In this video I start house hunting in Queretaro, Mexico with the help of Ale from House Hunting Queretaro.
We go to see several properties and I include three of them to show you in this video, complete with square footage, amenities and price.
It's important to note that it is possible to find an apartment or house for rent for less that the ones I saw in this video but there are also more expensive properties available. In addition, prices will vary depending on where you live.
For me, I wanted to set a budget and look for a place that I would enjoy that would cost 50 - 60% of what I would spend on rent in Canada.

Querétaro is a very nice city and is by far cheaper than Mexico City. I absolutely recommend it, specially because is close to the vineyards and local cheese factories.
Renting is what I planned to do at 3 or 4 different places before committing to purchase,
Happy I moved to Queretaro in 2021 at 79/ I have been coming and living mainly in Acapulco, Earthquakes were the deal breakers for Acapulco. Nothing is wrong with my triger finger, so it was best I left before I had to eliminate a John Gacy look a like trying to get in my apartment at all days and nights, but i heavily blocked my doors, and my bedroom door, and i was ready to tcb.
With 1,000 dollars here in Monrovia California you can get only a very small bedroom for 1 person if you are lucky enough to find one😢

We went to QRO a few weeks ago and visited Alegria and the Juraquilla towers. We plan on moving there soon and liked the towers. Where did you end up and why?

The apartments and the house are very industrial looking,not homey.
Also,the area is sun baked-too much of a good thing? I like shade trees.
The prices are great but........
Yeah, I thought the house looked like a prison. And the back patio looked like something where a prisoner would be walking in circles without the windows. The large room lacked windows. That's probably why all the walls are painted a bright white...to reflect as much light as possible. Too much of a dungeon.
It's so sad that here in the US living in a place like that is only a dream

I know you lived in centro when you first arrived in Mexico. Could you say something about renting in centro. many you-tubers talk about the different neighborhoods but I don't see much about centro.

@@TrailguidePictures As I peruse the rentals on fb marketplace, the "deals" in QRO are quite apparent. I wonder why this is, given how nice of a city it is and hiw interesting the surrounding area is. Granted, I don't know the neighborhoods yet but theres some really nice stuff for very low rent.

I would be very wary about buying in most Latin countries . Most especially Argentina . Im sure Mexico is much more stable .

Nice video. Yes, I have heard that it is best to rent for at least 6 months before buying, good for you! I have no clue which property you chose, I would choose the house simply because it has a yard and when/if I move there I'm bringing one of my dogs with me. Enjoy your new place!
Incredibly reasonable / affordable for what appear to be brand new, spacious and high end places. Property taxes here in Canada are $800 per month alone! I’m betting on the penthouse apartment ?

The government documents state only a Mexican citizen can own property in Mexico, otherwise it is only a landlease purchase, which can be sold to someone else. But if your visa doesnt permit entry to country ( eg the old travel bans), then you have no right to get to your land leased home since you are not a citizen. So are the government websites wrong? Because all utubers are talking about buying land in Mexico.
If that's the law its a good law. Because you don't want a sick evil guy like Bill Gates buying up the land. Somebody like him would ruin the food supply with his evil GMO food loaded with poison.

We’ve lived in MX f years - I started coming here in 1985. I have several houses and some farm property. We live ,outlying in Queretaro, but also in Mazatlan. I agree it would be way better to rent for a while and figure out what & where you like. Even if you like the city, you might prefer another neighborhood. Buying is good for long-term. But you can see that rents are pretty cheap for what you get. Juriquilla is fine for a single guy like Jason. If your a gringo and you have a family, you might like El Refugio or Zibata - both have more nice green space and it’s just remote enough from downtown that I think it would ease the transition and relieve some of the culture shock. It’s way easier to get to know people, too. We speak Spanish fluently (after all these years) but we wouldn’t really need to. There’s lots of English speakers and their level is very good. People are cordial, but most are not super eager to be friends with gringos. They have mostly family and lots of friends from growing up. But there are always some. We have Mexican friends that we’ve known for 25 years. We have become friends with their whole families. Most socializing here (in our experience) is principally family, unless you are young dating age 18 - 28. You really can do anything you want, if you take the time to figure out how it’s done (here) not how it was wherever you come from. If you take the attitude that you know better, you may experience difficulties, mostly with your own unmet expectations. After 20+ years, I definitely believe it’s worth it - it has been for our family.
Also want to comment on the “legal requirements” to rent. While it is not uncommon to be asked to provide the rental guarantee policy, it is not a legal requirement of any kind. Going thru an agency, you will probably be asked to do this - there is no “background investigation nor financial investigation” of foreigners. They do check credit bureaus of nationals. There is no way to check that on foreigners, and if they claim that they do, ask them how they would achieve that and comply with all of our exhaustive requirements in US and Canada - and its even more difficult to get credit info on Europeans. I have rented living accommodations here for employees and family and if you can reasonably assure the actual owners of the unit/home, believe me, they will normally be thrilled to have gringo tenants, because they are so regular with the rent and treat the property well, compared to nationals. Also, always negotiate. Nobody here pays the asking rate. It’s always negotiable. Yes, there will (and should be) a lease. It’s generally boilerplate, and terms are reasonable. Make sure it has a liquidated damages clause, in case you must break the lease and leave early. You don’t know when you just sign a lease about the neighbors incessantly barking dog, or the other neighbors all-night parties during week nights. So, you might really hate the place. Getting into fights with local property owners is a bad situation on a number of levels and the convenience of settling for the liquidated damages sum and walking away, is very convenient and no-hassle, keeps everything friendly.
Renting isn't that complicated .....Don't believe this stuff.
