In this video, we’re taking a look at a garage that was converted into a great modern living space.
It’s 21'x21' on the inside, with a 470 square foot building footprint (43 square meters) so it’s kind of like a micro cabin but instead of being out in the woods, it’s in a backyard and close to stores and other services.
This garage conversion is on the Sunshine Coast in Gibsons, BC and the owners converted it into a rental space as a form of house hacking to help pay their mortgage! You can check it out on Airbnb here: www.airbnb.ca/...

Inside it’s an open concept studio with an incredible interior design and we think this space is really interesting because it has everything you need, and it manages to simultaneously feel wide open and spacious, but also cozy and comfortable. The exposed concrete floors and corrugated metal ceiling keep the rustic feel of the garage, and the high windows bring in lots of light but they also provide privacy which is great since the main house is nearby.
Several interior design techniques help to distinguish each space so that it doesn't feel cluttered. In the kitchen, the island serves as a natural barrier, in the living room, it's the large area rug that outlines the space, and in the bedroom, there's a large painting and an open-air closet to delineate the sleeping area.
Some advantages of open concept spaces are that they feel more spacious, they use fewer materials for things like walls, it can be easier to bring in natural light, and you need fewer fixtures, like ceiling fans for example.
Some disadvantages of open-concept spaces are that they can lack privacy, and noise travels easily, but lots of people and even families make it work all the time!
Converting a garage space, or adding an accessory dwelling or laneway house to a property is something that we’re seeing in cities more and more. The upside is that it densifies the population in an urban area which can help prevent a city from sprawling out, and it can increase the number of short and long-term rentals available in the area.
The downside is that these secondary dwelling units usually can’t be purchased separately from the main house, so they don’t create new homeownership opportunities. So it’s not a perfect solution to the housing crisis, but it does create new rental spaces, and it can help make cities more sustainable.

Another ideia is creating a way to spin the tv so that you can watch it on the living room or in the bed.
Yes. One can use a rotating table & a box to cover the back, with a piece of art on it. This will help to watch TV, both from the bed and living area

I would do ceiling curtain tracks. Give privacy for the bedroom and spare bedroom when needed.

I didn't like having the bedroom on show immediately you walk into the place. Some sort of screen should have been added.
I would agree if this were a long-term living space, but an Airbnb is more like a hotel room, so I don’t think it’s really necessary.

I love this space! My wife and I are thinking of downsizing within 5-7 years, once the kids are moved out. We live in a 120 year old farmhouse with stairs that are close to ladders that we likely will grow to dread in our 60's.

I love the build of this place. A couple changes I would make for personal preference is for the TV to be on a rotating base so it can rotate to face the bedroom or the living room. And in the kitchen, add a small gas cooktop. And if possible shoehorn in a washer dryer combo hidden behind a cupboard door or somesuch.
It’s totally awesome! I love the openess and it’s airy. (Everyone has their own needs, I would want a normal fridge and stove/oven). The accent lights are great. And it being at least 400 sq ft. It’s more realistic. 👍 Great job & great decorating!
I love the design of this home. There’s much more space than I anticipated. Even without walls, one gets the feeling of separation between the various ‘rooms’ of the house. Kudos to the architect/design/build team! I enjoyed the video and learning about this interesting tiny home.
With some storage under the bed and by the desk and that divider between the bed and living room, this would be awesome. It's a beautiful space
Love it.! Wonder if the tv could be mounted to a "backboard" about the size of the tv. And have it be able to swivel or rotate 180 degrees to face the bed? Then one could watch in either area and its could take care of not seeing the back side of tv in either "room". None the less, really like the whole space!
Another option is to have that same "backboard" mounted on the poles and have a TV mounted either side. Two TV's but simple solution.
I would have a mirror on it.

WoW ... thanks for repeating that this was a converted garage 😯. Incredible! Well thought out design and like the open concept, high windows to add height to the space and draw the eye up. Built in lighting along the wall made for an easy and seamless flow, offering a more spacious feel -- right into the bathroom with floating counter and pocket door. Really a functional living space. Also, appreciate the Convection Oven as I cook 99% of all meals in mine, great kitchen appliance (especially in a small space). Well done👏.

Awesome space and I could easily see my self living in it with just a couple of changes for storage. It would certainly keep you on track with a minimalist lifestyle without going without comfort.
Overall great use of the space, but I wouldn't want my clothes hanging openly in the middle of the room. Plenty of space on that back wall between the bed and the bathroom to put a closet with combo hanging and shelves/draw space.
Plenty of space on the back wall between the bed and the bathroom for a clothes closet if the sliding barn door was instead a cavity slider. To make the place more suitable for long term accommodation, the divider between the bed area and the living room could be closed in to allow more privacy and more storage. The tv could be mounted on a stand that allowed it to rotate and be seen from both the bedroom and the living area.
Oh, get over it! There are plenty of many other cool ideas to compensate for a dang closet.
If it's a rental, people aren't going to bringing a shit ton clothes.

That painting is truly spectacular; very futuristic. This tiny house is wonderful, I love the design. It feels cozy, cool, calm, and comforting. Just seems like a very chill place to live. Lovely interior design. As others have said, it could use more storage. I'd personally change the bed to a storage one if I lived in such a place.

Strikingly well-designed except for a serious lack of storage and clothing closet.
This place only works as an BnB for just that reason. The minute you arrive with a weeks worth of clothes/books/food, etc, the place is cluttered. I currently have a smaller place, but I wouldn't swap as there is no storage. The table is too small to spread out on with laptop & papers or have a real meal at.
Damn, how did l not notice that! Fine for a vacationer - the coat closet can be used. But for living, kind of lacking in that respect :((

I guarantee you this is not a long term dwelling and only for air BnB. But either way, there is a pull down ladder to the upper level where I am sure they store all their yard decorations lol.
If you are a minimalist this is perfect! That's the point of living in smaller spaces.

It isn't really a house. It is a short term vacation rental so it doesn't need a good closet.

What a beautiful build! I don't find the decor aesthetic to my personal liking, but it's such a beautiful space! Not only a lovely rental air bnb unite, how nice would it be to have your guests stay there rather than in the house with you!

Lovely conversion. I really like it and could see myself living in a place like that in the future when I no longer want to live in a big house. That artwork is amazing, I love it.
The only thing I would do is create some kind of swivel for the TV with a mirror on the back so that it hides the ugly back and it could be used as a vanity unit on the bedroom side to do your hair/make up. Then if you want to watch TV in bed, just swivel it round.
What a beautiful studio! I would happily live there. I think the way they have it set up works great for their Air BnB purposes. If I were to live in a place like that longer term I'd want a bigger fridge and a real stove with cooktop and oven. Also, regarding the exposed back of the TV, you could hang a dark blue patterned tapestry from the shelf above the TV to cover it, and from the other side, the tapestry would serve as background so that your eyes can really focus on the TV without the distraction of the bedroom behind.

Suggestion: install the tv in the pole or pipe while being able to swing it in the living room, bedroom and kitchen. That way you can have additional storage from where the tv was originally.

I love living spaces like this! I lived in a "mother's-in-law quarters" in an old neighborhood in the downtown of my city and it was my favorite. I called it "La Caja" cuz it was a perfect square box.

I really like this space. Regarding the TV - You can always fabricate an aesthetically pleasing backing for it - and place it on a custom lazy susan type stand so that it can be turned and watched from the bed...
There a lots of good things about this home. It's beautifully appointed. I'm a fan of higher windows for privacy, although I'd have put some kind of curtain. The up-lighting is great because it helps light the space and it means there doesn't have to be space taken up for lamp tables. Literally the only thing that would work for me is there is REALLY not any storage. I have home stuff and clothes.
Really beautiful conversion. Love the spacious coziness. I see ways to tastefully add more concealed storage, which is much needed there. I also didn’t see a fridge or cooktop, but I imagine it’s in there somewhere.
It's beautiful as an Air BnB but a few changes would be needed to make it livable long term, including a bigger fridge. I could work with everything else.
This garage is such an interesting option to stay closed to the city. The decor for such a small space is very well thought and definitely inviting. Fell more space than in a van but we cannot compare carrot with potatoes. I do like the little table for working or drinking coffee. Do not have the impression it is surrounded by other houses . This is a very well thought out design, and is the perfect single or couples 1st home. I would like to do this when my wife and I finally have our own property. This is exactly what I would do, a garage or shed conversion big enough for a single or couple occupancy. Thank You!
This is nice when empty hence tidy, good for guest house.
They could make a back plate for the TV with art to make it more aesthetically pleasing. Since it's in a central area of the place they should have spent more time on it and the cable management to make it cleaner and more aesthetically pleasing. It's a huge drawback to the well layout space and with a couple changes they could make a huge improvement. You didn't mention it, but I like that it can be turned around to be watched in bed too.

I love this. We recently bought a 4/1 house in my husband’s hometown near a lake. It came with a 1/1 cottage. Both are rented. I would love to do this to the long 1.5 garage for us to go to in the summers as he still has lots of family there. I don’t worry too much about yardspace because there is a full in baseball field across the street for kids to play.
Second viewing feedback:
1. Closet for clothes is needed, consider closet from IKEA as room divider;
2. No washer dryer? How about if you put one under the bathroom sink cabinet like ASKO Washer Dryer;
3. Need a fourth chair at table? Why not use a bench and two chairs;
4. Kitchen dishwasher drawer and one sink with disposed. Add a cooktop that plugs in and stores when not in use from IKEA.
5. Get a real mini fridge and put it where oven is.
6. Put convection and microwave next to the door. 7. Change door swing to opposite direction.

there was a home on Grand Designs that had a heated brushed concrete floor, I bet that would be a dreamy addition to a space like this. otherwise people are gonna need full time slippers in there haha
Having in-floor heat would be ideal, but the cost (about 10K) and maintenance doesn't even come close to those very effective baseboard heaters. To pass modern building codes, the space would still need an air handling system, regardless of which system was used.
@@justchillinout2002 fair enough, I didn't even think about maintenance! the idea of warm floors is just dreamy haha. full time slippers seems much more economical :P
honestly, if the subfloor is insulated properly, it wouldn't be that cold. Even if you used the old process of laying rows of recycled glass bottles down before pouring the concrete, that would help a great deal!
Remember where this is located. Gibsons doesn’t get very cold. And slippers are a thing..

I love the color scheme. I do acknowledge that open concepts are a necessity in very tiny places, but I want a private bedroom, especially if there's a guest on the couch. Even a pony wall would make a difference, and perhaps curtains. I mean SOME privacy, okay? What if one person wants to watch TV at midnight while another went to bed at 9? While pretty, this is like a fancy motel room. I'd rather have a cozy walled-in bedroom. Or my own solution to too much open space, a three-paneled folding screen. Easy to decorate to suit the color scheme, easy to move around, and the Shoji screens let light through.
One advantage to the tv like that is that you can easily turn it around, but I like the swivel arm better (might have been why it was designed like that though).I also agree on lack of storage space.

Agreed, however that TV weighs so little, it could be moved in seconds. The arm would be overkill really.
@@justchillinout2002 convenience & cheap, I live in a smaller space then this & I bought an arm for $15 off amazon that mounts my tv to the wall so I can position it to face the couch or turn it to face the kitchen table clearing the desk for my computer. when not in use it pushes back flush to the wall & out of the way. the space now makes room for perhaps a sculpture.

A lot of great comments for a solution, but I have a couple more I haven't seen yet. You could mount the TV on the pole with a bracket, I'm thinking of some U-bolts mounted to a plate and a piece of pipe or PVC in the center, cut in half, going around the mounted pipe. A piece of pipe with a set screw could be attached below it with something, maybe a flat washer on top. The TV could rotate to either side. Another option is just put a TV on the backside and run a splitter to them so you can play the same thing on either TV. I know the Roku app lets you listen to the audio without wires, so the other person could watch something different.
This is cool, I really like this space. I used to live in Gibsons. It's a great little town.

I really like this, I could live there happily full time but I would have to do something with that floor. Bare concrete is so ugly and cold on your feet. My toes are curling just imagining stepping into it.
Nice demo design, showing it can have a mud room, nook, bar, living, bed, and bath rooms, kitchen, even a stationary, in 20X20 space.
I would keep the great kitchen, bedroom and living areas as is, increase the mud room, and add a laundry area by the bathroom.

This is what I came to say! I feel like you could work with some sort of TV mount that mounts to the outside post of that shelf. That would allow you rotate the TV so you could use it while in bed, in the kitchen and in the living room.
Its nice ... I dont like the dinette, I’d put a desk there. I’d modify the island for better seating, but other wise its pretty sweet. Going nuts for the coat closet.

It's a good plan, up to a point. I'd have a real closet between the bedroom and living area. The bedroom needs more privacy! I'd use a taller apartment-width fridge and put the microwave and toaster on the bathroom wall of the kitchen. I'd have cabinets instead of decorative open shelves in the kitchen. I'd have a pocket door instead of the barn door (which takes up wall space). Architects like to include things that are trendy and decorative but not necessarily practical.
This could be made with more storage if some of the common tiny house adaptations were included. It wouldn't look so open, but it would be more usable.

I'm all about fire exit's being that there's only one. Also since there's no laundry the occupant's use the landlords or go to the laundromat. Apart from those concern's I think the plan is good converting a garage into a tiny living space
I actually like every element of this particular design. I don't entertain a great deal and the storage/closet/partition would be great. The TV can be turned to face the TV if necessary. When you're living small you generally downsize your wardrobe as well. This would be the ideal space for a student looking for a safe space to live and study while attending university, or an in-law who is still able to be independent but needs an inexpensive place to live that is close to family in an otherwise expensive market.

Hide the back of the tv. Using 2 cup hooks, hang a picture or interesting item from the cup hooks that have been installed on the bottom of the shelf above the tv.

They should add a larger TV and hang it from a bracket so it can be turned around and watched from either the living room or the bedroom. A larger TV would add more privacy in the two rooms too. But still, I love what they've done in this garage. Its beautiful.
