I lived on 160 acres, remote, bordering National Forest. Several times a week I had yahoo on ATVs, motorcycles, horseback, hikers, loose dogs coming thru my property. People assume "trees = free use". "Can we have some water?" Lot of dust and noise. Now I live in N Central Phoenix. Almost never have anyone on my property. If I do I can call the police and under 5 minutes it's dealt with. If you like carrying a gun and intimidating yahoo and getting into fights...rural is the best way to go.

The pads you are referring to are not building sites. The spots were cleared for the drilling equipment of mining companies drilling core samples while prospecting for ore deposits. The tracks that go everywhere were also roughed in while prospecting. Arizona is a mineral rich place and almost all potential sites of been surveyed. Water rights are another issue. Seasonal water flowing in a creek does not usually belong to the property.
Yeah, but if you had a deuce and a half with a gas powered pump on it and a storage tank you could make regular trips to the creek and siphon off water and take it to your house on the property to run it through the water purification system and into your main storage tank.

Let's say money was no expense. I would take 3 acres and build a modest home on the highest elevation within the grounds. Complete with high elevation watchtower, underground bunker, green house and barn house for motor toys all heavily fenced and fortified (bigfoot don't f-round). Trail cams everywhere. If allowable by the state I will excavate near the creek bed to see if I can have a man-made lake created that I would populate with various fish. Definitely would have a lot of the trails and building pads cleared up, widened, and flattened especially that route to the 40.

Hey, I applaud you for posting this, but this land is totally isolated and much of it unusable. If the price were cut 50%, you'd surely make money and it "could" be a good bet for somebody interested in a wilderness retreat with a few cabins sprinkled throughout. WATER and ELECTRIC are the challenge... as are mineral rights and easements. $1,000/acre is a tough sell.

Actually raw land is a premium no matter where it is at. In this spot in AZ, with a road with 4WD is awesome. Lucky this land is not landlocked! Minimum amount for raw land is $1000. Per acre starting. I have 320 acres in Eureka NV, broken into 2 parcels. Takes about 20 min from the freeway and it’s a little rough road too, I’m not going to smooth it out because I don’t want the traffic. The views of the Humboldt river, grazing land with cattle and horses and Sunrise is priceless. Power is close and needs a well, it starts at $2000 an acre. Mineral rights belong to the mines, bought decades ago. It’s got water rights so I’m not worried. It takes a certain type of person to live in rural country. I don’t fence it so the animals can graze it and keep it fertile. There are a lot of cheaper smaller plots of land which are good buys out there to be had for sure, keep looking, you will find it 👍
You say the gates to the property are unlocked? I assume they are on state land then? Because if not, owners could theoretically lock them at any time?
It is nice and with little effort closing up the water and building a large reserve would make it even better. Not sure if it is allowed to build a dam that helps keep more water on the property creating lakes for example but desirable.

It’s an interesting property while you’re sitting in front of your laptop. However, Drive to Kingman for fuel, groceries and time required to get there is beyond most people’s ability to even consider. I lived off grid for 10 years near Seligman, 100 mile plus round-trip to Walmart gets old very quickly. I agree with a $50,000 value for this very isolated property.
Considering the creek runs through the middle and there are mesas on both side, how much of the land is level enough to build on? Can't build too close to the creek or seasonal flooding will get you.
If it were year round that would have been mentioned several hundred times. Locals call these a "wash". These are also not seasonal. Washes with water are once in 5-20 year events. Note the vegetation in the "creek" pic...all desert plants. Area gets 8" of rain per year, no snow. Pics were taken at a max rainfall event when there was some green. Almost always brown. Is at 3350' elevation so only 100F in summer.
13 miles one way on dirt roads!! Damn when I first moved here in 2002 I settled on 5acres w 2 miles of dirt road and that was enough after two years for me!! Secluded for damn sure but way way outta touch for me
Your first question should be is there a well? If not how far down thru the bed rock is the water table and the cost to put a well in. That seasonal creek is not a water supply in that area probably dry 10 months out of the year. The cost to put a well in can far exceed the price of the land.

13 miles on dirt "roads" is crazy. If you get bit by a rattlesnake or your car breaks down you're dead. This would be good for tent camping to get away from it all, but I can't imagine that you could really build a home out there feasibly. You can go maybe 10mph on those roads...that's like an hour and a half to just get up the driveway.
how close or far is this from the lawless southern border? any cartel and migrant activity on it? would be nice to see a zoomed out map to figure out where in AZ this is

Yes, but what can you do with such arid land? Even permaculture would be a massive undertaking, "Seasonal Creek" means only running during monsoon season. Otherwise, its drier than crackerjuice.
It's not even a "seasonal creek". In AZ this is called a "wash". Expect water in it once every 5-10 years. "Monsoon" refers to a change in wind direction, not rain although in AZ it can bring a higher chance of rain. Kingman gets about the same amount of rain all year except for dried Mar-Jun. 8" per year, rarely more than 1" in any month. Not enough to dampen a wash. Takes some unusual weather event. Permaculture is nowhere close to possible. So yes, "massive" is correct.
Remember looking at land like this in Texas back in 2006 I think it was after a hurricane went through, we had to rebuild all the phone plant there. Property for the same price but had multiple ponds, lakes, multiple dwellings with corals, wells and cross fencing for cattle. Not more than 10-15-20 minutes from town. Couldn’t get my wife to move then. This is nice property but out in the middle of nowhere. Alone I could handle it. The wife would be a no although today she says find some land and buy it. Now I’m 18 years older and would cost another $230,000 or double to make something to live in. First thing I’d do is start building rock walls to slow that water flow then increase it to a dam to build pa lake if it were permissible. The nice thing about the land I was looking at 18 years ago is it was unrestricted. Could do whatever I wanted without having to deal with government Aholes. Be close enough to work as she would have been and other necessities of daily life. Still look at things like this as faded opportunities. Sit outside at night and see the stars.

Would I dam it off completely? No and it would be unwise to do so. Still today unrestricted land can be bought in many states and if you want to stop water flow of a creek to build a lake or pond you can.
Would you be better off just to buy 1 acre in the same area? You won’t have any neighbors anyway . So you pretty much have the whole place to yourself.
AZ “State Land” in the form of State Trust Land is subject to sale. So, you don’t know what may eventually border this property. No electricity means you either go solar or bear the entire cost of bringing electricity from a utility company to the property. Creeks are generally seasonal in AZ so there’s no telling if water is accessible. This is ordinary AZ desert land - nothing special.

I'm pretty sure no one will complain if you used 100% of the water in that "river". By the time anyone came way out there to stop you the water would be gone.
You can drill a well. The cost and risk is high enough that most people truck water in. The city of Kingman uses ground water down 1200' and expects it to be dry in 60 years.
Hey, I applaud you for posting this, but this land is totally isolated and much of it unusable. If the price were cut 50%, you'd surely make money and it "could" be a good bet for somebody interested in a wilderness retreat with a few cabins sprinkled throughout. WATER and ELECTRIC are the challenge... as are mineral rights and easements. $1,000/acre is a tough sell.

Actually raw land is a premium no matter where it is at. In this spot in AZ, with a road with 4WD is awesome. Lucky this land is not landlocked! Minimum amount for raw land is $1000. Per acre starting. I have 320 acres in Eureka NV, broken into 2 parcels. Takes about 20 min from the freeway and it’s a little rough road too, I’m not going to smooth it out because I don’t want the traffic. The views of the Humboldt river, grazing land with cattle and horses and Sunrise is priceless. Power is close and needs a well, it starts at $2000 an acre. Mineral rights belong to the mines, bought decades ago. It’s got water rights so I’m not worried. It takes a certain type of person to
live in rural country. I don’t fence it so the animals can graze it and keep it fertile. There are a lot of cheaper smaller plots of land which are good buys out there to be had for sure, keep looking, you will find it 👍

It’s an interesting property while you’re sitting in front of your laptop. However, Drive to Kingman for fuel, groceries and time required to get there is beyond most people’s ability to even consider. I lived off grid for 10 years near Seligman, 100 mile plus round-trip to Walmart gets old very quickly. I agree with a $50,000 value for this very isolated property.

Considering the creek runs through the middle and there are mesas on both side, how much of the land is level enough to build on? Can't build too close to the creek or seasonal flooding will get you.
Can the road be blocked so you can't get to the property? What about the creek?
Is the creek seasonal? Something people would like to know.
If it were year round that would have been mentioned several hundred times. Locals call these a "wash". These are also not seasonal. Washes with water are once in 5-20 year events. Note the vegetation in the "creek" pic...all desert plants.
Area gets 8" of rain per year, no snow. Pics were taken at a max rainfall event when there was some green. Almost always brown. Is at 3350' elevation so only 100F in summer.
I'd never buy a property that I couldn't build 53 Roman Colloseums within.

13 miles one way on dirt roads!! Damn when I first moved here in 2002 I settled on 5acres w 2 miles of dirt road and that was enough after two years for me!! Secluded for damn sure but way way outta touch for me

Your first question should be is there a well? If not how far down thru the bed rock is the water table and the cost to put a well in. That seasonal creek is not a water supply in that area probably dry 10 months out of the year. The cost to put a well in can far exceed the price of the land.

13 miles on dirt "roads" is crazy. If you get bit by a rattlesnake or your car breaks down you're dead. This would be good for tent camping to get away from it all, but I can't imagine that you could really build a home out there feasibly. You can go maybe 10mph on those roads...that's like an hour and a half to just get up the driveway.

Yes, but what can you do with such arid land? Even permaculture would be a massive undertaking, "Seasonal Creek" means only running during monsoon season. Otherwise, its drier than crackerjuice.
It's not even a "seasonal creek". In AZ this is called a "wash". Expect water in it once every 5-10 years. "Monsoon" refers to a change in wind direction, not rain although in AZ it can bring a higher chance of rain. Kingman gets about the same amount of rain all year except for dried Mar-Jun. 8" per year, rarely more than 1" in any month. Not enough to dampen a wash. Takes some unusual weather event.
Permaculture is nowhere close to possible. So yes, "massive" is correct.
Im in arizona and the market is slow. This 320 acre parcel is all hill and valley. Unusable land. Worth $50,000-$70,000 max. Even less next year.

Remember looking at land like this in Texas back in 2006 I think it was after a hurricane went through, we had to rebuild all the phone plant there. Property for the same price but had multiple ponds, lakes, multiple dwellings with corals, wells and cross fencing for cattle. Not more than 10-15-20 minutes from town. Couldn’t get my wife to move then. This is nice property but out in the middle of nowhere. Alone I could handle it. The wife would be a no although today she says find some land and buy it. Now I’m 18 years older and would cost another $230,000 or double to make something to live in.
First thing I’d do is start building rock walls to slow that water flow then increase it to a dam to build pa lake if it were permissible. The nice thing about the land I was looking at 18 years ago is it was unrestricted. Could do whatever I wanted without having to deal with government Aholes. Be close enough to work as she would have been and other necessities of daily life.
Still look at things like this as faded opportunities. Sit outside at night and see the stars.

@@mikenavy360 Where and when I was looking at in Texas. The land was unrestricted. I researched what that meant, meant you could do whatever you wanted on unrestricted land. Would I dam it off completely? No and it would be unwise to do so. Still today unrestricted land can be bought in many states and if you want to stop water flow of a creek to build a lake or pond you can.
It may be a good idea to demonetize your videos so we are not distracted by adds.
Would you be better off just to buy 1 acre in the same area? You won’t have any neighbors anyway . So you pretty much have the whole place to yourself.

AZ “State Land” in the form of State Trust Land is subject to sale. So, you don’t know what may eventually border this property. No electricity means you either go solar or bear the entire cost of bringing electricity from a utility company to the property. Creeks are generally seasonal in AZ so there’s no telling if water is accessible. This is ordinary AZ desert land - nothing special.
"Creeks" like this are called "washes" in AZ. Not seasonal because it's a once every 5-10 year thing for just a few days.
The real question is how many of our lakes will fit on this land? ;)
