- There are a lot of trolls on here who are excellent "Captain Hindsights" but there are many things that happened. My favorite is:
1. "you should have done inspections" well duh!!!
When a renter violates the lease and changes the locks they are more protected by the law and the landowner.
2. "He says, My house" too many times. Well you see I am not a professional landlord and only rented my house out because the Army transferred me to another state.
I made no profits and in fact I lost money being she did not pay for several months
3. You should have evicted her...I did and because she has not money or assets there is nothing to gain.
4. The roach infestation was so bad they could not be knocked out only controlled. This required the removal of all my interior walls. The last wall came down with a cascade of roaches...
5. So anyway I am not a landlord, I am remodeling my house and lost by the time I am done around 30K. If anyone wants to help I'd appreciate it. I am retired from the Army now and will be living in the house once completed. THe link is below. ."www.gofundme.c...

DON’T EVER RENT YOUR HOUSE OUT WITHOUT PUTTING IN THE CONTRACT THAT YOU WILL BE INSPECTING THE HOME ONCE PER MONTH!!! I would also add to the lease agreement that the “tenants” will be responsible for any damages made to the home beyond regular wear and tear WHEN THE DAMAGES ARE NOTICED and the money it takes to repair the damage will be taken out of the rent THE NEXT MONTH. This way if they don’t refund you for fixing it, you can kick them out for not paying rent! It’s so sad that homeowners have to put these things in lease contracts but it’s the only thing that will save their butts in the end! If you are a regular person who respects other people’s property, you would not have a problem with these things outlined in the contract! I hope this helps someone in the future... I’ve worked in the real estate business for 21 years and have seen some horrific things done to people’s homes!

I do my own pest control in my rentals. It's in the lease every 1/4, It's a convenient way to get inside to see how my property is being treated. You have to look out for your own stuff. The filth on his property didn't happen overnight

Sounds like what a renter family did to my the trailer home they rented from my parents. My mom showed up the night after they finally left and was horrified to see the walls oozing bugs and rats. The stained mattress were covered in them. How can people live like that?

I am painting the door frames again because toys make chips along bottom. (same color as I am not allowed to change the colors.) I repainted the walls that my child coloured on with pen!! Exact same color! I am putting slate tile at the front door as there was ugly brown carpet as read rug in entrance. But I got permission from that. I live in turn of century home and maintain it. And she had no excuse to leave yard that way either! I have serious health issues that make it extremely hard to breath or walk from pain from lupus and I am allergic to the sun. But I MOW my BEAUTIFUL yard!!!!! People are animals. Make all your future tenants get full/extra coverage renters insurance before you rent again. (I don't have renters insurance but I did allow my landlord to see my previous home and ALL banks statement 2 years prior to verify I pay my rent early every month since in country. (I offered because of the typical scummy renters in my city) while ready to move out so he knew what kind of tenant I was. Been here three years and planning more. I'd NEVER be a landlord. UGH too much stress with current ways of society now days.

Should have started eviction process 10 days after the rent was late. In Tennessee, you can have them forcibly out in 6 weeks if you start right away.
Honestly, it could have been much worse. I've had to clean actual shit off of walls, and one window I'm dealing with right now is plastered shut.. not sure why lol. Never rent out a place you live in.

Hey, I'm military as well, if you are renting out to people man, honestly just rent out only to other soldiers. If things like this happen all you need to do is contact their chain, which you should get the information when they move in, and they can easily snip their paycheck until damages are fixed.

The Property Management Comp. that my cousin had in Florida NEVER CHECKED THE PROPERTY! The renters didn't pay rent... My cousin was stationed with the Marines in Cuba for 2-years. When he returned to check out his home, he was in tears. He and his father (who flew down from Conn. to help him) couldn't believe what they saw. They had to totally replace ALL carpeting... Even the toilet was smashed to bits... (why would anyone do that... : / ) The place was a nightmare. Everything torn up. He had $14,000 worth of damage.
Could not prosecute for some reason - don't know what happened there... too costly for him to do so? Could not locate the party who rented .... For some reason could not prosecute the Property Management Co. either. Very sad story. Fortunately he is a young person, ... not retired as Mr. Nerkowski... My sympathy to you, Sir.

Welcome to the landlord world. Good luck we have been there many times and sometimes have to cut the loss clean the house and try to get it back on the market as fast as you can. Depending on the amount they owe and amount of damage it is to the house depends if you want to take them to court.
That's horrible! My parents had the same devastating problem when they rented their house. The renter caused over $15000 of damage and left without a trace. We were so mad!

Same here though not as bad. It was mostly consistently late payments, ruined carpet, disgusting pool, messed up landscaping, and cop cars outside on more than one occaision. I think it only costed mine $10,000.

Randomly came across this video you need to check up on your property Alot more often avoid Alot of these problem ex: the yard. And what I've experienced "true damage" broken windows, doors, frames, faucets, huge kicked out holes in walls and god the carpet alone. Be happy they didn't TRULY destroy your home. I bet the carpets with a good vacuum with a good vacuum cleaner they'll come clean. Having to paint and clean is a part of renting a property out... congratulations Mr, there's scuffs, scratches and different color paint...you get the Petty award! My father was a contractor and he also rented out property. I have seen a lot worse and fixed worse in less than 24 hours. When tenats had to be evicted we buckled down hauled ass and had it done in less than 24 hours for someone else to take their spot. These damages are minor. Not trying to be an ass but also consider that im comparing that back to 1998-2008. Now days you got bed bugs to worry about. IF YOUR PROPERTY DOESNT HAVE BED BUGS COUNT YOUR BLESSINGS. CDC has classified them as a common house hold pest like ants fleas and such. This keeps bed bugs out of court and allows the govt not have to worry about it. DO NOT RENT UNLESS YOUR GOING PRO. My father had a net over a million and ridicoulous income and still took a hard enough hit to knock him out of the game. It is in the tenants favor. With bed bugs in the mix I couldn't imagine going back into the game.
Now I will say this. For 9 months this is a lot of damage. ALOT FOR 9 MONTHS. You might be able to sue her on that fact if your state has laws in your favor. If the stay would have been longer, say 3 years or more, these things would have been considered normal wear in tear in a lot of states. This is why it is not good to rent out your property unless your going to be a pro landlord. You need other places rented out so you can have enough income to take care of these kinds of damages because they happen. They always do. Entropy is our reality and now bed bugs is part of that reality. I remember how many wasted Saturdays doing a turn around in one of my dads duplexes. It would have been impossible if bed bugs were a thing back then. In the next few decades current houses will be considered obsolete. Bed bugs are winning and places are being demo'd because of it. The way we build houses is going to have to change to keep bed bugs out of our homes. Carpet is a thing of the past and is no longer reasonable to use. Sorry carpet industry but you guys are toast unless the fight against bed bugs changes. There are all these new new look I killed some bed bugs with my new shit but its all shit. We are loosing as a species. our habits have to change and our life styles. I live in a place with hardwood floors now and will only move for tile. If you haven't ran into bed bugs yet get ready. It is going to happen. Sorry. Universities predict by 2030 everyone will have had contact at least once. STAY OUT OF THE HOUSING MARKET AND THE RENTAL PROPERTY MARKET. If you or a loved one have taken a hit from bed bugs dont panic. Just man up. Do your sheets and laundry everyday. Take a shower before and after bed. flip flops in the home. Keep shoes outside or somewhere safe sealed off from where you sleep. Shave your head if your a man. Ladies keep yourselves clean. Hot showers as hot as you can stand. Dont give bugs places to hide. If you starve them they will migrate and leave. Uncle sam is not coming with ddt to save us this time. For those of you that have out of control infestations my heart goes out to you but if you dont catch it early seek pro help. No pest control offers 100 percent but they can bring it down to a level where you can manage. LET GO OF ALL THE CRAP YOU DONT NEED. LIFE WITH OUT GETTING BIT IS POSSIBLE. Basement is nightmare mode. No 24 hour fix there. I hope you can save your house with out loosing it. Read up on techniques. I wouldn't pay a contractor for anything but electrical. (even then I would still do it myself and by the code if I could get away with not paying for the license. electric is actually the easiest but the most illegal unlicensed.)

Similar thing happened to my neighbour. Group of adult tourists (young, about 18-22) rented for day and demolished through the night then left really early in the morning before the owner checked everything inside. I believe over 600-1200$ was the damage cost, they even demolished 650$ TV.

I feel for you, bro. Renters caused $18,000 worth of damage to our house. They weren't supposed to have any dogs, instead, they hosted illegal dog fighting there. The fleas were SO bad, they started attacking you ~50 feet away from the house. Waste in every room, some so bad they looked like cow pens. Washing out rooms with garden hose, dogs clawing holes in walls and chewing on trim,... We would take them to court but we can't find them.

Here is some advise: 1. Always get a credit check on tenants. 2. If you are out of the state for any reason hire a property manager that can check up on the house periodically. 3. Have yearly inspections done on the house. Have a professional come and fumigate at least every 2 months.

This is nothing. I own and rent houses as a side job. The worst house clean up was this guy living life in a down stairs apartment two bedroom one bath. The outside storm window of this six foot by four foot window was shattered. Next the walls and ceiling were a dark egg yoke yellow when they were originally a light cream color. Next he ripped the wooden doors off the cabinets next there was a gaping whole in my wall that you would almost walk through, graffiti on the walls of men genitalia, he also left broken furniture like a dresser, there was also cigar burns in my linoleum and carpet, lastly I found a adult toy in one of the bedrooms. And that is the beginning of the horrors I’ve seen. But I do understand your anger and it is frustrating.
obviously you never read the previous comments. I was never in business. I was just soldier who got displaced to a new location and I was forced to rent my house out and this woman held it up for seven months so it was seven months of no rent and on top of that the damages on a shoestring budget

Based off what I saw in the video these people, or atleast the woman and potentially the child she had, didnt really care at all about respecting the house and treated it as if they owned it and could do whatever they wanted, not like they were renting it off of someone and had to treat it with respect. So its possible that, likely intentionally ignoring the rule of 'dont paint my walls', the woman decided "yknow what I wanna paint these walls to a color I would like better", started painting, finished a room, but then just managed to get a square of the next room done before laziness kicked in and she thought "fuck it, its not worth it"
possibility two is that shes a crazy lady who decided to paint the walls because bingo bongo the magical frog princess told her, or shes a drugee and started painting in a high for no reason in particular.

that sounds like an interesting concept except for the fact that she changed the locks and refused the terms of the lease. Then when she was served she played the legal system and got an additional five months out of me. with a one-month backlog minimum for their Sheriff to come and execute eviction. woman has numerous aliases and when I was cleaning the house out I found where she had been sued previously by another landlord under a different last name. Sometimes things aren't black and white
