The Truth Behind Those $1 Detroit Homes

- Downtown Detroit is seeing a revitalization of sorts sparked by Dan Gilbert's $1 billion investment in the area. Since 2010, Gilbert's investment has created an estimated 6,500 jobs in downtown, and, as a result, it's nearly impossible to find a vacant apartment as residential occupancy rates reached as high as 99.4% for the downtown area.
But what about the rest of the city? You can buy a bunch of homes outside of downtown Detroit for under $500 and some are even listed at just $1.
Problem is: these prices are incredibly misleading. The homes are in abysmal condition and there are few city services in and around these neighborhoods.
Detroit realtor John Lewis took us to the Brightmoor neighborhood to show us what these $1 Detroit homes are really like.

DAMN FOREAL
This is really sad because those were once new, clean homes with families and history. It’s awful that they’ve just been left to rot like that.
More awful GM fled town same time Reagan and North introduced crack to Detroit.
I know right
The reason they are so many homes like this in Detroit was because of the white flight in Detroit it's an interesting topic you should look it up.
It’s sad from a human perspective yes but architecturally those buildings are pretty shit, and would probably be reaching the end of their natural life-cycles. They’re also wasteful of space. Build some nice brick, stone and wood buildings there which would have low embodied energy and make them several storeys, like Victorian houses in the UK, split some of the bigger townhouses into apartments and then have Detroit redevelop the area itself a bit to create some job opportunities; then you have sustainable and desirable homes which will make the area inherently desirable and give it longevity - just like how it’s worked in London; where the blighted and poor areas are all composed of disgusting and soulless 80s concrete monstrosities, which deprive a neighbourhood of community and beauty and create a dingy backwater full of crime. The architectural value of an area affects how it is lived in, and how an area retains its liveability and viability over the decades and centuries. “Classical” architecture, or any which acknowledges beauty and lineage, will always be desirable and will encourage anyone who lives in it to take care of their valuable homes and neighbourhoods.
Greedy real-estate businesses should die
they had me at, "still being assessed at a 60k value and taxed" AND this is why this town will never recover
The corrupt govt would assess at 1 dollar or a true fair market either. Plus you have to deal with constant squatters. Only true solution is to kicks everyone out and let big corp redevelop it all to commercial or new homes.
Can you bulldoze the house after you buy it and then only pay taxes on the land??
@@TheGeenat good question.
@@TheGeenat apparently you have to complete renovations so you cannot demolish it. It must become livable for tenants who will then squat. Lol

If Detroit didn't have shitty regulations someone would've bought the entire neighborhood dozed it all and built new houses
They're bankrupt they can't afford to do that. That's why the taxes on these cheap ass homes are high
an investor not the city
Detroit is now in the negatives and owes the state money for the services that are provided to each home and businesses that are still in operation as well as the electrical, sewage, water, fire and EMS that have to work in this city. The taxes are high to pay back for all of the years the city has been under until it would be successful again. In order for a home builder to market a successful recovery in this area the taxes and livability would need to be high in order for their interest to be paid in full by the owners of the houses that would be built by the developers. What also hurts the city as much as any other is all of the sanctions and anti gun laws that make legal law abiding citizens criminals in that state, so protecting yourself against people whom would be attracted to the higher end development would be at risk for theft and robbery than any other place.
GENTRIFICATION
And wait for all of them to be robbed
I was hoping we would see an oldtimer sitting on his porch, and he would tells us about happier times in the neighborhood, when the community was vibrant.

I think if the city just ate the cost of demolishing all these homes, they'd probably have a lot more luck selling the bare land.
Then private developers will buy the land. They will build new township with more expensive properties no one can afford.
That’s true. All the infrastructure like plumbing and electrical should be ready to go right.
Exactly.
North American houses are mainly made of paper anyway, so it wouldn‘t even be that expensive.
@@sitinorhassan5253 as opposed to properties no one wants to buy?
@@mbrusyda9437 You do know that 'what people don't want to buy' and 'what people can't afford to buy' are two different things. I commented as a layperson who saw the trend of property developers who kept building expensive properties. They have 'if we build this, people will come' attitude. As someone who live in the city, work in the city, I'd like to remain in the city for convenience. Financially speaking, it does sounds sensible to demolish the buildings and build new. The developers can start from scratch on how they want the new township looks and operate. They might create their own zoning system. However, by building new township, they will also have to provide new public facilities like schools, hospital, markets, fire department, police department etc. Those things needs money and they would pass the cost to buyers of the township.

Taxes are only part of the nightmare. The fees, fines, and more will never end. I related above a summary of one guy's uncle's experience with a "cheap" house in Detroit. One specific thing the Detroit tyranny did to the uncle was to force him to replace the sewer line from the house to the street. The tyranny claimed they had a complaint from someone from within the uninhabited neighborhood.
The uncle was faced with a long-term and expensive losing battle against the tyranny or replacing the sewer line. Of course, the tyranny insisted he use a "certified contractors" for 3 times the price to replace the line.

I live very close to here. It’s amazing how a few miles, or even blocks one direction or another look totally different. Detroit’s biggest problem is it’s too big. How many homes in that area do you think legitimately use water? let alone current in their billing. Yet, the city must maintain all the infrastructure. Detroit needs to pay people to centralize and let some of these areas go back to nature. .
Interesting idea.
The shit be 30 seconds away
Can people find jobs there? Crime? Considering the rental and real estate situation in this country right now, I can only suspect that people priced out of markets in so many other more expensive places will start to give blighted cities like Detroit a serious look.
With the cost of buying one of those cheap houses, taxes, and spending tens of thousands of dollars to rehab the house itself, a person could still have a livable house for under $40,000 and a mortgage of only a few hundred per month, which is practically unheard of anywhere in the country.
But nobody wants to live in super cold Michigan, and if there are no jobs and crime is bad, there is no point.

so the yearly tax is 2000 times the value of the property! brilliant Detroit
That's not even bad
MrRideutah in Columbus Oh (where I live) I pay about 620 yearly tax on my house
They pay tax on what the house is originally "worth". So, they paid $1 for a house, but they're paying taxes on a house "worth" 60k.
Mercy Touch well yea it's terrible I'm just saying if that neighborhood did come back and the house was repairable it would be worth it. At least for investors who like risk
how can that be much on 60. on mine of 280 under 3 grand
Let's see... buy a home that's $1 in a crime riddled area where people will literally kill you for a fucking cigarette... No thanks. Detroit. "We're fucked. But we're still gonna charge you full price." At least we know why none of them went into business. They have no idea of the concept of supply + demand.
"We'll sell you this used car for $1. It doesn't run. Has no engine. No seats... it's just the frame and a couple doors. But we're gonna tax you like a brand new version, with all the options." - Detroit economics.
Man, I feel for that realtor, he's clearly proud of where he came from and disheartened by its condition. He wants people moving to Detroit, he's just not down to bullshit with you about the state of the place..
Yeh, when working calss whites built that city and inhabited those communities it was the american dream. Then the 1960s and the civil rights gang came marching..its not a dream anymore. WHat happened do ya think

The key its that you would still be paying like 4000$ in taxes, and on top of that you would have to spend thousands of dollars making the home liveable.... and then you live in a regular house, in the middle of nowhere, with the risk of housebreaking/theft and having to install really expensive security systems
any security is better than none, simple curtain motion sensors on windows and doors, basic controller and sound-light alarm will be enough. around 200$ for all.
On the other hand.. suppose you gather tons of friends/aquaintances and friends of friends to build up together a neighborhood.. you can sure think it will be a sound investment if everybody does their part.. and you end up living in a place with like minded people
@@AaronRMG yeah i don’t know I’m not american. I’m just saying that when there is something like this, it can be seen an opportunity to build a community from the ground up and totally change a neighborhood. I have no idea of local taxes everywhere in the US; but I believe Detroit has potential, you have to hit rock bottom at some point.. and from there on you can only go up… and the best way to do that is collaborating in a joint effort
@@augustinf Native here, Detroit tax is stupid high. They’ve not lowered it even though the city is going to shit. People are leaving elsewhere because you get nicer houses in safer neighborhoods with less crime and less taxes to boot. Everything is more expensive in Detroit even basic stuff like insurance because of the risk factor of your stuff getting stolen. Detroit *will* have to hit rock bottom so that we can reset the whole situation.

Absolutely pathetic a developed country having places like this!!
In the 50's everything was beautiful and prosperous with beautiful families... Multiculturalism killed America
Justice Warrior no that’s not what caused it, a large influx of people moving to safer cities because places like Detroit have always been full of blacks. During the 1950s African Americans were treated as a lower class, and were given a lower education, hence why “black” culture in America is so aggressive and territorial. The white men and rich men of America made Africans a lower class, and hence they acted like a lower class, and now these places are abandoned because those shackles aren’t there anymore, and people moved to greener pastures instead of staying in those tiny ass homes so they could live close to the factory they work at.

But would you be able to afford the 24 hr armed security you’d need to protect yourself??
@@tomrogers9467 Ya and what would you do there even if you did?
Not only does the city refuse to lower the property taxes to reflect the lower value, they also charge you for any unpaid utility bills from the previous owner (and squatters). Add to that the fact that many of these neighborhoods are crime infested, with little or no police protection, it isn't any wonder why these neighborhoods have remained like this for years.
Nobody should fucking snitch, Black or white you mug

i think this is where the rich get richer. For the average person who wants a home. This is pointless. But for a millionare this is worth the risk. But the whole neighbourhood and then have private securtiy patrolling it, buy the stores as well and put it all on the market as a gated community. Sell at boom time market values.
@OnlineBackupServices Thats a HUGE risk for a millionaire to do this. It would have to be AT LEAST a multi billion dollar company that comes in and fixes it up. And think of the time and work they would have to put in, and the risk that they would lose an INSANE amount of money if ANYTHING went wrong. The city would have to put huge incentives for companies to fix up areas like this one, and even with huge incentives it would still be an insane risk for not much reward for all the time, work, and risk it would take

Mike Evans ik man its sad but true, I was born 20 mins from that place .
I’m honestly so sad about this, I live in Detroit and no one understands how beautiful it actually is because the media only shows our troubled, run down, neighborhoods. Some people in the comment section are saying “all of Detroit is a shithole” “Detroit is full of psychotic drug dealers” and even worse statements. I just wish people would know that there ARE beautiful places and neighborhoods in Detroit and half of the people who are commenting these things haven’t even visited Detroit let alone Michigan for god sake. You have no clue what’s actually in Detroit and how far we’ve come and how we are trying to help these troubled parts of our beloved city☹️
Megan K When i was in Oscota(sp?) for my cousins graduation, they refused to take me to see Detroit, granted I wanted to check out the areas that were not these hidden gems you speak of lol... I wanted to see the gritty parts of it, my uncles gave me a speech about “if you aren’t legal to carry a gun or willing to illegally carry a gun for protection don’t leave downtown Detroit”... it may have gotten better though this was like 8 years ago

The city sells the house for $1 so they can charge you all the delinquent property tax at once.
This could work, if you had 10,000 people all buy a home, in the same neighborhood, at the same time.
but there is no infrastructure so youd have to declare that neighborhood a sovereign city with its own tax base then create a working infrastructure plus you need jobs which there arent many of.
ferrariteddy I would think everyone would have to work together to rebuild, plant farms, become self sustainable. I don't know why elon musk thinks going to mars is a great idea, we don't even know how to live on earth yet.
Robert Todd i can see something like that happening but the community may have to be gated
Do you not understand that there is a huge sign outside the city that says "WARNING: Enter at your own risk"?? There is NO law in these areas. If you came anywhere near there you wouldn't even drive through because all of the signs that warn people and the creepy people that start staring at you. These are completely gang controlled lands.
Holy fuck! That's actually a good idea... Instead of just selling a single house at a time they could use some sort of a waiting list for everyone interested. Then once every house has a potential verified buyer (preferably with no criminal conviction) sell em all at once. Hell, give a tax free year so that people would use the money for restoration. Then next year collect taxes on actual houses and a cleaner neighborhood. Sure it is debatable but your idea has more potential than the current scamming of people for some extra tax...
