    DLF Arbour :
    Pros :
    - Reputed Developer
    - Golf Course Extension location bang opposite Worldmark Gurugram is excellent
    - Normal Amenities and Club Facilities
    Cons:
    - Carpet Area excluding Balcony : 1900-2000 SQ. Ft.
    (Loading approx 50%)
    - Washrooms in Balconies
    (Imagine Someone is using Washroom and Flush noise are coming in Balcony while you're enjoying Conversation with your guest)
    - Split Land Parcel
    - Over Hyped due to Developer Brand Name
    - Good For Investors but not very desirable for End User
    - Competition in same vicinity has better projects.
    Recommendation: Avoid

    By paying 10 percentage you book a flat....
    All investors have booked this space with kickbacks from DLF...
    If this was not the case the prices would have been 20-22k + gst sqm Rs as expected instead of 17.5k + gst.
    DLF was unsure how to place this in a recession market.
    Those who have taken bookings will resale it in coming months.
    Had there been a 3-4 year lock in , we wouldn't have seen the agents , dealers rush in dlf office captured in newspaper headlines garb in as customers or end users.

      I have seen this happen , not today. But more than 20 years ago. The builder would do a "fake" selling to a coterie of brokers - thereby creating a buzz, showing that there is a demand and ultimately jacking up prices

      Please also see the payment plan which is heavily skewed in their favour, almost 60% payment within the next 18 months

      The flat prices will be 30% high in 18 months...
      From 7-9 cr....
      So the end user already pays 20-40 lakhs extra just by not getting a plot.
