Based on some other listings I found, the smallest unit in this video (1600+ sq ft) is probably at least $2000/mo HOA. The biggest unit in the video (3636 sq ft) is probably $4500/mo
What are HOA fees??
@@Stonksbae they are fees that condo owners pay every month for at minimum things like various insurance on the building, and typically something like any landscaping, window washing, etc. Then the reserves can be used for repairs, upgrades, etc to common areas. In this building, it has gym, pool, etc so the HOA also pays for those and it pays for any staff that works there like building engineers, door staff, etc etc. Typically high rises have higher HOAs especially ones with gym, pool, etc.
This is separate of any insurance you pay for your own condo itself and if you have a mortgage, those payments.

Beautiful building and units - and the views are great. I imagine it is a lot of fun to watch storms. But I always wonder whether people could see in through those windows (particularly at night). And such large windows in every room seem to eliminate any coziness and warmth. I guess I like older places with lots of wall space. Although I wish I could own a summer place in Chicago, I'm happy enough with my small, dark, beige, Taco Bell-style, stucco, 1975 condo in the Southwest. 🤣

The views on the upper 2 sell those places. However, $1.4 for 1,600 sq ft and basically being on top of Lake Shore Drive is a little off putting. Love the video!

There have actually been views from a mile north, looking north, before used in some ads as Miami. Showing a few beaches like North Ave and Oak Street Beaches. Pretty hilarious.

I can't be sold on the pool beside the highway. Speeding traffic and noise - it's just not conducive to lounging on a sunny day. The gym has great equipment but needs windows. That was a major design mistake. Nice apartments though.
I guess nothing is perfect I prefer beautiful house if I am rolling in dough both would be nice Chicago is beautiful city hate some of crime .

This is a beautiful building. Unfortunately, Chicago is headed down. It is not growing like other cities (like Miami).

Those prices are absolutely dramatic
The outdoor pool seems so relaxing with all the noise from LSD. No, it looks nice, but still way overpriced for Chicago. You could live in a new luxury building in Manhattan for the prices they want, albeit maybe with a bedroom or two less.
Downtown Chicago is much better than Manhattan tho
This is not even close to true. These units in the video listed are $1000 to $1400 per sq ft. In Manhattan you will be paying double that or greater with even higher HOAs. I moved from NYC to Chicago (used to live in Chicago before for a long time) and bought property earlier this year - Chicago is way cheaper. Even this building which is one of the more expensive ones in Chicago. You will be paying over double in Manhattan than this for similar (possibly less amenities over there too).
@@MR-ml2po Median price in Manhattan is around $1,600 sq/ft, so not that much more. Overall, you're right that Manhattan is close to double, but not in this case, which is why it's a terrible deal.
@@MattSezer I had another reply to you with actual examples, but i think it got deleted. it is double for something similar and usually even more. Not even talking about how this is probably top 3 most expensive high rises in the entire city. The majority of luxury units downtown are sub $1000/ sq ft. The median is not taking into account comps. You cannot compare a 60 year old no amenity place to a building like this. That's not how it works. I have bought in both NYC and Chicago at this type of unit and it's not even close. I have a 4 bedroom luxury condo, 5 years old, just outside of downtown, in a low rise, and it was just over $400/sq ft. We looked at similar comps and even in Brooklyn it was 3 to 4X more expensive per square foot

These Buiding looks so amazing but also so so so empty....are these apartments actually sold? I can imaginen that not a lot of people can afford this......looks a bit like a sad dead place.....
Move-ins in this building only started 6 or 7 months ago. And this video is from 4 months ago. It was probably filmed when it was maybe a month or 2 into move-ins.
LSD really ruins a lot of the lower accessible stuff.

Sterile, cold, cramped and awful. Seeing this place for what it really is should calm those people who think that they want to live in this place. A bit pricey for views of other tall concrete and steel buildings and a lake whose shoreline freezes over in winter. Brrrr.

I considered moving back to chicago after retiring. Not bad tax treatment for retirement income. But I just couldn’t get past the steep property taxes. I’ll have to settle for visits Instead.
