    Tract 1 - 104.43 acres m/l
    Legal Description: S ½ NE ¼ except acreage and Parcel A Section 8, and SW ¼ NW ¼ Section 9, Twp 78, Range 43, Harrison County, Iowa.
    Cropland: 84.53 per FSA.
    CSR2: 59.2 per Surety Maps
    Improvements: 2 - grain bins. 24x17 built in 1973 and 27x18 built in 1974
    Taxes: $3046 for 2023. Prorated to the date of closing.
    FSA bases are currently combined with Tracts 1 and 2. Bases will be split by FSA after closing.

    Taxes: $2286 for 2023. Prorated to the date of closing
    FSA bases are currently combined with Tracts 1 and 2. Farm is no longer enrolled in CRP. Bases will be split by FSA after closing.
    Method of Auction: Farm will sell 80 gross acres times the bid.
    Possession: Current tenant has been terminated. Sellers retain 100% of the 2024 cash rent. New buyer on each tract will receive full possession March 1, 2025 and full farming rights for the 2025 crop year.
    Online bidding: Parties interested in bidding online shall register at www.spencergroups.com and submit a bank letter of creditworthiness to the Spencer Groups office by contacting 712-644-2151.
    Terms: Sellers have the right to accept or reject the final bid on each tract. Upon acceptance by the Sellers, Buyer of each tract to place a 10% non-refundable earnest deposit in the Blair Title Trust account, where it will be held until closing. Sellers will provide an updated abstract on each tract. Buyers shall have a title opinion rendered by their attorney of choice, at the buyers expense. Each party will pay normal closing costs associated with closing a real estate transaction.
