Indonesia have a very strict regulation for foreign investment 1. The minimum required investment for PMA (foreign company) is 10 million usd for one company (the more business licensed you required the amount can swell), anything lower than that is illegal 2 you can not own a land as a foreigner , so any foreigner buying the lands is actually bypassing the law There are many frauds and many corruption in business and the government official so you got to be really careful on examining the law before investing here

That's a really tough situation bro. To anyone who says something like this couldn't happen in the West. I own a Cafe in Australia. Im not Australian, I happened to live there on a partner visa with my ex. My ex later informed immigration that she doesn't wish to sponsor my visa any longer. Luckily I still own the business but she effectively was able to boot me out of the country, I was able to transfer the business to a friend I trust and he's managing it atm. The moral of the story would be: don't ever forget you're a foreigner in a country, you effectively have 0 rights there and whoever wishes to do so can always leverage this situation against you.

Julian, I watched your journey, you are truly an amazing person. When this story went viral, the first thing I thought was "yeah, Julian might be caught up in a land mafia problem". We Indonesians call it "Land Mafia", they are basically a group of people with strong connections who can be contacted with just one phone call for anything. My friend is a lawyer, his client was an Indonesian citizen working in Japan, bought a very large land in 2010 and when he returned in 2022, the land had changed ownership and a housing complex had been built. Cases like this happen often, but what does our government do? They save their face! Banning you from entering is just reactionary bullshit and not investigating anything further because maybe, just maybe, the person you are dealing with has connections with powerful people who can do this. To the media, they are all parrots. When 1-2 media outlets publish articles about you, they will publish it too without confirmation or anything. I hope this video clears up this misunderstanding. I’m in Bali for the second time this year and have been considering for some time also investing, but your story just reminds everyone how careful you have to be! Furthermore you have more knowledge and experience having already invested into Bali which makes it more scary for a first time investor like myself. My wife is Indonesian and a real estate broker with over 30 years experience and a very established network of Real Estate professionals like attorneys, they call them a RE notary here. Make sure to hire a reputable one to do your due diligence before you spend a penny.
TBH you can't get more solid that just purchasing a lease agreement - it's the best-most fully legal way to invest in Bali. That the underlying land was contested is very problematic though - and that whoever this corrupt person was almost got away with it is also troubling.
as foreigners, you can not purchase land (with no building on it), but can rent house and other buildings (for long years). that is the rule. yeah, influencers said they purchased the property and you believe them just like that. do your due diligence man. you can work around it but there will be high risk

Idk, man, as Indonesian we totally have insane bureaucracy. I've heard and read so many news of how investors don't want to invest in Indonesia. Bali has been overrated for decades and other potential regions are usually not seen as much as Bali. But damn, if things are talked about money, even the most friendly people in Indonesia you have met can cheated/scammed on you. Usually we call them "muka dua" or "two faces" cause they are not being really honest. Yes, most Indonesians can praise you in front of you, but also there are people who talk badly behind you, but still act so 'friendly" and "nice" in front of you. And especially for now, the government is increasing taxes and people are going insane. Even though the president tells the taxes only for luxury things, the reality is something like chili, veggies, eggs, rice still increasing prices since last December. Well, tbh, I'm really sad cause my country makes investors don't want to invest here cause we have so many unemployed. But i think that's better if you find somewhere safe to invest your money rather than here. Indonesian people are friendly and I agree but sometimes it's too much and a bit annoying. There are many good people but don't forget, Indonesia is also the same as another country and we have scammers. The issue is everything seems you do not own a company in Indonesia. You can lease and even purchase the land, however you gotta get a Pt. Pma in order to do it legally and pay taxes. Any other way of doing business in Indonesia is illegal.

AFAIK foreigners are not allowed to buy land here in Indonesia, the last law only let foreigners to buy apartment. You can work around to marry local and use her name to buy the land, however if that woman decided to cheat on you, nothing you can do because it's already on her name. In Yogyakarta for example, not just foreigners can't buy land even indonesian born chinese can't buy land😅 However if you want business, you can still rent the land, but not buy aka land ownership, only Indonesian citizens can buy land in Indonesia.

There is a law prohibiting WNA /foreigners to own a property in Indonesia. Definitely I was intrigue how you can actually purchase a land? Most outside investors use other trusted partners /indonesians to do business under their name. Even leased property. But no, still cannot own a property in Indonesia, if you have no citizenship.

*First of all, you can't purchase ANY land as a FOREIGNER. But you have options to make a business in this country, but first you're REQUIRED to have a BUSINESS VISA and have a government PERMISSION (both central and local gov) and local community. And then you can ONLY RENT a land to build your business and or investment in there, and how long the contract is depend on an agreement between you and the land owner. And last but not least, you NEED to pay your taxes to the authorities for your business and investment here. And for any further information specifically you can ask the authorities because i don't know it, i'm not working in the gov. Btw i just wanna say this to you, every country have their own laws, so make sure you need to acknowledge the laws first and then just ask to the right person or the authority if you don't understand something or if you have any questions, don't bother to ask but be polite and keep your patience, especially the bureaucracy in here is too slow and complex, but anyway no hard feelings but i just wanna make it straight and i'm sorry if there's any wrong words or mistakes in conveying information, and please correct me clearly, logically and politely if i'm wrong.*

Did you have an investor visa (KITAS) Julian? You need one if you're gonna invest in Indonesia. Some reports suggest you are only using VOA (Visa on Arrival).

According to Indonesian government law, individuals who are not Indonesian citizens are not permitted to personally own land in Indonesia. They are required to establish a corporation and purchase land under the corporation's name.
Well, from what i know you cannot have a leasehold in indonesia as an individual, i mean using personal name, you need a company name to do so...and the law in indonesia is abit ambiguos, you can not use the word purchase because it means you buy the land, and it means you own the land and its prohibited by indonesian law, only locals who has right to own the land...so you need to use the word "rent" in the future to avoid this kind of problem

Indonesia have a very strict regulation for foreign investment
1. The minimum required investment for PMA (foreign company) is 10 million usd for one company (the more business licensed you required the amount can swell), anything lower than that is illegal
2 you can not own a land as a foreigner , so any foreigner buying the lands is actually bypassing the law
There are many frauds and many corruption in business and the government official so you got to be really careful on examining the law before investing here

Even Indonesian will say "purchase" although it is a lease of government own land.

That's a really tough situation bro. To anyone who says something like this couldn't happen in the West. I own a Cafe in Australia. Im not Australian, I happened to live there on a partner visa with my ex. My ex later informed immigration that she doesn't wish to sponsor my visa any longer. Luckily I still own the business but she effectively was able to boot me out of the country, I was able to transfer the business to a friend I trust and he's managing it atm. The moral of the story would be: don't ever forget you're a foreigner in a country, you effectively have 0 rights there and whoever wishes to do so can always leverage this situation against you.

We Indonesians call it "Land Mafia", they are basically a group of people with strong connections who can be contacted with just one phone call for anything.
My friend is a lawyer, his client was an Indonesian citizen working in Japan, bought a very large land in 2010 and when he returned in 2022, the land had changed ownership and a housing complex had been built.
Cases like this happen often, but what does our government do? They save their face! Banning you from entering is just
reactionary bullshit and not investigating anything further because maybe, just maybe, the person you are dealing with has connections with powerful people who can do this.
To the media, they are all parrots. When 1-2 media outlets publish articles about you, they will publish it too without confirmation or anything.

This is all the government's fault in making policy, it all started when covid hit, it hasn't been changed even though covids has ended. Bali has been overrated for decades and other potential regions are usually not seen as much as Bali. But damn, if things are talked about money, even the most friendly people in Indonesia you have met can cheated/scammed on you.
Usually we call them "muka dua" or "two faces" cause they are not being really honest. Yes, most Indonesians can praise you in front of you, but also there are people who talk badly behind you, but still act so 'friendly" and "nice" in front of you.
And especially for now, the government is increasing taxes and people are going insane. Even though the president tells the taxes only for luxury things, the reality is something like chili, veggies, eggs, rice still increasing prices since last December.
Well, tbh, I'm really sad cause my country makes investors don't want to invest here cause we have so many unemployed. But i think that's better if you find somewhere safe to invest your money rather than here.
Indonesian people are friendly and I agree but sometimes it's too much and a bit annoying. There are many good people but don't forget, Indonesia is also the same as another country and we have scammers. AFAIK foreigners are not allowed to buy land here in Indonesia, the last law only let foreigners to buy apartment. You can work around to marry local and use her name to buy the land, however if that woman decided to cheat on you, nothing you can do because it's already on her name.

However if you want business, you can still rent the land, but not buy aka land ownership, only Indonesian citizens can buy land in Indonesia.

From my understanding, this is a business deal that went wrong. Its about money and your personal wealth, something that you actively promote. As a self made multimillionaire or so called, you should probably know by now, that the only effective method of learning, is by your own mistakes. Unless you haven't done any.

LOL, mate, EVERYONE does two contracts for land deals, the 'official one' with a much smaller number so both parties pay less taxes and the 'unofficial one' with the actual price you pay the land owner...
*First of all, you can't purchase ANY land as a FOREIGNER. But you have options to make a business in this country, but first you're REQUIRED to have a BUSINESS VISA and have a government PERMISSION (both central and local gov) and local community. And then you can ONLY RENT a land to build your business and or investment in there, and how long the contract is depend on an agreement between you and the land owner. And last but not least, you NEED to pay your taxes to the authorities for your business and investment here. And for any further information specifically you can ask the authorities because i don't know it, i'm not working in the gov. Btw i just wanna say this to you, every country have their own laws, so make sure you need to acknowledge the laws first and then just ask to the right person or the authority if you don't understand something or if you have any questions, don't bother to ask but be polite and keep your patience, especially the bureaucracy in here is too slow and complex, but anyway no hard feelings but i just wanna make it straight and i'm sorry if there's any wrong words or mistakes in conveying information, and please correct me clearly, logically and politely if i'm wrong.*

Did you have an investor visa (KITAS) Julian? You need one if you're gonna invest in Indonesia. Some reports suggest you are only using VOA (Visa on Arrival).

If anything, this will be a tough lesson of doing business in developing countries, and the more attention it gets the more it will put off foreign investors from investing into Bali and Indonesia. It's not the number of views/followers but who they are. It's likely that Julian's circle consists of people like him that have achieved a lot of financial success and are in a position to invest on a similar scale but they will now think twice and likely invest elsewhere which is a shame but a longer-term outcome of corruption which is near-sighted greed
According to Indonesian government law, individuals who are not Indonesian citizens are not permitted to personally own land in Indonesia. They are required to establish a corporation and purchase land under the corporation's name.
Foreigners can have a lease. But never for business purposes. And limited in size.

Well, from what i know you cannot have a leasehold in indonesia as an individual, i mean using personal name, you need a company name to do so...and the law in indonesia is abit ambiguos, you can not use the word purchase because it means you buy the land, and it means you own the land and its prohibited by indonesian law, only locals who has right to own the land...so you need to use the word "rent" in the future to avoid this kind of problem
