevelopment. I decided to sell the flat at a good price(almost Rs 35,000 per sq ft price) and bought a resale flat. Dat apartment belonged to my parents. I being 33 years old think so conservatively. And I feel it's the need of the hour! We should stop trusting the builder or even RERA laws blindly. If you can't safeguard your interests no one else will. Home purchase decision is a serious bet you can't get emotional. People say dream house, blah blah. Koi dream roti ya dream paneer makhani ki toh baat nhi karta. Shoes, kapde infact sabjiya lete waqt bhi hum kitna careful rehte hain. So what happens to us when it comes to real estate? Today's time we cannot even trust big builders.
I agree with your points. In NCR I have also seen people going for new flats and under construction flat.
But here are some other facts as well.
Talking about Noida, it was a new city, which means it needed new commercial and residential places. People can get flat for resale in places like Delhi in NCR but Noida was still developing and property was relatively cheaper. Also Noida Authority when giving land to builders didn’t asked for 100% land payments but only 20% or so. So builders started acquiring more land , hence more projects than they could actually build/deliver. Also builders rotated money from residential to commercial/hotel spaces.
Bahut se Shane log NCR mein in builders ke chakkar mein fassey hue hai. People who have got flat possession, they should consider themselves lucky not shane.
If u are going to buy a flat then go for ready possession.
If u are buying land then have enough money to start home construction as soon as possible.
My sympathy with the lady. But no government is responsible but our own lack of knowledge.

That's why i have decided not to buy any more properties . Thankfully what i receive from my parents is good enough . Don't need more . Also returns from properties in future will be very little . Currently the property prices are sky high , if u buy now Don't expect much returns in future .
Better returns in mutual funds sip or even ppf / kvp / nsc if u are conservative .
This was a clear sign of supply more than the demand and it was done with builders in cahoots with government, government simply looking the other way. It happened to me
There is a difference between RERA applied and RERA registered.
I saw Insta reels and YT Shorts where some "finfluencers" were "educating" their audience regarding how their money is protected under RERA and the provisions being so strong that if possession is not done on time, the builder will have to pay interest. I commented there, that the provisions are good, but the reality is very different. The imposition of this law is very fragile on ground. Courts don't take actions for very long periods.
RERA and Govt have not done anything for home buyers. I also booked a flat in this project in 2014 and possession was promised in 2018. The building is incomplete, no work is going on for more than 6 years.

Its a natural progression of a developing emerging country that people move from rural area to urban area in residential buildings and some people move to suburban homes. This happens in every country since no matter what you can't have jobs or higher tertiary education and other facilities like advance healthcare in rural area those are available in urban area
It's not foolishness.. there are hardly any industry & job opportunities in villages. Only in the old age people will go back to their hometown
@@Happysoul_3 right and even for old people there is no health care, roads are getting better but still overall they are bad even carrying them to nearest good hospital is a challenge. My grandmother was so old and roads were so bad that even for health checkups we could not take the risk of moving her in a car. We had to call doctors sometimes they were available sometimes they weren't.
No security, no health care, no higher education, no meaningful jobs at this point even people who are capable of working are not present in villages it's getting deserted.

( I am not BJP Walla) I am from a panchyat area and in our 10/12 kilometer area there are more than 5/6 big units of poteto wafer factories, saw mills, plastic units where about 2000/2500 people are employed. There is a short fall of workmen and people from UP ,Bihar, Weat bengol have come and getting jobs.
