  • This tenant not only forgot to pay their rent... they spent it on junk and left it all for us! The sheriff who evicted them didn't bat an eyelid because he sees this situation all the time in this area....
    Be careful where you invest! High crime, high eviction areas can cost you dearly. Even if you run comprehensive applications on every adult and perform routine inspections, you still may have to deal with a situation like this.

      YES. We vacuum and change cat boxes every single day. Our house smells like berries. It's great. But moving is gonna be a nightmare.

      Yep my dad only ever made a few exceptions on his no pet policy when he had rental houses. Because more often than not the Tennants don't do a very good job of taking care of their pets and they trash the place

      Absolutely! I am disabled, very low-income, receive Section 8 assistance and my landlord loves me, because I have never been late on my rent and I keep my modest home absolutely spotless. I have never lost a security deposit! Even though I have two cats, my home is clean, organized, tastefully decorated and inviting! There is absolutely no excuse to live like animals just because you're poor.

      It's funny bc that horse didn't even look like they would be poor to me! A 3 bedroom isn't cheap I mean they had to have some kind of decent money coming in to rent that! But seriously? Your bed is up on cinder blocks? Wow! There was a time in my life where I had to rent a motel room weekly and it was not a great place at all, very run down, but all I could afford. And I cleaned it up and painted it and made it my own and it was not bad looking at all once I was finished, you never would've guessed it looked that way from the outside! So you're absolutely correct, you can be poor and so clean at the same time! Being clean is your personality, had nothing to do with your social class and how much money you have!

    I don't get how some people can be so disrespectful of people's property. When I rented an apartment I was super careful not to damage anything and tried to keep everything clean and repaired.

      Sulfen agree. ( read the book on your emblem, in secret)( my lips are sealed) was a Rainbow for a short time. Didn't care for it much. Seemed like a monthly fashion show. Was forced into it by my mom. After a couple of years she let me quit. My daddy was initiated into the Shrine. They came got him in a mini ferris wheel wearing only his boxer shorts. At the bottom was cold water. He was In the Downtown Parade that way. Was not so funny to me. He seemed to laugh all the way. Of course they got him drunk. So much for the Elite.

      Sulfen there wasn't damage. it had peoples stuff laying around and needed to be cleaned but other than that doesn't look bad at all. did he give them time to clean up and get their stuff???? I can't stand self righteous people like yoy. You make me sick.

      Every apt we ever lived in before we bought our house in April did inspections twice a year. Regular rent landlords require inspections, Section 8 requires inspections, 202 requires inspections. So the tenant has rights to not have the property they are renting inspected doesn't fly.

The tenant has the right to be given reasonable notice of the inspections, but they can’t refuse them. Regular inspections would have alerted the landlord to the fact these tenants are pigs prior to it getting this bad

    There's been a few people commenting about how this particular landlord is a "slumlord". So let's discuss, what is a slumlord?
    Does owning a property in a low income area make you a slumlord?
    Does providing affordable housing to poor neighborhoods make you a slumlord?
    Or does relinquishing your responsibilities in maintaining your property make you a slumlord?
    In our experience, it doesn't matter the location of the property or who your tenant is, if you provide safe, clean and well-maintained housing for your tenants you are helping to fulfill your duties as a landlord.
    However, any landlord can be subjected to a bad tenant who just doesn't pay their rent and leaves the property trashed.
    This is a risk that all landlords try their best to overcome.

      I completely agree with you. I have rented out my first home before, only to have it completely trashed, and for them to rent it out, at a higher price, to other people while the agreement was still in there name. They claimed to be the owners. It was a horrible experience. I even did background checks.

    When I moved out of my apartment the maintenance men actually thanked me because apparently I was the only one, that when I moved out they didn’t have to paint the walls, clean the carpeting or the stove.

    This is what pisses me off. Because of low life tennants like these i have a hard time finding a place to live. I pay my rent on time. Keep my home clean and respect the property but i have to jump through hoops to get a landlord to rent to me.

      We have a lot of homeless people in Britain we are supposed to feel sorry for them but they can't be trusted with your property so what can you do ?       I know what you mean...my neighbors are abusive and one is prostituting (per her) out of the apartment. Drugs constantly. Landlord WON’T do anything and since he won’t, police won’t looking for new place without drama!

    This is nothing. I just evicted tenants and this house is spotless compared to what I was left. Cleaning and repair bill, over 20K. Has nothing to do with the neighborhood as my place is an acreage on the edge of a nice quiet small town. SOME PEOPLE ARE JUST PIGS!!!

    Could've been a lot worse. Its just dirty but no holes in the walls and no structural damage to the house. Sure it's going to cost a lit to clean but be thankful you dont have to rebuild it

      My wife and I have cleaned houses that is alot worse then this. We have cleaned a house that had buckets of pee and poo in them and houses that has trash and clothes all over the rooms.

      I've seen houses where the internal doors are in pieces holes in walls ceiling partially down kitchen units ripped out and what not.. there lucky it's just a clean needing done

      Rent is based on the market. No one cares about landlords financial situation or how much they have spent on their properties. You advertise a dumpy house for too high of a price it will stay vacant. If you manage to have tenants in the property, best hope there doesn't seem to be too many maintenance issues as a house is expected to be in better condition more the price is. Meaning an angry tenant takes a landlord to court over disputes the judge is going to favour the tenant more if the rental price is high for a dumpy house.

    My son was in a rental property until early September 2019. When he moved out we cleaned it to within an inch of its life, redecorated every room and replaced one of the carpets. It was in very good order when he moved in, but when he left it was in an even better state, and the landlord actually thanked him for everything he had done. Needless to say his deposit was returned quickly.

      I did the same thing except I cleaned the carpet, cleaned EVERYTHING, and left gain bounce sheets laying around so it could smell good lol 😂! I also put in a new blind that was missing some flaps. I got my deposit back in two days with a thank voicemail lol 😂!

      @Belinda Babette agreed, I have two cats and it was hard to find a place to rent but I pay all of my bills and rent on time and my house is clean. My landlord checks up on it every 3 months and is happy that my cats use the litter tray in my ensuite. The rest of the house is always in a generally clean state I just have a bit of clutter 😂😂

      @Belinda Babette no unfortunately I live in the UK, most landlords here only hear cats and immediately say no, it would be great if they could come over and see my current house to decide if they will let to me but typically we have to go through agencies who just say an outright no to any pets (other than caged ones) 😞 it's a shame because most pet owners are really responsible but it's just a select few that spoil it for the rest of us!! 🐾🐾

    Disgusting. I always try to leave a place looking better than when I moved in. I actually just moved out of a house last week, and touched up the paint on the kitchen cabinets before moving lol.

    I use to be a landlord. I rented 2 apartments in the home I grew up in when my Dad died & my mom went into a nursing home due to dementia. My home was wrecked & they never paid rent. I tried to help someone on section 8 & they were worse than wild animals. Tenants assume you're rich but most of the rent is for taxes & upkeep. My goal was to help pay for my moms care but the animals I rented to made sure that did not happen. Landlords BEWARE because the law protects the dirtbag tenants.

      I feel for you and i am sorry that you had to deal with that situation. Unfortunately, this is always a risk as a Landlord. You have to do all the background and reference checks to qualify applicants but, there is a small percentage of bad tenant that can slip through the cracks. As you can see on this comment thread there are a lot of people defending the way that these tenants live and try to blame the conditions on the landlord. This behaviour is equally as disgusting as the way these tenants left this home. No one should live with roaches crawling everywhere and with dog feces covering the walls and floor. No one should damage the landlord's property and live like a pig, but unfortunately there are people that do and you don't always find out until you rent your home to them. Be thorough with your background checks, be respectful of your tenants, be aware of who and where you are renting, and take care of your property. Then you will have the best chance of avoiding a situation like this, but there are always risks.

      We had a real estate broker do background checks & they lied to us. I was naive to believe them & paid then a commission of a months rent. I found out this tenant & real estate agent had done this to others. I provided these tenants with clean well kept places. It was my home my whole life & I took pride in it. Disgruntled tenants are usually the ones that think you're rich & don't want to give you more money. The law in Nassau County NY is slanted to tenants rights because many of these undesirables have no where to go if you evict them & the county doesn't want another albatross around its neck so we get stuck with them, damaged property & no rent

      PRO HEN your advice is why my last slumlord owes us a lot of money, and now can't even come to the house anymore without arranging it through the courts and now must use licensed and bonded, insured local contractors and show all invoices and reciepts, because he was not only not doing the maintainance he was responsible for and causing more indirect damage, he did stupid stuff and caused direct damage that he tried to blame us for, stole tools from me and neighbors, and when suing us for non payment of rent put him in court to prove we had been paying and he had been harrassing us and trying to illegally evict us, committing fraud and then some, shit kinda isnt really working out too swell for this guy. it is highly illegal to disconnect peoples air in the summer to force them to move. Don't listen to your friends. Get lawyers. Your slumlord friends who,"do it all the time", just havent learned yet. Believe me.

    I had a dear friend who had a rental property in the city, in a pretty nice neighborhood and he could not get rid of his renters even though they wouldn't pay rent. It was a ridiculous battle that was taking months. My friend solved the problem quite easily. He removed the front door and took it for needed "repairs". The renters left quickly.

    Yes, the place was nasty, there was a boat hanging from a tree, mirrors outside, piles of sh&t everywhere, a fridge for your outdoor pleasure and dog sh*t in a room but those walls were intact!

    As a 20 year property manager I've seen worse. I once had an apartment where the tenant coated the walls in urine and feces. It was so disgusting. Had to gut and redo the entire apartment.

      my friend is a new landlord. Rented to some college girls. they broke the heaters somehow and ruined the carpet in a bedroom he was so upset about it. I showed him some of these videos and now he regrets renting. But atleast now he is very serious about being a landlord as he does not want this to happen again

      It can be considered harassment, then the renters get free legal aid and take the landlord to court.

      Where I am a landlord cannot inspect more than once in a 6 month period. Usually it is done annually by the Property Agent. If they have had complaints or have reason to believe the property is not being maintained, they can give notice to enter on 24 hours notice but they must not have inspected within the 6 months prior to this because it counts as a 6 month inspection.

      Thomas Hobbes - Nobody enjoys having someone come in and judge their home, criticising things and making demands that this or that be done differently. Here, the Agent comes in and literally photographs every room of the property as she tours it. It's just stuff you put up with when you rent. Inspections cannot be done more than once every 6 months and are usually done annually here. If they have had complaints and have reason to believe the property is not being managed well, they can give 24 hours notice of intent to inspect and come in to see what's going on.

    I enjoyed when I was younger renting run down 40's styled homes in the 70's in San Diego. But it never failed that once the house was painted, yard and flowers planted, it started to get that vintage charm back... the landlord sold it out from under me. It was crazy!

    I manage rentals. This is bad enough, but I have actually seen quite a bit worse. Doesn't matter if it's low or high income, assisted housing or not, you see it on both ends. Scheduled inspections of any rentals you deem suspect are the key to catching it early.

    I worked at a homeless shelter. Residents who wanted to get a job or rent an apartment or house so they could move out had to put down an address other than the shelters and they used a cell phone number. If they told where they were living the prespective employer or landlord would hang up on them or "the position is filled". Your actions do affect other people.

      isailwind A landlord has the right to enter a Tennant's apartment at any time with 24 hours written notice.
      There's no excuse for a landlord to not know whats going on in their properties.

      actually there are laws in a lot of states that prevent landlords from doing this. Its to protect the privacy of tenants. They may not own the home but they are living and deserve their privacy.
      There are just as many laws protecting landlords from situations where people are bad tenants

      I swear I was thinking the same thing! I mean seriously, the feces is nasty yes, but I've seen way worse than this! And to me, it didn't look like they really destroyed anything or anything like that. I actually think he was lucky it wasn't way worse than this! Especially that floor! Looked marble to me which is very expensive and it looked like it was still in decent shape! I think the most money he will spend will be on getting people to clean it instead of a ton of repairs! So, all in all he's pretty lucky!

    I was a landlord in NY and it was a nightmare. The courts have the nerve to ask tenants why they are not paying rent and let them to continue to stay for an extremely long time. The tenants know the laws of NY and do the same thing over and over again no matter where they go. SAD!

    As a leasing consultant for a large complex I have seen much worse. Stuff that would cause you nightmares. This is an easy fix. Rude and irresponsible for sure but not so bad. We had a tenant with 3 cats that used the bottom cabinets for a litter box for 2 years. The feces and urine were soaked into the wood and the under the kitchen flooring and all the cabinets and flooring had to be replaced. Of course that was only a small portion of the disaster they left behind.

    How in the hell can people live like that? I am single and live in a big 5 room + bath apt. I have 2 cats and inside and outside steps (2nd. fl.) My cats fur for some reason some how always seems to find itself on my inside steps. These are wooden, I mop down the inside steps at least twice a week. Keep walls painted and floors cleaned at least every 9 days. Now I will admit I'm not big on cleaning my windows. Have lived here 27 years was late with my rent once (3 days) used to pay my rent 2 to 3 months in advance. That's why my landlord told me he won't raise my rent, I control the heat he pays for water, garbage and heat. I live in Pa. and sometimes it does get cold. Not a bad area of town very little if any crime. Here's the kicker I pay only $400.00 per month, the heating bill in the winter runs about $600.00. I don't bother with small things I just fix them myself. I will probably spend the rest of my life here, oh also have private parking and a double sun deck.. I am living on social security and no other income. So if I can do it why can't the azzholes on welfare do it?

      Ron Norris some people like myself have allergies to cat and some dogs. If they have real hair I can kind of get by, but I don’t risk it because allergy rhinitis, asthma and pneumonia is no fun. Some people don’t allow animals for this reason. I once lived in an apartment where people on one side had cats and on the other side had a tiny dog. The landlord told them they broke the lease. There are places where animals are welcome but on top of the animals around me one had a flea infestation and I had to bomb my place as they will come in if one is transmitting. No harm meant to you but I wanted to point that out. Some people rent because no animals allowed and they get them anyway.

    My husband and I are doing a house that a very sick elderly man lived in with a dog. The dog was not getting let out. It’s going to look new when we finish it’s. We have done this kind of thing before. But it’s hard work. It make me feel like coming home and throwing out all my things so my children want have to deal with it one day. We hope to be ready to paint next week. The flooring with go down next month. I want it sprayed for bugs a couple times first. It can be profitable to flip homes but it’s nasty. The part I love is you always find neat stuff and I love the finish product. Leslye

    This happened to my mom, she has a wonderful good heart and took in a single mom with her 4 kids. She worked for the state so money wasn't an issue, she lived there for three years...paid rent on time. Until christmas last year, it started to come in late. So when my mom went there to check on her (she said her ex was violent, wanted to check in on her) they wouldn't let her in. Well after checking in landlord laws (first time being one) she was able to go in. Your house is cleaner compared to her 3, 1 bath...huge yard...fireplace, all appliances with the house right...for $1300...cheap in california. This lady, trashed the place...feces on the walls! Piss everywhere, toilet was busted...like freaking hulk sat on it and cracked to nothing. Guess when they used the "bathroom", they threw everything in the trash can. Left a lot of belongings...Mind you my mom gave them a 90 day to get out. Kindness of her heart...she only saw what she could until finally May of last year, when we went in to clean...she was livid. City dropped off a dumpster, and we threw EVERYTHING out. Place on roaches, and rats. Bombed it several times, ripped up the carpet for new one, steamed the tile flooring...new appliances because they broke everything. Took about a week an half to get the house clean, now the yard was a different story. That took another week, they broke the gate, part of the fence was destroyed, and her rose bushes were dead. She took pride in that garden. Took them to court, and mom won. She spent about 5k to get the house and yard cleaned up. New tenant there now, so far so good, and I told her to make house visits once a month. I don't think I will ever be a landlord, I'm a renter now...one day be a home owner (maybe a year) but not all tenants with dogs are like this. My fiance and I clean our little cottage home almost everyday. I vaccum everyday because of our dog (american bulldog about 100lbs), dust etc twice a week. Sometimes more, fiance has bad allergies, and we live in the country. I'm sorry for you and hope you took legal action against this shitty former tenant.

    When I lived in Table View outside Cape Town I had renters on one side of me. When the owner finally got his house back he had to totally repaint it and he had to replace the carpet because the guy used to fix his motorbike in the lounge. On the other side of me the lady who owned the house went to Knysna to help her brother with his business so she rented her house out. This was before I moved in next door but she told me that when she moved back in she had to take out a second mortgage to fix the place up. Members of a family that I'm friendly with have rented out three houses and they've all had to do extensive cleaning and renovating.

    I rented one of my homes in a nice area and after two yrs they stopped paying, I immediately started paperwork to evict them and glad I did... It cost me 6K to put the house back in order... Then I sold it...!! Will never rent to people again.... they can live in the streets for all I care...!!

      You need a little more than a list. You should do credit checks, felony checks, talk to the police, talk for a long time to the people. Also, you shouldn't go around advertising your preferences...because that can end you up in court. You tube I.D.'s are easy to trace. The government loves unfair housing hearings. I mean for goodness sakes man, just take your comment down. You can prefer all you want, and we all prefer things, but don't say anything ever, unless you want issues.

My worthless, lying, thieving mother-in-law and sister-in-law are drug addicts ... unfortunately, never been caught and/or convicted. They live worse than pigs, don't pay their bills, and panhandle. BUT, somehow they manage to get social workers to feel sorry for them and they manage to find people to rent to them.
      (BTW, they are NOT allowed to even set foot on my property!)

    I wanted a little more detail on the eviction process, and why periodic inspections by the owner or property manager hadn't mitigated the property damage and loss of rental income.
    The Property Solutions company has replied, in response to a question regarding rental bond offsetting the loss and damages, as follows:
    Security Deposit: $895
    "Lost rent approx. 3 months = $2685 (1 month unpaid rent, 1 month to evict, plus one month for repairs and releasing)
    Eviction/legal fees: $650
    Deep Cleaning/trash out: $500
    Painting, window repairs, door replacement, bathroom damage etc. approx. $2500 ...
    A security deposit helps but doesn't nearly cover the costs of a bad tenant!"

    Growing up, we often didnt' have the money to rent a "good" house to live in. We ALWAYS left it sparkling clean and in better shape than when we moved in. It became a matter of family pride. We had such a good reputation that one owner offered to sell our favorite house to us- we were in heaven. Us kids mowed lawns, washed cars, cleaned houses, babysat and our Mom worked two jobs- we all paid it off. I'll never forget what seeing a title deed with our name on it was like.

    Media is always talking bout tenants living in wet and mouldy houses. It sounds like that must be the landlord's faults. The truth is the tenants made the house mouldy themselves! We have a beautiful north facing sunny clean house with a new insulation installed earlier this year. 3 tenants (father, mother and a teenage daughter) moved in June this year. We did an inspection last month and shockingly found the house is mouldy everywhere including bathroom, bedrooms and kitchen all the walls and ceilings. We trusted them because the father is a dentist. Our house literally was ruined only after 4.5 months. What a joke being a dentist who's not hygienic at all.

The dog feces and damaged door in that one bedroom are clear evidence of animal abuse - dogs don't foul their own space or struggle to get out under normal conditions. They must have been locking them in there for extended periods. Should let the local SPCA know their names.

    I am a tenant and what these people did is horrendous! I have three pets in my rental(cat, dog, chin) They have an actual bedroom that is cleaned regularly. They would never ever go to the bathroom on the floor. I deep clean my place every Monday and Tuesday. I don't understand how people can live like that. How can anyone have so little respect for people's homes.

    What upsets me more than anything isn't the state of the house. The house can be cleaned and repairs done. I'm sure that it's all covered by insurance.
    What truly gets to me is this ..... THESE PEOPLE WERE RAISING DOGS IN THIS ENVIRONMENT.
    No one who treats animals like this and raises them in a place like this deserves to have them in their lives.

    Every last landlord that I’ve rented from, either didn’t want me to leave or would tell me ( while during a evacuation walk through inspection) to please consider them if I’ve ever need them. Right now today, all of my landlords and I stay in touch. At times, some would call me and ask if I knew a nice tenant who is in need of a place to rent. Good tenants are ought there.

    No, a 'Slum Lord' is someone who charges a RIDICULOUS AMOUNT of money for a 'RUNDOWN', DIRTY, HOLE IN THE WALL!!!!     We owned a second house four hours from where we lived . A guy and his wife and baby who worked with my father in law rented it. Everything was great for a couple of months the would call if the light went out in the vent above the stove but they didn't call when the tore out the carpets and cut down the cedars that were on either side of the stairs at the front door. Apparently the woman cut the cedars down because she couldn't see down the street. The ended up renting the basement a none livable basement so that party could pay the rent. We didn't find out till much later. The only reason why we found out about the carpet was my husbands sister drove by and seen it at the curb. That same month they called and said the would be late with the rent . Then they moved. The house was so dirty inside and we had renovated just before we moved because my husband was transfered for his job. People or some people do not care for anything because they don't own it . Very stressful and disappointing. CPS should have been called because I wouldn't have bathed my dog let alone a baby in the tub. Heartbreaking!!!!

    If you made routine inspections it wouldn't be like that. I know people like things automated these days but on all of our properties we physically go pick up the rent payment every month and do a walk through of the property. The tenant must be home each month for inspection or give advanced notice they cannot be available.

    It's not in great shape however i have personally seen far worse. You'll be renting the property out again in no time.

    I lived next to a rental property for 15 years and have seen all kinds of renters, most of which were like these fools. I just don't understand the mentality of renters who live in this kind of filth and then leave it behind for someone else to clean up. People are just disgusting.

    I just have to add my own experience as a tenant......we moved into a house that was occupied by the owner previously..........welll ...5/5 on the hoarder scale.....and we had to clean up just to have a place to live. And now hes trying to get $$ out of us for leaving. Sometimes its the owners. We had 3layers of carpet .........outside saturated in dog urine.....a rat infestation....and .....of course.......pallettes. Hoarders love palletts!!! Yes so much bleach!!!!

    we have squatters living in our property for the past 18 years refusing to leave. they are armed... threaten us, harass us, defame us relentlessly. They do not pay, have no lease, and have been asked to leave for years.

    Dog poo, fleas and roaches everywhere.........how do people live like that? If there's one poo in my cat's litter box it's taken out, this (poor) house must reek!

    Oh man that sucks. I lived in an old motel that had turned two rooms into an efficiency aparment. The management of the place really creeped everyone out. Roaches everywhere when I first moved in and to top it off bed bugs that we had to pay to get rid of. The only person management would let it to exterminate would water down her supplies and then charge us to come I again and spray. I was finally able to move to a better place. You would think that I left the place trashed but I didnt. I made sure I shampooed the carpets and scrubbed every surface before I left because I knew the next people that would rent it would have to clean up if I didnt..... it doesn't take much to clean up after yourself. I dont get how people live in filth.

      Not a bad idea, but most of the time you get nothing because the renters are broke. Just roll up your sleeves and shovel the place out.

    I made a horrible mistake by renting out my childhood home i inherited. The tenant was a long time friend i knew since highschool. They didnt pay rent for over 7 months. They never had the money for rent but somehow they had means to buy a new pet every month.. im a EMT. And ive endured some smells in my lifetime. But the smell they created with their pets was so foul i would take the smell of a rotting corpse over that stench any day. It was beyond words how they destroyed my home. The home was completely remodeled a year prior to them miving in. They even destroyed the furnace and the 3 cats they had completely destroyed the walls by scratching them all to hell. I decided to fix the place up again And move in...Ill never rent to anyone ever agin..

    OMG ! ONLY RENTED ONCE BEFORE I BOUGHT MINE. IT WAZ BETTER WHEN I LEFT IT. ALWAYS PAID RENT ON TIME. COMPLETELY REDECPRATED IT AND DID GARDEN TOO. LANDLORD WANTED ME TOO STAY LOL

      Same with me Marie! My landlord never raised my rent in 20 years because he wanted me to stay. Happily, I bought my own home. I left my rental in so much better shape than when I rented it. It's called PRIDE

      The problem is many that rent do not respect a property they do not own. Sad but true. I would have thought the opposite should be true. Then of course there are the responsible ones like yourself.
