- Detached, 4 bedroom stone property in a great location close to the town of Tondela, central Portugal. This lovely property comes with just over 4,000m2 of land, a stone barn and is sited at the end of a cul-de-sac. There are great views from the house and no close neighbours!
Access to the property is good via a country lane that leads to the driveway and off road parking area. The driveway has a calçada stone finish, which is common in this part of Portugal. Most of the land is to the south with the rustic stone barn to the north of the property. The house has 2 levels and a huge terrace area at the rear by the old stone well. The main living area is sited on the first floor and has a balcony with those great views.
Ground floor:
A pair of metal gates give access to the ground floor storage room. Here you will find the heat pump that heats the water for the kitchen and bathrooms and the central heating radiators. This area also houses the 'sit on' mower and other garden and household equipment. It here you can see the original local stone used to construct the property. To the side of the storage room is an open-plan entertainment area with its own kitchen and seating and has a granite paved floor. This is a great area to relax out of the hot summer sun and take in those superb views. Granite steps from here lead to the rear of the property and its very spacious terrace with lots of room for alfresco dining.
Fist floor:
There are 2 entrances to the 1st floor: The first entrance is via wooden double doors at the end of the corridor on the west elevation. The second is on the north elevation located on the rear terrace. This door opens onto an open-plan kitchen/diner and lounge (there is also 2nd lounge). The fully-fitted kitchen has painted wooden base and wall units, a central island and polished granite work surfaces. Opposite the kitchen area is a lounge with pellet burner fire to complement the central heating system, also an A/C wall unit. A door from the kitchen takes you to a central corridor that gives access to 2 bathrooms, one with bath and the other with shower unit, 4 double bedrooms (some of which have A/C units), a spacious second lounge and exterior terrace with wonderful views of the surrounding countryside.
Attic:
There is an access hatch in the first floor ceiling that opens to allow ladder access to the attic. The attic floor has been boarded to allow storage or could be converted for extra living space.
Exterior:
The land to the south of the property is flat and has pine, olive and various fruit trees and an area for a vegetable garden. There is a laurel hedge that divides the land from the huge calçada driveway, that wraps around two elevations of the house. The driveway ends where the path, with its low stone wall, leads up to the old rustic, stone barn. To the left of the barn at the rear of the house is a very spacious paved area with tables and seating for alfresco dining, or just relaxing taking in the great views! It is here you will find the well that supplies water to irrigate the land and gardens. This really is a special place where you can get away from the hustle and bustle and relax.

Beautiful property. I can see a swimming pool in the garden. Was not able to appreciate the interior much. Just a little bit of clutter. Most definitely overpriced. But beautiful property grounds with room to expand.

the rooms are quite small, the kitchen is so small and crowded. this is not anywhere near a 265,000 property. it is more like 165,000.
its never 265 k e house, not even close to 200 k
Lovely outside, great views, well built etc but decor is not great. Could do with a new kitchen. You have the basics here to have a lovely house- at a lower price!

and again a really nice property wht a really nice terrrace which is not overlooked by a whole village 😁 dont get me wrong i like neighbours but i dont like it if they can watch every move on my property

Unfortunatley, when we were filming, the neighbor was spraying his vines. You can see him in one of the drone shots.
I agree,- much too expensive for a country that doesn’t offer employment. All of Portugal is over priced.
