Venom last dance is just around the corner, i always watch movie in the morning here because it's just RM9. more importantly this cinema is still in very good condition, big screen, and big seat.
I live nearby but only go to this cinema if the movie i want to watch isn't available in GSC Ekocheras and closed down GSC Leisuremall. The escalator and elevator connecting to the upstair carpark is always broken every time i went so have to exercise climbing 5 floors of elevator stairs. Cinema surprisingly still maintained quite well.
Shopping Malls are losing their attractiveness due to the younger generations are buying more goods on-line as they are much cheaper compared to the retail outlet prices. I think its high time Mall management lowered their car park charges and retail lots rental so business can sell goods at a more competitive lower pricing. Apart from that let the Malls organized more family outing programs to attract more people going to the mall. Give them a good reason for wanting to come back and enjoyed the shopping and fun leisure times at the mall. Maybe free easy parking access with good food courts serving a variety of dishes served by owner themselves managing the food store. Plenty of fun activities at the weekend encouraging crowd participations. Lastly, make sure the W.C areas are well maintained and customers leave with a nice smile after doing their business.

Very true. Mostly goods or items at shopping complexes are expensive. At current situation the spending power is not there anymore. With Ringgit value depreciates, imported items or products or even raw materials to make such products incl the process for making them are expensive already.
Chester, this deadmall can be revive if the management manage to pursue Govt to open one Urban Transformation Centre (UTC) here, with the mall connected to MRT, it might just bring the crowd back here. Try imagine, a centre to serve the southern KL, particularly Batu 9, Mahkota, Kajang etc. why not ? business owner might also start to come in knowing that there will be new customers everyday.
I was there in the late 90s when Isetan was the anchor tenant. Sad to see many malls are dying. Govt need to halt the approval for the building malls in Klang valley. Just too many around with similar stuffs and brands not as creative as compared to Bangkok. With the online shopping trend surging, less and less ppl going to purchase at the mall....more like window shopping and having their meals. More malls are expected to close in a near future. Look at Tropicana selling off it's Tropicana Garden, a dead DStrand Mall, 3Damansara, One City, Summit, Desa Kepong,etc etc especially those with diff individual owners.
I was there in 1995 under the name of Plaza Phoenix during CNY festival .......ya , it was one of the best mall in KL city those days. I went there once and never revisited the mall ever since as I am from Subang Jaya.
😮 So sad to see the once vibrant Phoenix Plaza has deteriorated to this Ghost Mall state ... Now this Cheras Sentral Mall needed to hire new building planners & designers to revitalize it with better exterior & interior design & layout , with easier to find & user-friendly carparks & connect it with the MRT Station with sign boards to direct foot-traffic to this Mall. Must informed all the tenants of the new plans & to ask top supermarkets , foodcourts , pharmacies , electronic retailers , mobile kioks & banks to open shops here to draw in the crowds! I used to buy a pair of 'Guess' sneakers here in the 90s. I think the problem is entrance to the mall is rather confusing due to the highway and many smaller roads circling the the building. People can see the mall clearly from the highway, they just dont know how to enter.
The deadest mall in KL is Metromall adjoining the Chan Sow Lin Station. It is completely 100% dead, yet still open. There are shops on ground floor facing outside are open. These are mostly convenience and barber shops. The interior is 100% dead. Rents are as low as RM2 psf. It's weird to visit this place.

Majority of the malls are quite dead. Too many malls in the klang valley. Most people don't visit malls now. Govt have already warn developers not to build malls many years back because there are too many malls.

The only thing holding this place up is the TGV cinema. It never gets crowded there and my first choice to go for movies. The upper floor parking lots have been rented out to a used car company. They should probably renovate the whole place to accomodate more parking for MRT and used car sales.
Thanks for the video. I only go to Cheras Sentral to park my car to MRT. I've hardly ever strolled around the mall after the lockdown. Okay so Plaza Phoenix and Cheras Sentral is like 2 different lives with pretty much the same ending. I remember during the golden (probably more like silver during my time) days of Plaza Phoenix had Fajar Hyper, Toys R US, fast food chains like Pizza Hut, and KFC (some people even reported there was even Isetan there), game arcades and audio/video stores, making the mall a good getaway for families during weekends or weeknights. The only competing mall was the much recent and fancier Leisure Mall. It started go downhill when the Fajar Hyper hypermarket closed down in the early 2000s, after that subsequently all tenants there were closed and only left Proton car dealership (where the Silka Hotel lobby located today) and a furniture store. Living nearby, I always passed through the Cheras-Kajang highway when back from school, sad to see the mall was like this. Then some time in early 2010s, news went around that the mall will start to go through a major refurbishment to become the now Cheras Sentral, with a cineplex, a hotel, and MRT station to be built directly in front of the mall (not linked, yet). Very cool, I thought. Cheras Sentral completed refurbishment, and opened around 2014. Anchors were Jaya Grocer at the basement, TGV Cinemas at level 9, UNIQLO, F.O.S., TBM, Celebrity FItness, and Moon Palace Restaurant. Notable tenants were Starbucks Coffee, niichii, Mac Studio(?), OldTown, Kenny Rogers Roasters, Subway, Caring Pharmacy, Boost Juice, Arnold Palmer, G2000, MPH, The Blues, and more. It was very lively. But it was kind of strangely short-lived. It was 2017. MRT Kajang is fully opened. Tenants in the upper floors are closing down. Jaya Grocer now changed to Hero Market. Liveliness of the mall is now only limited to basement up until the 1st floor only. The direct link to MRT Kajang was actually built much later after it's opened to public, like an afterthought. Fast forward few years, like 2018 or 2019, EKO Cheras opened nearby, just opposite of Leisure Mall. UNIQLO closed down. Most notable tenants mentioned earlier also closed down. Left only Starbucks Coffee. MR DIY newly opened in the basement to 'teman' Hero Market. And then 2020, COVID19 and lockdowns. Since then, the newly-opened MR DIY closed after 1-2 years(?), Hero Market becomes SKM Market (haven't been there since then). F.O.S. closed, The Blues closed. Fast forward today, recently the TBM had their last sale and moved to Taman Connaught (maybe CMC?), Starbucks becomes Celebrity Coffee & Cafe, a private school Kensington is opened there, gymnastics class on the ground floor, TGV Cinemas surprisingly still alive (people always go there for Indian movies, apparently), furniture stores taking up the ground floor too (like in your video), and Greenleaf Mart. Is Silka Hotel even alive anymore? There are some questionable tenants like jewellery store? Like, in this dying mall? And yeah that's it.
Phoenix Plaza… i think many do not know this original name d… Last time i came here was before covid…. Back then hasbro was doing warehouse sales. But it was also empty lk this. No diff.
This mall is very unfortunate although on opening in 1995 and its reopening in 2014, there are many respectable tenants. In 1995, there's Malaysia's 2nd Isetan and there is a Toy R'Us too. Then there's also KFC, Pizza Hut amd MPH. There's even a 2-hall cineplex there. There are also plans to open a rooftop themepark but it failed. It went downhill from there esp after Fajar Hypermarket closed and the only tenant left is a Proton showroom at where the current Silka Hotel lobby is. When they reopened in 2014, they managed to pull in Uniqlo, Guardian, WongKok, Jaya Grocer, Subway, TGV, TBM Electrical, Celebrity Fitness, Old Town, Starbucks....just to name a few. Then slowly it dying.......and today it is what you filmed. Luckily Silka Hotel managed to take about 40% of the mall space else it would be even larger.

I was there formerly known as Phoenix Plaza in 1996. It was a jolly shopping complex at that time. It was the largest mall in cheras. To revive the shopping mall, the management has to be very creative and daring to take risk,
Really dont understand Cheras Leisure is still surviving when this mall is just nearby. The location of the mall is a issue. Secluded at the corner of nowhere and just right beside the highway, the building itself look so unwelcoming. I don't like the design of the building. I remember you need to circle around just to get to the car park. From outside, the building look like a old fashion 80s 90s building. Resources wasted. Every corner of the building is dark and the ceiling is so low.
Problem is on the layout. Shoppers unable to circle around the floors and have to turn back to proceed to other stores on the same floor during 2014-2018. Difficult access to parking floors. Used to be a regular customer of the old Jaya Grocer. Thought that the MRT opening would help Cheras Sentral Mall, but the opposite happened.
Last visit is in 2016. Still remember visiting TBM at the top floor and the crowded supermarket. Right now, from the outside its looks dead. But inside look worse than i expected. Such sad situation as i have good memories here
If I recall, this mall's retail lots are individual title, it is hard to get those owners who has moved on to re-rent or transfer ownership so the mall want to fix rejuvenate also cannot
When i first came to this mall , it really reminds me of one stop midlands park centre, Penang . The flow and the designs of this mall is almost similar . I don’t really like the flow and designs of the mall . You have to walk the entire floor just to get to one place. Definitely outdated & this is why nobody does that concept anymore. Even that mall in penang had the same fate as cheras mall.
Been here in the 90s...Plaza Pheonix. Started dying when the traffic lights in front of the mall was terminated resulting in cars from kl or pj cannot easily access. Downhill all the way after that. Did have a short-lived comeback but the weird design of the escalators was a real put off. It was so difficult to move between floors. Now with online shopping and the new Eko Cheras near by this ghost mall should just be redeveloped into condominiums. Near to mrt can sell with crazy price 😂
Can try to visit pavilion damansara mall😂 I think Almost around 60% shops open but possibly will not be crowded on night weekdays. Oh ya the empty crowded place is at DC mall on weekend. Coz most of the time they open on working day only. U can go both mall to explore
The last time i ws here was in 2014, just when it had just reopened. One point that I think probably contributed to its flop was due to lack of halal fnb choices and facilities for Muslims. The surau was probably a last minute add-on, so it was really small and uncomfortable. So muslims were less likely to repeat going to the mall.
Back in the days, this mall was known as Plaza Pheonix. About the "ghost" part, yes, it appeared in a malay lamguage youtube Channel Top 5 Malaysia, where this mall was mentioned of spooky encounter.
I use to park my car here. Completely dead except for the people who park there for the MRT. Dont know why its dead, because literally next Mrt station is taman mutiara which has ekocheras and leisure mall. Last time i went, leisure mall still doing good. I guess because the malls are too near with each other? Back then around 2019 before covid, i use to go to the basement floor. There are literally only 2 shop there which is mr diy and subway. And near the back entrance is Guardian. I love going to that Guardian because there is a lot of cosmetics to choose from that other guardians would already sold out. I also went to the TGV upstairs and theres less than 10 people watching. But now as a woman, i somehow dont feel safe anymore going to this kind of deserted mall 😄

A friend who ran an outlet there in its Pheonix Mall days went bankrupt. The feng shui was out and at that time the developer was Metroplex and a daughter of the owner was in charge. They called her the dragon lady as she was very proud, arrogant and looked down on others. Many tenants had issues with her. Another friend ran Toysrus and told me the same thing. This place was damned from the get go. I lived in Cheras all my life, I'm almost 70 now so I know the area well
I came in late 2021 to see after invited to see a traditional Chinese reflexologist there. Already most of the stores were empty. I could just park at any lot outside the mall without paying. The reflexologist asked why I wasn't working that day. I had to remind him it was a Sunday. That's how dead the place was. I also visited the place when it was Phoenix Plaza in the early 2000s. Also dying at the time. Do a video on the Strand in Kota Damansara. That's another mall that's fallen to the wayside.
The issue with this mall is that most of the units are privately owned so there is no way the mall can be revived by the mangement like other malls. The management cannot control most of the retail units since they are not the owner. The other issue is with the circulation of this mall which is not very appealing.
This mall was developed by the Huang Family from Kuching. They financed the Mall by selling most of the upper floors during the era when owning a retail lot is considered good investment. At that era Sungei Wang was flourishing and strata retail lot is a new class of property investment along with flated factory. The rest is history when the management do not have full control of the Mall.
this mall used to be one of the largest mall in Malaysia when it open (i believed 2+ to 30 yrs bck)....when it open Isetan is one of the anchor tenant (2nd Isetan after Lot 10) located inside the mall when it used to be known as Phoenix Plaza 7 to 8 yrs back I used to worked under Cheras Sentral mall, during tht time is not tht bad shape & u had tenant like Uniqlo, TGV, Starbucks , TBM & Grocery mall n Moon Space restaurant .... Majority of the spaces now is owned by a Property Developer which had brought majority of the space over but still U had some smaller lots which is still individual owned ... at one stage the single largest owner do want to demolish the mall to make way fr residential usage is sad to see the current stage now ...
Wow, what a big difference 5 years make (last I came was end of 2019), during that time there was still Uniqlo @ the ground floor, oldtown white coffee & subway @ LG and a handful of retails scattered throughout each floor.. moved out from Cheras area since the pandemic and never returned, though such a shame to see none of these outlets survived.. :(
I think around the year of 95-96.. I used to work at pizza hut in this mall after my college hours, racing Daytona in the arcade with my fellow housemates and always the place to go for CD games and VCD. This video brings back old memories I still remember during my days living in Cheras Tmn Len Seng.

( surrounding by more than 30 Tamans but still failed to get the traffic of visitor .. what a disgrace) Some people said is because of Feng Sui. Lmao. Here’s my observation for past 30yrs on this mall.. the failure due to 1. mgmt 2. Parking lot - poorly design (causing massive bottleneck during peak period - Eg:CNY)

Visitors going Cheras Sentral by MRT is close to impossible. They rather ride another 12 mins to TRX or 13 mins to Pavillion. Hence shopping concept is close to non revival situation..for time being.
I remember the ramp to go to the upper levels car park was too steep. But it was during my childhood while riding a manual car, so my perspective might be warped
Wow Phoenix Plaza! Last went there by bus from Lebuh Ampang back in 1995/96 to buy some discounted music album cassette. Remember having to cross the busy road as they were no bridge the last time.
My third months in KL visiting surprisingly old Malls look similar almost every old malls. If not mistaken my last visit at this mall was during 100 Yen or Daiso since the late ninety. From Taman Desa Old Klang Road.
The problem with this guy is the awkward location, it is not accessible unless by car / MRT from Taman counnaught nor maxim nor from Taman mutiara area nor from alam damai either. You can’t walk shit from those places compared to eko Cheras and leisure mall. On the other hand, if you arrive by MRT….where else u can go once u are done? You can’t walk safely anywhere to the other places. Not without crossing highways. The only reason why I would come here is only if the attractive tenants were here and of course TGV. If they want to salvage what is left of Cheras sentral, they can repurpose as badminton courts and sports like you said. This is the best choice as the location rarely matters for this kind of business. But strata is gonna be an issue halfway too.
Even the TBM electronic store is dead huh. The last time I was there, it was one of the last store still surviving alongside with a Guardian store and TGV cinema if i remember correctly. The upstairs parking is quite confusing. The escalator and elevator connecting to the car park is always broken most of the time so had to walk up and down.
Best quiet cinema in KL - most times get whole hall to yourself. Reason mall died (I heard) is tenants were allowed to buy their lots outright so there was zero co-ordination and planning for retail layout. It's a group of individual lots rather than a mall run retail complex
It has been refurbished 1-2 years ago for Kensington international school. had seen some students there. And lower ground floor has been used to offer gymnastics classes
Went there around 2018 to watch movie. I’d argue the cinema is the only good thing there. Even back then there weren’t many shops open, fnb choices was very limited. Although there is Mrt now, most people still drive when they go to mall, this is where I think is lacking. The turn to access the mall is not very friendly la iirc. If you miss it you’ll need to go further to turn back, and just near the u turn further down the road is ekocheras mall and leisure mall, which is more happening.
7:51 to add to my earlier comment, maybe it doesn't really matter that there's MRT connection or other public transport or closeness to major highway. People have to want something to buy. My opinion: lazada and shopee already killed retail. Multi-storey malls are on the way out. Maybe failing Multi-storey malls should be torn down and replaced with single storey strip malls.

The mall became my favorite almost 20 years ago (when I still living in Kuala Lumpur) and at that time, this mall was busy and always visited by people. There are restaurants in the mall and I like the nyonya restaurant. There are many boutiques in it. I was very surprised to see this video. The mall looked quiet and different from 20 years ago when I was in Kuala Lumpur. Now, I'm back to my hometown - Penang.
I read an article by Al Jazeera few months ago that Malaysia has 1000 malls. They keep building new ones even though people are migrating towards online shopping. Oh btw, this mall is often frequented by gay men who can't host but want some fun time. At least that's what I was told by my friend. It's deserted and very quiet.
the ghost story is not baseless. visitors and previous tenants have seen things in the past. in fact, if you go to 3:08 that shows the vacant lot with the pillar, pause at the frame, turn off your screen, and you will clearly see a reflection of a scary figure

If want to revive this mall, need to revive the shop lot outside as well. Actually this mall can be marketed properly if required, but can't make good money. If you want to make good money, this will be hard.
Most malls looks abandoned because our malls sells stuffs from china. Now with online shopping, china sells directly to customers. So the middleman segment gets cut, stuffs becomes much cheaper, considering times of inflation n lower purchase power as well. The retail relevance globally has been replaced by logistics too. It will continue that way, so malls has to makes necessary changes to reflect times. Maybe the mall management can try creating a center of unique attraction for their mall. Indoor games, open theatre etc then rent the outlets to smaller ones with same theme, fnbs, gifts and handcraft shops.
In the 90s there used to be isetan, Toys r us, Pizza hut but one by one moved out. It used to be called Plaza Phoenix. Used to take my kids to play at the arcade. Competing mall is Leisure Mall not far from here. Many horror stories lah but dont know if they are true. Last time came here few years ago to the Cinema to watch Crazy Rich Asians. Lol!
In Malaysia, successful business is always killed by the government. If no one knows anything about the mall, that means the management of it does not dare to talk about it. . I love this mall. It was known as Phoenix Plaza then. The supermarket in its ground floor was hyper then. Though there is an MRT station in this mall, but the main road was killed by the government. One is not able to go to the Plaza anymore from the main route.

It's such a Beautifully Renovated Mall !! It's sad that it has come to this Dormant Non Active State !!! I went there for a wedding held in one hall next to the Theater five Years ago !! Sad sad state !!!
Last year, got Anime/Hobbies Event/Gig here. Quite a crowd came in. So, to be fair... certain event can attract traffic (mostly teenagers). To be honest... I think the downfall is because of confusing highway nearby. They just went passed it or had to make unnecessary U-Turn
Plaza Phoenix. Last visited when doing my matriculation back in 2001. We don't bother going there because Leisure Mall was nearby and a lot more attractive.

There are many dead malls in Klang Valley. Depends on how mgt's & tenants' creativity to attract & the convenience of its location for visitors to go there.
Does it share the same fate as sg wang upper floors with individual strata title shop? sgwang inner carpark gains more profit due to nearby open parking by DBKL has been abolished to solve traffic jam issues there. But sadly BB Plaza is no more for underground mrt project and what's left is the 8 level round turning to enter carpark level beside sg wang rooftop carpark. Only the 4th floor legend stall knows how to go and park there now.
I grew up in cheras and frequently going there when phoenix plaza was opened and flourishing, sad to see it was mismanaged till current state. Obviously the tenant guy in the mall can do better things like sharing of info or get featured rather than confronted you Lol, that says a bit about his mindset. Not sure why some mall managements disallow video shooting, are they not confident of people giving honest opinions? Or are there laws that i didn’t know of? If they are good enough then can be open minded no problem
I used to frequent Quill City Mall last year because my office is nearby. At first I thought that mall is so dead but this mall is even worse than Quill City Mall. At Quill there’s NSK and lots of eateries at LG and G.
i was working there back in 2015-2019, when the mall start rebrand and reopening in 2013 from plaza phoenix era,2013-2016 was a good year. the reason why the mall start to decline is because of velocity/mytown opening somewhen in 2016,and it start getting worst when eko cheras start to open ..

Last time in 1995...no parking charges. Mall building owner start greedy when more patrons come to the mall and charge parking bays. 😂

Very true. Mostly goods or items at shopping complexes are expensive. At current situation the spending power is not there anymore. With Ringgit value depreciates, imported items or products or even raw materials to make such products incl the process for making them are expensive already.

Chester, this deadmall can be revive if the management manage to pursue Govt to open one Urban Transformation Centre (UTC) here, with the mall connected to MRT, it might just bring the crowd back here. Try imagine, a centre to serve the southern KL, particularly Batu 9, Mahkota, Kajang etc. why not ? business owner might also start to come in knowing that there will be new customers everyday.

I was there in the late 90s when Isetan was the anchor tenant. Sad to see many malls are dying. Govt need to halt the approval for the building malls in Klang valley. Just too many around with similar stuffs and brands not as creative as compared to Bangkok. With the online shopping trend surging, less and less ppl going to purchase at the mall....more like window shopping and having their meals. More malls are expected to close in a near future. Look at Tropicana selling off it's Tropicana Garden, a dead DStrand Mall, 3Damansara, One City, Summit, Desa Kepong,etc etc especially those with diff individual owners.
I was there in 1995 under the name of Plaza Phoenix during CNY festival .......ya , it was one of the best mall in KL city those days. I went there once and never revisited the mall ever since as I am from Subang Jaya.

I used to buy a pair of 'Guess' sneakers here in the 90s. I think the problem is entrance to the mall is rather confusing due to the highway and many smaller roads circling the the building. People can see the mall clearly from the highway, they just dont know how to enter.
The deadest mall in KL is Metromall adjoining the Chan Sow Lin Station. It is completely 100% dead, yet still open. There are shops on ground floor facing outside are open. These are mostly convenience and barber shops. The interior is 100% dead. Rents are as low as RM2 psf. It's weird to visit this place.

The only thing holding this place up is the TGV cinema. It never gets crowded there and my first choice to go for movies. The upper floor parking lots have been rented out to a used car company. They should probably renovate the whole place to accomodate more parking for MRT and used car sales.

Okay so Plaza Phoenix and Cheras Sentral is like 2 different lives with pretty much the same ending.
I remember during the golden (probably more like silver during my time) days of Plaza Phoenix had Fajar Hyper, Toys R US, fast food chains like Pizza Hut, and KFC (some people even reported there was even Isetan there), game arcades and audio/video stores, making the mall a good getaway for families during weekends or weeknights. The only competing mall was the much recent and fancier Leisure Mall. It started go downhill when the Fajar Hyper hypermarket closed down in the early 2000s, after that subsequently all tenants there were closed and only left Proton car dealership (where the Silka Hotel lobby located today) and a furniture store.
Living nearby, I always passed through the Cheras-Kajang highway when back from school, sad to see the mall was like this.
Then some time in early 2010s, news went around that the mall will start to go through a major refurbishment to become the now Cheras Sentral, with a cineplex, a hotel, and MRT station to be built directly in front of the mall (not linked, yet). Very cool, I thought.
Cheras Sentral completed refurbishment, and opened around 2014. Anchors were Jaya Grocer at the basement, TGV Cinemas at level 9, UNIQLO, F.O.S., TBM, Celebrity FItness, and Moon Palace Restaurant. Notable tenants were Starbucks Coffee, niichii, Mac Studio(?), OldTown, Kenny Rogers Roasters, Subway, Caring Pharmacy, Boost Juice, Arnold Palmer, G2000, MPH, The Blues, and more. It was very lively.
But it was kind of strangely short-lived.
It was 2017. MRT Kajang is fully opened. Tenants in the upper floors are closing down. Jaya Grocer now changed to Hero Market. Liveliness of the mall is now only limited to basement up until the 1st floor only.
The direct link to MRT Kajang was actually built much later after it's opened to public, like an afterthought.
Fast forward few years, like 2018 or 2019, EKO Cheras opened nearby, just opposite of Leisure Mall.
UNIQLO closed down. Most notable tenants mentioned earlier also closed down. Left only Starbucks Coffee. MR DIY newly opened in the basement to 'teman' Hero Market.
And then 2020, COVID19 and lockdowns.
Since then, the newly-opened MR DIY closed after 1-2 years(?), Hero Market becomes SKM Market (haven't been there since then). F.O.S. closed, The Blues closed.
Fast forward today, recently the TBM had their last sale and moved to Taman Connaught (maybe CMC?), Starbucks becomes Celebrity Coffee & Cafe, a private school Kensington is opened there, gymnastics class on the ground floor, TGV Cinemas surprisingly still alive (people always go there for Indian movies, apparently), furniture stores taking up the ground floor too (like in your video), and Greenleaf Mart.
Is Silka Hotel even alive anymore?
There are some questionable tenants like jewellery store? Like, in this dying mall?
And yeah that's it.

Last time i came here was before covid…. Back then hasbro was doing warehouse sales. But it was also empty lk this. No diff.
This mall is very unfortunate although on opening in 1995 and its reopening in 2014, there are many respectable tenants.
In 1995, there's Malaysia's 2nd Isetan and there is a Toy R'Us too. Then there's also KFC, Pizza Hut amd MPH. There's even a 2-hall cineplex there. There are also plans to open a rooftop themepark but it failed.
It went downhill from there esp after Fajar Hypermarket closed and the only tenant left is a Proton showroom at where the current Silka Hotel lobby is.
When they reopened in 2014, they managed to pull in Uniqlo, Guardian, WongKok, Jaya Grocer, Subway, TGV, TBM Electrical, Celebrity Fitness, Old Town, Starbucks....just to name a few.
Then slowly it dying.......and today it is what you filmed. Luckily Silka Hotel managed to take about 40% of the mall space else it would be even larger.

The location of the mall is a issue. Secluded at the corner of nowhere and just right beside the highway, the building itself look so unwelcoming.
I don't like the design of the building. I remember you need to circle around just to get to the car park. From outside, the building look like a old fashion 80s 90s building. Resources wasted. Every corner of the building is dark and the ceiling is so low.

Circulation of Leisure Mall is very simple and easy. The location and parking is also simple.
Problem is on the layout. Shoppers unable to circle around the floors and have to turn back to proceed to other stores on the same floor during 2014-2018. Difficult access to parking floors.
Used to be a regular customer of the old Jaya Grocer. Thought that the MRT opening would help Cheras Sentral Mall, but the opposite happened.
Location weren't strategic.
Shopping online are much more convenient nowadays.

When i first came to this mall , it really reminds me of one stop midlands park centre, Penang . The flow and the designs of this mall is almost similar . I don’t really like the flow and designs of the mall . You have to walk the entire floor just to get to one place. Definitely outdated & this is why nobody does that concept anymore.

Been here in the 90s...Plaza Pheonix. Started dying when the traffic lights in front of the mall was terminated resulting in cars from kl or pj cannot easily access. Downhill all the way after that. Did have a short-lived comeback but the weird design of the escalators was a real put off. It was so difficult to move between floors. Now with online shopping and the new Eko Cheras near by this ghost mall should just be redeveloped into condominiums. Near to mrt can sell with crazy price 😂

The last time i ws here was in 2014, just when it had just reopened. One point that I think probably contributed to its flop was due to lack of halal fnb choices and facilities for Muslims. The surau was probably a last minute add-on, so it was really small and uncomfortable. So muslims were less likely to repeat going to the mall.

Back in the days, this mall was known as Plaza Pheonix. About the "ghost" part, yes, it appeared in a malay lamguage youtube Channel Top 5 Malaysia, where this mall was mentioned of spooky encounter.
I use to park my car here. Completely dead except for the people who park there for the MRT. Dont know why its dead, because literally next Mrt station is taman mutiara which has ekocheras and leisure mall. Last time i went, leisure mall still doing good. I guess because the malls are too near with each other?
Back then around 2019 before covid, i use to go to the basement floor. There are literally only 2 shop there which is mr diy and subway. And near the back entrance is Guardian. I love going to that Guardian because there is a lot of cosmetics to choose from that other guardians would already sold out. I also went to the TGV upstairs and theres less than 10 people watching. But now as a woman, i somehow dont feel safe anymore going to this kind of deserted mall 😄

A friend who ran an outlet there in its Pheonix Mall days went bankrupt. The feng shui was out and at that time the developer was Metroplex and a daughter of the owner was in charge. They called her the dragon lady as she was very proud, arrogant and looked down on others. Many tenants had issues with her. Another friend ran Toysrus and told me the same thing. This place was damned from the get go. I lived in Cheras all my life, I'm almost 70 now so I know the area well
I came in late 2021 to see after invited to see a traditional Chinese reflexologist there. Already most of the stores were empty. I could just park at any lot outside the mall without paying. The reflexologist asked why I wasn't working that day. I had to remind him it was a Sunday. That's how dead the place was.
I also visited the place when it was Phoenix Plaza in the early 2000s. Also dying at the time.
Do a video on the Strand in Kota Damansara. That's another mall that's fallen to the wayside.
The issue with this mall is that most of the units are privately owned so there is no way the mall can be revived by the mangement like other malls. The management cannot control most of the retail units since they are not the owner.
The other issue is with the circulation of this mall which is not very appealing.
Malls walkway is like L shape, but yes those stratified retail lots concept cannot work anymore
This mall was developed by the Huang Family from Kuching. They financed the Mall by selling most of the upper floors during the era when owning a retail lot is considered good investment. At that era Sungei Wang was flourishing and strata retail lot is a new class of property investment along with flated factory. The rest is history when the management do not have full control of the Mall.

this mall used to be one of the largest mall in Malaysia when it open (i believed 2+ to 30 yrs bck)....when it open Isetan is one of the anchor tenant (2nd Isetan after Lot 10) located inside the mall when it used to be known as Phoenix Plaza
7 to 8 yrs back I used to worked under Cheras Sentral mall, during tht time is not tht bad shape & u had tenant like Uniqlo, TGV, Starbucks , TBM & Grocery mall n Moon Space restaurant ....
Majority of the spaces now is owned by a Property Developer which had brought majority of the space over but still U had some smaller lots which is still individual owned ...
at one stage the single largest owner do want to demolish the mall to make way fr residential usage

Wow, what a big difference 5 years make (last I came was end of 2019), during that time there was still Uniqlo @ the ground floor, oldtown white coffee & subway @ LG and a handful of retails scattered throughout each floor.. moved out from Cheras area since the pandemic and never returned, though such a shame to see none of these outlets survived.. :(
I think around the year of 95-96.. I used to work at pizza hut in this mall after my college hours, racing Daytona in the arcade with my fellow housemates and always the place to go for CD games and VCD. This video brings back old memories I still remember during my days living in Cheras Tmn Len Seng.

Visitors going Cheras Sentral by MRT is close to impossible. They rather ride another 12 mins to TRX or 13 mins to Pavillion. Hence shopping concept is close to non revival situation..for time being.
I remember the ramp to go to the upper levels car park was too steep. But it was during my childhood while riding a manual car, so my perspective might be warped
Wow Phoenix Plaza! Last went there by bus from Lebuh Ampang back in 1995/96 to buy some discounted music album cassette. Remember having to cross the busy road as they were no bridge the last time.
My third months in KL visiting surprisingly old Malls look similar almost every old malls.
If not mistaken my last visit at this mall was during 100 Yen or Daiso since the late ninety.

The problem with this guy is the awkward location, it is not accessible unless by car / MRT from Taman counnaught nor maxim nor from Taman mutiara area nor from alam damai either. You can’t walk shit from those places compared to eko Cheras and leisure mall.
On the other hand, if you arrive by MRT….where else u can go once u are done? You can’t walk safely anywhere to the other places. Not without crossing highways.
The only reason why I would come here is only if the attractive tenants were here and of course TGV. If they want to salvage what is left of Cheras sentral, they can repurpose as badminton courts and sports like you said. This is the best choice as the location rarely matters for this kind of business. But strata is gonna be an issue halfway too.

The upstairs parking is quite confusing. The escalator and elevator connecting to the car park is always broken most of the time so had to walk up and down.

Best quiet cinema in KL - most times get whole hall to yourself. Reason mall died (I heard) is tenants were allowed to buy their lots outright so there was zero co-ordination and planning for retail layout. It's a group of individual lots rather than a mall run retail complex

Went there around 2018 to watch movie. I’d argue the cinema is the only good thing there. Even back then there weren’t many shops open, fnb choices was very limited. Although there is Mrt now, most people still drive when they go to mall, this is where I think is lacking. The turn to access the mall is not very friendly la iirc. If you miss it you’ll need to go further to turn back, and just near the u turn further down the road is ekocheras mall and leisure mall, which is more happening.
My favorite lunch place when I was working at there during year 2014-2017, sad to see it becomes like this 😢

The mall became my favorite almost 20 years ago (when I still living in Kuala Lumpur) and at that time, this mall was busy and always visited by people. There are restaurants in the mall and I like the nyonya restaurant. There are many boutiques in it. I was very surprised to see this video. The mall looked quiet and different from 20 years ago when I was in Kuala Lumpur. Now, I'm back to my hometown - Penang.
I read an article by Al Jazeera few months ago that Malaysia has 1000 malls. They keep building new ones even though people are migrating towards online shopping. Oh btw, this mall is often frequented by gay men who can't host but want some fun time. At least that's what I was told by my friend. It's deserted and very quiet.

the ghost story is not baseless. visitors and previous tenants have seen things in the past. in fact, if you go to 3:08 that shows the vacant lot with the pillar, pause at the frame, turn off your screen, and you will clearly see a reflection of a scary figure

If want to revive this mall, need to revive the shop lot outside as well. Actually this mall can be marketed properly if required, but can't make good money. If you want to make good money, this will be hard.

Most malls looks abandoned because our malls sells stuffs from china. Now with online shopping, china sells directly to customers. So the middleman segment gets cut, stuffs becomes much cheaper, considering times of inflation n lower purchase power as well. The retail relevance globally has been replaced by logistics too. It will continue that way, so malls has to makes necessary changes to reflect times. Maybe the mall management can try creating a center of unique attraction for their mall. Indoor games, open theatre etc then rent the outlets to smaller ones with same theme, fnbs, gifts and handcraft shops.

In Malaysia, successful business is always killed by the government. If no one knows anything about the mall, that means the management of it does not dare to talk about it. .
I love this mall. It was known as Phoenix Plaza then. The supermarket in its ground floor was hyper then.
Though there is an MRT station in this mall, but the main road was killed by the government. One is not able to go to the Plaza anymore from the main route.

Last year, got Anime/Hobbies Event/Gig here. Quite a crowd came in. So, to be fair... certain event can attract traffic (mostly teenagers). To be honest... I think the downfall is because of confusing highway nearby. They just went passed it or had to make unnecessary U-Turn

Plaza Phoenix. Last visited when doing my matriculation back in 2001. We don't bother going there because Leisure Mall was nearby and a lot more attractive.

Been there in November 2020. Even at that time is is already quite dead, only few shops open
Used to stay at the neighbouring hotel few for the convenience connection of this mall. But since the hotel temporary closure during pandemic, this mall is more dead.

There are many dead malls in Klang Valley. Depends on how mgt's & tenants' creativity to attract & the convenience of its location for visitors to go there.
really enjoy your videos about malls, there are a few sad ones, even in Kepong, like Desa complex in such a sad state.

Does it share the same fate as sg wang upper floors with individual strata title shop? sgwang inner carpark gains more profit due to nearby open parking by DBKL has been abolished to solve traffic jam issues there. But sadly BB Plaza is no more for underground mrt project and what's left is the 8 level round turning to enter carpark level beside sg wang rooftop carpark. Only the 4th floor legend stall knows how to go and park there now.
I know this mall, I always pass by this mall after getting off the MRT to go to my workplace.

After SPM in 1995, i worked here at Pizza Hut😂, that yine we call this mall Plaza Pheonix..ISETAN also accupied here during tge 90s

I grew up in cheras and frequently going there when phoenix plaza was opened and flourishing, sad to see it was mismanaged till current state.
Obviously the tenant guy in the mall can do better things like sharing of info or get featured rather than confronted you Lol, that says a bit about his mindset.
Not sure why some mall managements disallow video shooting, are they not confident of people giving honest opinions? Or are there laws that i didn’t know of? If they are good enough then can be open minded no problem
Some malls management are not social media friendly, they freaked out easily when they see people holding cameras.. LOL

I used to frequent Quill City Mall last year because my office is nearby. At first I thought that mall is so dead but this mall is even worse than Quill City Mall. At Quill there’s NSK and lots of eateries at LG and G.

i was working there back in 2015-2019,
when the mall start rebrand and reopening in 2013 from plaza phoenix era,2013-2016 was a good year.
the reason why the mall start to decline is because of velocity/mytown opening somewhen in 2016,and it start getting worst when eko cheras start to
open ..
