  • This one bedroom condo is for sale at 3.9M baht and 30+ day rentals. This unit is on the first floor in a private area with access to a small backyard area and is a very popular rental. Autumn Hua Hin is a condo project developed by Sansiri Public Co.,Ltd, which has a reputation of excellent quality and one of the top builders in Thailand.
    ** NOTE: only 30+ day rentals available **
    Rentals done directly are cheaper, can inquire at: huahinretirement@gmail.com
    Can also be found on Airbnb here: www.airbnb.com...
    12- month term = 16,000 baht per month
    6+ month term = 17,000 baht per month
    1+ month term = 20,000 baht per month
    Thailand has made it illegal to rent for less than 30 days. You can probably find an owner willing to risk renting short-term, but I follow and respect Thai laws as Hua Hin is my future home.
    The sale price is negotiable, and I'm willing to consider a "rent to own" agreement for foreigners looking for a way to finance the property without paying cash upfront.
    Please email me for sales or rental inquires here: huahinretirement@gmail.com
    For rentals, the property is available for the following;
    - Now until Dec 8th, 2023
    - Feb 26th and beyond
    - Renter pays water and electric separately
    - Security deposit equal to one-month

    I like the Sea Pines golf course there. Khai Takiab is nice, stayed at this building and would go back. Muay thai camp south of Khao Takiab that is good.

      Sea Pines is good for older golfers since its flat. Nice finish on the ocean. I can walk there on the beach.

      How’s the golf course; well kept and fun?

      @@emiliopelaez607 fairways and rough were in very good shape. Greens were a little inconsistent and a little bumpy in some areas, but that is normal for courses if you play on a day where they didnt jow or late in the day. I play mostly twilight to save on green geez

      @@emiliopelaez607 in terms of being fun, I like the design of the course. Lots of water, but very fair. It's one of the more flat courses in the area, but some good rolling hills, views of mountains and a few finishing holes with ocean views. The clubhouse is nice, but very generic and people dont hang out. The bathrooms are enormous so bring extra clothes and take advantage of the lockers, private showers, etc, and leave very fresh for your next activity.

      @@meowthai I love to play so I’ll have to make some new friends to play with when I start visiting regularly. I’m visiting Thailand for my first time this coming November and when I go to Phuket, I think I’m going to try and play at the Aquella Country Club; that course looks amazing! Thank you for your response!

    could you, please, clarify: if Thailand made it illegal to rent for less than 30 days, how this AirBnb works? on the link form the description I still can quote and book for a week or two. Thank you.

      A Rental less than 30 days would end up getting rejected. I think it states a 30 day minimum in the description, but if not then I’ll ask the manager to add it back in. There are still many owners who rent for shorter term, but they are taking a risk if the building management or neighbors complain..

    Would not be for me, that live music would get on my nerves if I could hear it in my condo. I want my living space to be a place of quiet peace.

      They play music probably 3-4 times a year and it’s pretty quiet and relaxed. its mainly for when there is co-owners meeting or a holiday.

    Are they furnished

    • @Kandiplaces
      @Kandiplaces  7 місяців тому

      Al condos are rented and sold as fully furnished. They have everything a renter needs, therefore an owner would need. We also bought European standard mattresses. Most units in Thailand have the hard mattress, we went with quality beds.

    Lose 35% of Loan funds moved into Thailand as tax. No thanks.

    • @Kandiplaces
      @Kandiplaces  6 місяців тому

      There is no tax for purchasing property or for moving money in to Thailand. Property taxes are Pennie’s compared to the US.

    • @Bob-mn7ob

      Thai tax law for tax residents is 35% if accessible money moved into Thailand. Buy but until the new 2024 law change is clarified, buy but don’t live there beyond 6 months a year.

    • @Kandiplaces
      @Kandiplaces  6 місяців тому +1

      @@Bob-mn7ob Thailand has a double taxation policy. If the income was already taxed in another country then you don’t pay taxes in Thailand. If you move to Thailand and have foreign income outside of Thailand that is not taxed in another country then yes you you pay taxes at a rate of 0-35%.

    • @Bob-mn7ob
      @Bob-mn7ob 5 місяців тому +1

      Thailand revises laws in a rushed manner and many unintended consequences are the result. This is the case here. Thailand law as written targets accessible funds moving into their nation. You incorrectly ascribe funds to “income” which is not the law they have. Also, they want the difference between foreigner tax rate and Thai 35%. If one pays 0 in home country, then expect to pay up to 35% on funds (savings, income, possibly loans) moving into Thailand.

    • @emiliopelaez607
      @emiliopelaez607 4 місяці тому

      So, if you just want to go for 3-4 a year and you have money that was already taxed in U.S., you don’t pay the Thai tax?

      And yet someone just rented it for three months. There are hundreds of options for low income. If you want Marriott quality mattress, steaming flat TV, 24x7 security, bikes to use ,gym, pool, quality internet, etc., then it’s available. lots of options in old buildings with rock hard mattresses, and no facilities or a gym that has not been used in 10 years, but I don’t own any low end units.
