      another fun fact about the stairs, is that they were all built to go up clockwise, so that the right-handed invaders would be at a disadvantage, whereas the defenders would fight "down" and be way more comfortable :D

    The fact that this is "only" 8.5 million is kinda blowing my mind right now. There must be a TON of additional costs that go into upkeep of a place like this.

      @@AG-en5y -- Anyone who bought this unit could afford to pay for a driver, or even a helicopter that could land or depart at a nearby newer building. And I am sure part of the price of the home is parking below. Such a person could also afford their own in-house maid and butler. That's what the domestic help quarters are for. And this unit has 3 bedrooms for domestic help already built in as part of the price.

    When you are on the “lawn” it looks like you’re on a Greek Island overlooking the Mediterranean. Stunning. Love that they haven’t ugly-modernized the space.

      This is just a random pastiche of typical old money parafernalia. There is nothing objectively better about this style. Its just that their predictable signifiers of luxury are in sync with your own.

The expression of "they don't build them like they used to" quite literally applies. Modern construction methods are not as durable nor display craftsmanship like pieces from earlier periods.

    Im a Chicagoan and its the most Beautiful city. The Architechture, Museums, Art Institute, Planetarium, Shedd Aquarium, Theatres are mind blowing. ❤ The Neighborhoods have individual charm.

      ​@@utahdan231 Not really hahaha I don't have many multiples of hundreds of murders a year in my city only three hours away. While I truly love Chicago, *most* of the nice parts are kept nice, but you cannot deny if you are a regular visitor to any areas of the city that homeless encampments and crime is more than what it used to be. I travel to Chicago twice a month for work. I also grew up going there more than that. Sorry, but it's not what it used be, and other cities aren't following the same trends. Burying your head in the sand and acting like the crime and homelessness doesn't exist doesn't help those problems get solved and the people they horribly, and unfortunately effect.

    Definitely my favorite home that you have toured. The views, the lawn, the gallery hall.....all absolutely amazing! I actually like the sort of rambling layout of intimate spaces. I've grown tired of the open floor plans you see so often these days. I really need to work harder, I would buy this place in a second if I could.

      Agree! Impressive artistic features. I also found myself trying to determine which balcony would be the safest for my big dogs. I'd rather live in a home that I can just open the door for them. Priorities, huh? ❤

    I live in Chicago. This beautiful penthouse went on the market in 2020 for $24.5 million. I hadn’t followed it since. It’s a steal for $8.5. Sure wish I had the means…this truly is one in a million. Property taxes each year are almost $81,000.

      @@terryz935 , Yes. the building is a cooperative, so is taxed as a rental building. That's one of things I don't like about the cooperative ownership arrangement. You don't get your homeowner's or senior exemption because you own shares in the building and pay rent to the association. I like condo ownership much better.

      @@terryz935 Agree- coops have been very unpopular since the condominium ownership arrangement was devised in the 60s. Most of all, though, high end vintage apartments like this one have become less popular as many super-luxury buildings in the major cities have gone up in recent years, especially in NYC and Chicago. It's hard for buildings with sky-high maintenance costs due to age, with many needing major capital improvements, to compete with glossy new super-luxury towers like the St Regis or 451 E Grand with their spectacular apartments and luxurious communal amenities that most pre-war buildings lack, like indoor and outdoor pools, gyms, spas, theaters, and the freedom from worry about replacing major mechanical elements for at least a few decades out.

    This charming and undervalued masterpiece villa was designed and built during the Great Gatsby era in America’s stunning, “Second City.” My parents and my partner are from Chicago, so I’ve a soft spot in my heart for Chicago. I’m in California, born and raised, and you can still get a really nice abode in the $10M range, but nothing with the amazing view, fine woodworking and craftsmanship that this gem-in-sky offers!

      There's a huge, elegant old apartment for sale for $7 Million in San Francisco that has sat on the market for two years now, with a monthly HOA of $8,000 just like this Chicago place, that is as beautiful, and there are many gorgeous old Spanish-style casas in the Los Feliz and Hollywood Hills neighborhoods of Los Angeles that can be had for $4 M - $8 M. Every city where there was extensive high-end development in the 1920s has many gorgeous old homes and apartments full of character. It was a fabulous decade for buildings.

    Most people who have never been to Chicago don't realize that Lake Michigan is an inland ocean. It takes 6 hours to drive to Escanaba, MI, and that's just most of the western shore.

      I agree with you, until you start considering the various upgrades and repair that would need to be done even just to keep it to original standard. You would need specialty artisans and Craftsman that know how to work this era of materials. And I imagine working at the top of a skyscraper building like this would be an additional difficulty

    I'm thinking about the incredible amount of weight this chateau adds to the entire structure. This must have been a huge engineering consideration during the planning of the entire high rise.

      Buildings this old sometimes develop structural issues, especially being close to water. It's a testament to the architects, builders, and craftsmen to see this structure holding up so well almost 100 years later. With regular inspections and maintenance, I trust it will be around for generations to come.

      Of course, it was engineered as part of the building. It's not adding any more weight than the full floors of the building. These 1920s high-rise buildings are among the most stable and rugged buildings ever built.

      @@Gitn2it The high rises built in the 1920s almost never have structural issues. They are some of the best-engineered and best-built buildings ever. They DO often need major repairs and replacements, like elevators, boilers, wiring, and plumbing, but most good buildings have repaired or replaced these things a few times since these places were constructed 100 years ago. The prospective buyer should of course do all the appropriate due diligence to make sure that any issues or upcoming major repair/replacements are fully disclosed.

    Magnificent detail and quality. The bathrooms are all spectacular, my style. The layout is very complex and labyrinthian. You are either a person that like or not, it’s appealing . The outside space is glorious. I would love working on the gardens. Roses, clematis, Korean snowballs, fragrant flowering hosta plants. When you have a lot of free time, garden is a real joy. As Chicago is quite cold in the winter, you have to adapt ur garden. . Travelling after January 15 warmer places.

    Modern homes are only modern for so long, then they become totally out of date, while places like this with all the ornaments and details everywhere is timeless and never has to be changed ever again. I sure would go with old homes with a soul, any day.

    A lot of UA-cam tour channels are scared to come to Chicago because of the stereotypes that the media gives out about the violence, but I’m so proud that Eric is not his second video on my hometown of Chicago I always tell people it is not the people it is the politicians that destroy a city is absolutely beautiful, especially the downtown it reminds me of of New York the shopping district, the restaurants the plays the nightlife the festivals, the movies that are filmed in Chicago so stop believing everything you see in the see Because the media never talks about the positive they want to stay stuck on the negative of a city so you don’t wanna live there. No people have to start voting for better period .

      Stereotypes of crime? It's not a stereotype, there is a lot of crime. There is also very lax punishment for said crimes so they keep happening. I do agree, people need to vote out pretty much everyone who's been there the past decade and start new because it's those morons who have driven the city into the ground.

    Im from Chicago….and I love the fact that people think its a dirty run down place……keeps people away and prices low. We just giggle to ourselves and enjoy. I live in NYC now, when my friends go there thay are SHOCKED! 😂

      Very cheap compared to even cities that are much smaller. Taxes are lower than many other places too (people that complain about them online are usually from the burbs with higher property taxes, and they don't include municipal assessments, fees, etc). We get a good ROI on taxes as well. We have reliable power, streets are plowed, and good transit for the US.

    It’s a beautiful place, but I definitely prefer something more modern with a brighter, lighter aesthetic. However, it would be great fun to rent out for a weekend. I would hope whoever buys it will keep it all original. I love that you were surprised by how nice Chicago actually is along the lake. I live along the lake in the northern burbs, and I love it.

    I was born and raised near Chicago. People who aren’t from this area don’t realize just how vast and beautiful Lake Michigan actually is. The city itself with the gorgeous Lake Shore Drive make Chicago one of the most beautiful cities in the USA. Unfortunately, the crime and local government who run the city have into the ground give Chicago a bad and undesirable reputation. Thank you for showing this AMAZING property with the incredible design and architecture that Chicago should be known for! The views of the lake are just incredible! 👏🏻👏🏻👏🏻

      If only the South Shore area was a lot safer to live in? Ww painted a new school on 83rd and Lake Michigan. Across the street were Victorian homes, with everything intact although falling apart? Gotta admit I was jealous

      GOD BLESS Daniel Burnham, who convinced the city fathers that the lakefront should forever be open to the PUBLIC. Can you imagine living in that hellhole without access to the lake? Or to even SEE the lake? Imagine all those high-rises built RIGHT ON THE WATER, depriving the poor of any relief whatsoever.
      It's a beautiful city, thanks to ol' DB.
      I remember the summer of '95, when the heat was consistently over 100. People were dying, dropping like flies. I had a buddy who rented reefer trailers and the Cook County coroner's office took a BUNCH of 'em, so they could store all the bodies.
      Mayor Daley (that crooked ol' bastard) decreed that the beaches would be kept open at night so we poor could swim. WE did, 11 o'clock at night, 12 a. m. and it was WONDERFUL. There were families, kids, folk all over, enjoying the cool relief of the water.
      Without Burnham's vision, it'd be just another "Hampton" for the rich to keep to themselves.

    Prefer an old home with character over any new build every single time. Even the modern/minimalist homes I like are historic properties. There’s just something about the attention to detail and mastery of proportion and cohesiveness that the majority of architect and building firms just don’t understand or execute today. Great video!

      Artisans travelled to achieve their apprenticeship, then traveled to live on site to work. They don't exists anymore, NotreDame has dorms next the rebuild to do just that, retrain 15th century skills.

    OMG! This is a fantastic home. I just flew back to L.A. from Guadalajara, Mexico. I have seen nice Homes and Penthouses there. They are nice but this Home is absolutely beautiful. Love the view of Lake Michigan.

    Love all the historic details and hopefully it doesn’t get painted white /ruined. Maybe an updated kitchen (I would go dark green La Cornue) but I would leave everything else alone. It’s such a cool spot.

      As someone who has lived in a highrise I can tell you that traffic noise is not loud up there, certainly not when there are no buildings in front of you to echo from. But no, you certainly wouldn't hear the sound of the water.

    You can't beat old fashioned traditional buildings, they have so much more character and welcoming than a modern flat/house.
    Modern flats have no character that have no history or stories, granted they are beautiful and more energy efficient but they will never beat old traditional homes

    I love everything about it. The style, the designs, the level of detail. The outdoor spaces. Imagine the amount of fun your friends and family can have outdoors in the summers. The magnificent views of the City Skyscrapers (was that black building Sears Tower in the distance?). Brilliant clear views of lake Michigan. The owners should be proud. Definitely the best Penthouse I've ever seen. Excellent property.

    I live in a pre-war home. It's small but I love it. It has character, the amount of storage, the crafstmanship and the old growth timbers. I like that its quirkiness absorbs, begs for color, texture, print and variety in both the exterior and interior design. But it is expensive to maintain -the amount of trim inside and out that has to be painted is a lot, and there are very few tradesmen today who want to work on houses like this. We've had to have custom moldings milled, and new windows milled to match the old ones. A paint job is a painstaking task and there's a step by step process to it, that few have time or patience for. So it's a constant search for tradesmen, as well as balancing on how to do upgrades, while trying to keep the character. One thing for sure -you have to be able to do some of the work yourself. Either you'll learn, or you'l hire it out. So you end up learning and doing and loving it as well! But I also love contemporary homes, the open spaces and the clean bold lines. I'd like to live in one someday. As far as millennial grey -it's overdone, I associate it with cheap flippers now that its time has passed.

    Ive been in a 2 story apt/home in this building back in the 80s several times. The rooms are virtually soundproof it is so well built. The best Chicago has to offer.

    After traveling all over the world, I still think Chicago is one of the most beautiful cities in the world. The architecture is amazing in Chicago. This house- I can't believe it's only 8.5 million!! What I wouldn't do for that view every day. I wouldn't change a thing, except maybe a marble hottub outside, lol 😅 Imagine being in the hot tub while it was snowing all around you, and looking at ice on the lake!

    I was in that condo well over 40 years ago for a cocktail party. The owner was a "player" (nicest way I can say it) in the Chicago Rush Street bar scene. He had family money. I believe it might have been from Snap On Tools. It truly was magnificent. The furnishings were amazing, and the view breathtaking. That's what happens when you win the DNA lottery.

    Never knew this was off Lake Shore Drive. I love the old-school, untouched architecture. I wish we built with the quality and detail that we did from the 1600s through to the early 1900s. The barrel ceiling and coffer ceiling are amazing, the hand-painted walls and arched doors are all a dream! In my next life, I will. live in elegance like this! Please Keep showing the old-school royal untouched homes!

      1400 N LSD. You've probably passed it a million times. I do a lot of flower deliveries here. The whole building is gorgeous. The lobby has some of the most beautiful woodwork I've ever seen.

      Seriously. Even cleaner than most rural towns I've been to. This is confirmed by everyone I know that visits, especially from Europe.
      It's not Tokyo clean, but it is far better than Houston or NYC.
