- Come along and explore our 10 bedroomed stone house in central Portugal @TeaAndTinto There´s an awful lot of work to be done to restore this abandoned house!
Business enquiries - teaandtinto@gmail.com
The dampness is due to the stone not being able to breathe. The render or paint should be replaced with lime based plaster or paint which will solve this problem.
Thank you Sharon. You are right. Probably something we'll have to do over time, bit by bit.
The kitchen is a room where a lot of vapor is produced, going upwards and condensing on the ceiling ( and the walls ) because the roof ( and the walls ) is ( are ) not insulated. Painting will not solve the mold, it may hide it for some time. Nice house, it was in my favorites on Idealista some months ago.
Hi, my name is Mary Caruso and I’m joining you from Canada. I can’t wait to see you both repairing this old home. I’m 75 years old and can’t imagine taking on a project like this.♥️🇨🇦♥️
Been wondering where you were, now I can see just how busy you have been, Great tour! All is looking wonderful!
Thank you so much 😁
I saw this property for sale and fell in love with it. I'm glad someone lovely has bought it and will bring it back to life. ❤
Aaw! What a lovely comment. Thank you 😀
That was a great tour of your property folks. Good luck on your new life journey.
Thank you so much 😁
The ground floor would make a great rental or holiday let.
It would indeed Heather! Something we'll have to consider in the future. Thank you 😁
I would paint ceilings white .. dark wood is oppressive Great House so much potential .. Good Luck guys ❤ ..
Thank you Pamela for the lovely comments. I am definitely torn between painting white and keeping it traditional. Maybe in the future we'll do a test on a smaller room and see how it looks 🙂
The house is gorgeous ❤ thank you for sharing ❤
Thank you Lorrie 😁
Beautiful tour you did a good job it’s a beautiful home.from Dallas Texas USA
Gracious me, what a gorgeous building.
I’m thinking you are both at a great age to actually finish this renovation/restoration and have a luxury home to live in.
It’s big enough to let out the ground floor as a B&B for holiday makers. There is quite enough room upstairs for you and your family to visit.
I think I’m a little envious 🧑🏻🎤…
Wishing you both every happiness, lots of strength, and of course , myriads of patience..
Cheers from Australia 🌸🌸🌸🌸
Thank you for your lovely comments Lorraine. I hope you are right about our age as there is plenty to do. It's also true that there is enough space for visiting family and friends upstairs. We had visitors over from Australia at Christmas. 😁
What a charming house! I see why you gravitated toward this property - it's lovely, with so many interesting features. It looks like a chapel/church from the front doors, then opens up like a butterfly!
Thank you for your lovely comments. I see what you mean about looking like a chapel.
You have a beautiful house. it will be stunning when your finished. France
Thank you very much Eileen 😊
Got to be the grandest house I've seen in Portugal
Lots of potential
Thank you so much 😁
Its all about the heart, when buying a house. Of course your criteria went out the window. I love this house. I like that you have a village close by.
My thoughts exactly Jean. Thank you 😁
I learned from a paint store that a light sanding by hand with a sanding block will knock the top off leaving a soft texture. IT WORKED FOR ME. Please try it before any pricy removal or scrapping. Hope this helps😌love your property. Ruth, Oregon USA.
Hi Ruth in Oregon. That's a really great tip. I will definitely give it a go. Thank you 😊
That house is magnificent! The wooden slats floors are amazing. I would die to live there! I see why you had to have it I would have been the same way!
That's so kind of you to say. Thank you Barbara 😀
Hi from Cape Town. Ive had withdrawal symptoms from no Tea and Tinto! Im absolutely in love with the 2 wooden beds in the 6th bedroom!! ❤
😂 Thank you so much Ingrid!
@@TeaAndTinto 😊
We're from Cape Town and we have a holiday apartment in Fuzeta, on the Algarve. We love Portugal. Fantastic weather all year around and no crime. Beautiful country.
Might move kitchen to added on area ,room where it leaved and use kitchen as laundry/ utility and mud room
That's a great idea and we have thought about it but our windows are a bit too low for standard kitchen units in the conservatory. But we are not ruling out the idea just yet. Thank you so much for the suggestion.😁
Hi from Australia, stunning setting and such a solid home too, hopefully you can keep as many of the beautiful original features and woodwork as possible. Good luck with it all.
Thank you so much 😊
1st bedroom would make a nice dressing room for the larger bedroom. Look very closely at condition of wood ceiling and floors for rot and wood worm. It’s a lovely home.
Yes it would😀 and we'll definitely inspect the woodwork
Hi from Sr Petersburg Florida. I love your home, you are so lucky to fine and enjoy. You have to dry the moldy ceiling or it will keep coming back. Mold is very dangerous to your health. It would be best to take it down and replace all that is wet. I know that cost a lot but your health is worth it. Please show more oy=f your gardens. Enjoy your home. 😊😊❤❤
Hi there in St Petersberg, Florida. Thank you very much for the lovely comments. You are right about mold but luckily our living and sleeping areas have none . Just need to focus on the other areas.
what a stunning property you have
Thank you so much
Congratulations on your new adventure!! If I was you I would move the kitchen into the biggest bedroom closer to the living room and dinning room. On the main floor, and make the kitchen your laundry room with a sink for DIY, soaking cloths and anything else you need.
Wow. Thank you so much Anabela. I really appreciate your suggestions. At the moment all the water input and waste is on the other side of the house so in the short term we need to leave it as it is, but we'll definitely consider it in the future. Thanks again 😀
Just beautiful. Good luck for everything!🙏👏❤️
Thank you so much Mia 😀
Well done. Lots of progress so far and it looks like you have resolved a lot of the roof problems.
It is a fantastic house but I would get lost in such a big place. Nice to see that you are both brave enough to
take on all this work. Good luck 👍
Thank you Ken. Yep! Either brave or slightly bonkers 😀
What a beautiful house. Granny South Africa
Thank you Mare 😊
Its an amazing house, luckey you!! We have a stone house as well here in Greece, full renovated because it was built in 1871, from granparents, and we are so happy to live there every summer with family and friends, and luckily it is by the sea!!! Be happy my friends at your beautiful home!!!❤❤❤
Thank you. Wow! Your house sounds fantastic with those sea views. You are also very lucky 😁
Your home is going to be stunning. I'm looking forward to following the journey with you. From New Zealand
Hi there Celia in New Zealand. Great to have you with us 😁
❤
Thanks
Beautiful home. I love the work you’ve done on the ground floor lounge-the stone walls. The room seems somehow larger with them.
Thank you for your lovely comments.
Amazing house and very well explained
Thank you so much 🙂
Wow what an amazing house! Those cupboards in the bedroom are absolutely stunning. So much storage. The living room is remarkable and again stunning!!! What a gorgeous home. I can't wait to see what you are going to do with this house. More videos please!!! Cheers from Toronto
Hi Eric in Toronto. Thank you for your lovely comments. Really motivating.😁
Amazing house! You could rent out the downstairs a a seperate holiday let. It ha everything one could want for a short or longer stay!
Thank you. It certainly lends itself to that because of the separate entrance 😁
My son lived in Aveira for a year while he played basketball there. We visited him. Lovely country
Wow. We love Aveiro. You spotted the photo! I remember Aveiro used to get great Basketball players from the US!
The 'fix' for the textured sand paint, in your second bedroom, is a skim coat of lime plaster to fill in the surface and smooth it out. Did you say how much you paid for that beautiful home?
Thank you for the tip. We are contemplating the 2 options of either doing as you suggest or scraping first. Thank you for asking but at the moment we're keeping purchase cost private. Maybe in a future video.
A fine house. It will be a gem again
Thank you for your lovely comments
Hi from Ruth in New Zealand, loving the house, the grounds look amazing…..
Thank you Ruth 😊
What a treasure, a diamond in the rough the house and property. Will be following to watch your transformations. Hello from MO, USA
What a stunning house.
The extension to your first floor lounge would once have been an outdoor terrace, I think. So hence the grand doorway and arched windows in the main room.
I think you could be right Billy. It´s a shame there´s no old photos of how it used to be.
HI GUYS LOVE YOUR HOUSE YES DEFINITELY BE WATCHING YOUR PROGRESS AND SEEING THE MIRRORS UP ON THE WALLS ❤ FROM AUSTRALIA
Thank you Ruth in Australia. Looking forward to getting those mirrors up 😀
The house is beautiful.
Thank you Helena
The mold that is in that kitchen is not just going to go away you need to stop the moisture from coming in through the rocks on the outside there is a moisture barrier type of spray that you can
If fixing the roof hasn't solved the problem then you are right. We'll have to consider some kind of external barrier 🙂
Thanks Anita & Manuell, for the tour of your most magnificent house, what potencial. How did you find it? Please tell us the story & €?! Perfect for a B&B or Butik Hotel with cuisine a la Portugese. And what fine size park and veg. garden you have. We are from Sweden, but now living in Krakow, Poland.
Thank you for the lovely comments friend in Poland. The house would certainly lend itself to B and B. Maybe one day 🙂.
Very impressive house. Looks like the living room was made by knocking down the rooms either side of the corridor. It is in very good condition for age. I've just bought a similar age house near Coimbra, 4 bed but it has been split in two so probably a similar size to yours originally. I still have the original windows like yours on the ground floor. Not sure why you want more bedrooms as ground floor is great for storage and workshop! Looks a good compromise of a liveable house but with opportunity to improve certain rooms. Mine is the same as has no heating and never had open fires so you do wonder how they kept warm in the winter. It does have good sun exposure so will warm up during the day.
Thanks John. That's very interesting. Yours had no heating either!. I think you are right about knocking down divisions. It makes sense to me. Glad you enjoy your house too. 😁
The house is lovely. I love Escpecially the bathrooms with the very old sinks and Toilets. I suspekt that they were very high quality and expensive 😢 greetings from Germany 😊
Hi there Anita in Germany. Thank you for the lovely comments.
fantastic guys,well done
Thank you Shane 😀
Loved the tour of the house
We have a house in Sao Miguel and we added some fans in each room to circulate the air
And I have to say it helped immensely with dampness
But with that said your house is amazing
Great job
Thank you so much. We love the idea of the fans. It definitely sounds like a solution!
Hello from Australia.. love your house...gee wouldn't I love a project like yours..I think I would love to paint those dark dark ceilings white..but OMG what a time consuming job that would be...sooo many coats of paint...another alternative would be what we call gyprock ...sheets of plaster cut to fit...on ceiling would give good insulation cheap to buy and is quick install if you hire the right equpment to lift up to ceiling . Loved the tour...I am genuinly impressed...what a find..
Hi Heather in Australia. Thank you. What a great idea! I hadn't thought of that. Maybe the gyprock would work for the walls as well.
@@TeaAndTinto also great insulation as well
Your home is lovely.
Thank you so much 😊
After you paint, urn the office upstairs into a library with over stuff furniture and a coffee/tea bar. When you finshe painting, move into the first floor and start a B and B/wedding events.. The junky kitchen on the bottom floor turns into a storage room and wine cellar. The room under the second room kitchen adds a dum waiter to it, and it will be easier to take food outside the dining area. The second floor kitchen turns into a catering kitchen to later have local teach your guest how to cook a simple Portugal dish. As soon as you open the selection of the house to guests, you can start making money to hire people to do major projects. Serve only breakfast and have finger food preparation buy the local. Only open your house to guests summer and fall so local teens and young adults can help with exter work.
Wow Faith! Thank you so much for those amazing ideas. You have certainly given us food for thought. I especially love the dumb waiter idea. That room you mention certainly isn't habitable and we already had ideas to make it a service room for water and plumbing. I also think the library is a great idea. As for B and B we have no plans for the future but you never know!!!
Are you planning a B&B? House would be ideal for that, so many rooms with great views.
Thanks Paul. It would work well, but we have no plans for the time being.
Beautiful 😊
Thank you Terry😁
Your house is beautiful and very big. And in a very good shape. Not like most of the properties on the market today. Overprized ruins! And people buying like crazy. Investing lots of money and years of getting somthing out liveable. For myself not unterstand able.
I for myself retired 5 years ago to Thailand. Built a house on my wifes Land outside a village. And enjoy the quiet, lush green envierment and the fishpond. If i would have stayed in Switzerland i probably would not have a life as good as mine here.
Thank you so much Hans. Wow you have been on quite an adventure yourselves and now you have a peaceful place to relax!
Hello from California. Your home is amazing and I can’t wait to see it brought back to its former glory.
Hi there Joan in California. Thank you for the lovely comments.
The walls on this floor look great
Thank you
Thank you so much Mariette for your lovely comments 😀
Olá, adorei a apresentação 👍 a casa é linda com enorme potencial.😍
Muito obrigada 😁
Just thinking of this from your tour. You mentioned the continued stain on the kitchen ceiling. Also you have an odor. My suggestion would be to call in a professional on how to deal with this. Odor is mold and can be serious health problem, My best to you in your restoration.
Thank you Linda for the suggestion. There isn't any odour and it's dry inside so fixing the roof worked.😄
Thank you so much for your lovely comments 😊. Muito obrigada.
Do not paint or replaster until you’ve had some expert advice as you have dampness issues. That means there’s a lot of water being retained already. There must be a historic preservation office somewhere in Portugal where you can seek advice. What has happened is that the previous owners have made mistakes that have trapped the moisture. In a brick house, this can cause the brick to spall. I’m not sure about the stone. You need to take off all the layers of paint and sand plaster and only use lime based plaster and paint so the house can breathe. I am hoping that the mortar that holds the house together is also correct and has not been relayed or repointed with a hard, modern, cement. This can also help trap moisture forcing the water to escape via the stone rather than through a softer more line based mortar.
Thank you very much for the detailed advice. We'll have to explore these issues further. The kitchen roof is flat and made of concrete and perhaps should have had a damp proof membrane. It's difficult to know if the whole exterior is pointed with lime or cement. It'll be a long, slow process if we have to repoint.
Yes, I meant replaced with hard concrete, not relayed. Auto correct. I volunteer for a historic house that had dampness issues. The wrong mortar used in a previous restoration had caused tremendous problems. Perhaps you could set up a program to have people stay and work on your rooms for several days in exchange for several vacation days. You may be able to mitigate much of the moisture with the right plaster and paint. At least try to remove the layers trapping the moisture. Please seek expert preservation advice from people who understand the old stone and your roof issue.
Brilliant advise! I have 40 plus years working in the field of historic building conservation. Please get the advise of a qualified professional. You have a beautiful home. Do it correctly and it will cost a penny or two up front but it will save you more in the long run…
I found your channel , I have subscribed. ❤
What a lovely, charming and very large house. If you paint the ceilings white, i think, you will turn it into an ordinary home taking away some of the warmth and charm. You might regret it. Looking forward to seeing what you will do. Thank you for sharing. ❤️🙏
Thank you Elisabeth for your lovely comments. Really appreciate your thoughts.
Hi from India
Was wondering y u didn't post any updates
Happy to seeit
Thank you so much friend 😀
Beautiful house ❤ enjoy it😘
Thank you 😀
Hi from Nashville Tennessee USA, your home is going to be stunning when you’ve finished it! It’s truly beautiful as it is. Will you rent the ground level apartment when it’s finished?❤️🤗🐝
Hi Deborah in Nashville. Thank you for your lovely comments. At the moment we don't have plans to rent when finished, but it's definitely a viable idea.
@@TeaAndTinto You’re most welcome and thanks for answering my question. Rent it or not, it’s good to have the extra space. You just have so many options!❤️🤗🐝
Linda casa 😊 com o promenor de ter móveis com muito charme 😊
Muito obrigada 😁
Wow, your home and land has so much potential. looking forward to following you in restoring it. Thank you from Australia.
Thank you for the lovely comments Narelle!
I am from Edenvale, South Africa.
Hi there Ansie in South Africa 🙂
Very Beautiful I would keep as much original charm as possible. When these houses are turned into a contemporary design and colors , it looks really terrible
Thank you for your lovely comments
Love your new home! I have lived all my life in the western and southwestern United States but dream of getting back to Europe. We have watched many UA-cam videos about Portugal and I hope to visit soon. I hope all goes well with your renovations!!
Thank you for your lovely comments. I hope one day you manage a trip to Europe.
What a beautiful home you have. So much potential in the downstairs especially but costly on time and money so a little bit at a time is very sensible.
Thank you for the tour with only one thing left to say 😊
Mirrors hung pretty pkease and maybe a few lights fixed 😂😂
😂 Thank you. Let's hope the 'pretty please' works 😀. And definitely the work a bit at a time
Ur home is simple but quite beautiful. It is nice that u have a good piece of land. The 0lace itself is beautiful
Thank you so much.
Beautiful home. Love the woodwork, and stone work. From Arkansas U.S.
Hi there Pamara in Arkansas. Thank you so much 😊
Love your home and agree with you about painting some of the ceiling white. So many possiblities, can see it decorated and beautiful paintings on the walls.
Thank you so much Linda 😀
Just beautiful!
Thank you!
Awesome! Fun! Funny! Thank you!
Thank you Susan for watching! 😄
Lovely summerhouse ! Ty
Thank you so much 😀
I saw where u can take a bucket of water about halfway and a branch from ur trees leave it till u can lift it out and see roots but leave it till u have a good rooting system. U can use fruit u may be able to root u more willows...I would dig the lemon tree up and put it in a big pot and keep it up by ur house also u need to pot it in a bag of compost with citrus in it..😊
Willow is amazing isn't it? It can also be used as you said by putting cuttings in water for a few days and the liquid can then be used for other plants as a rooting compound. I will try your method next year. Thank you so much for the tips. 😁
Beautiful…
Thank you 😀
Parabéns! Vocês tem uma casa maravilhosa e com enorme potencial de melhoria. Arquitetura típica Portuguesa, com materiais da região. Felicidades!
Muito obrigado 😊
I like the texture on the walls
Thank you but it hurts skin if scraped along it, so bit by bit it'll have to go 😀
Hello from Clinton Connecticut love your channel! I am also Portuguese and I have spent many summers there. Have fun!
Hello Idalina in Clinton Connecticut. Thank you for watching 😀
What are the plans for the house?
B&B?
There's a lot to renovate and we'd like to make the ground floor more usable eg new kitchen. No immediate plans for B and B, but may consider it in the future 😀
Hi , from California
Hi there Connie in California 😀
Get a dehumidifier for the kitchen!
Nice house!
Good idea. It's ok for now but will check again in the Autumn!
Get a scrapper flat with a handle will take all popcorn sand paint.
That sounds like a great idea! Thank you. If it's what I think it is, I think we used one in the conservatory but it did take several days. I wonder if there's an electric tool that would make the job easier.
