    Another thing that should be taken into consideration particularly in communities where land values are escalating, for instance beach side communities and those popular with foreigners, is, 'Is the property currently part of a court action to determine ownership?' Although the court process is not your business (and please don't get involved) it can bring about unwanted changes and a lot of drama to you even as a renter.
    Mariana you are so very right when you advise to engage with a reputable agent. They will know which properties are in ownership dispute and will avoid them.

    Great information! As you stated, we found out that we only had hot water in the shower after we moved in. We’ve adapted, but obviously we will ask beforehand next time. Muchas gracias!

    Do you have an opinion on the method of renting an Airbnb for the short-term to try out the property, and If we like it, negotiating with the owner for a longer-term lease?

    We learned some of these things after we moved in. Like one of our toilets quit working shortly after we moved in and our landlord said we had to pay to fix it because it was normal wear and tear! Plus not all our windows have screens on them so we can’t leave them open at night due to misquotes and she said that is a want not a necessity 😮 do we are learning some lessons. Thank you for this great video!!!

    Great video Mariana. Super, super informative. One thing not mentioned, if one uses the services of a rental agent who pays for their services? Are they on salary? If not, does the landlord pay their commission, or does the renter pay their commission? And if it's the renter that pays, then what is that cost? And how does it work if purchasing, who pays the commission? Thanks so much.

      Most rental agents are paid by the landlord

    Sometimes you may move in and discover the stove or refrigerator is missing. What happened?
    More likely than not, the appliance that came with the rental broke and the landlord refused to pay for a replacement. So when the prior renter moved out, they just took what was theirs or sold it off.

      That’s why it’s important to agree that you’ll do inventory within 7 days of moving in to ensure this doesn’t happen

    What agents site you have to look for rental

      we recommend a few things:
      Visiting the area and finding the neighborhoods you like best, then looking for signs that say "se renta". However, I would highly recommend at least having someone who speaks good Spanish help you out. At the very least make sure your contract is in English if you don't speak Spanish. Don't sign anything you don't understand.
      But if you're not physically in Mexico and want to do some research I recommend
      Facebook Marketplace
      Propiedades.com
      or one of the various FB groups that posts rentals

    Whats the best way to find a fully furnished 1 bedroom 1 bath apartment in Mazatlan? ( 3month rental walking distance from the beach, malecon, and grocery store as I will not be bringing a car) ( in the 8000 to 11000 pesos range) I have Mexican friends living in San Luis Potosi.

      If you’re looking for a 3 month rental the best option is to go through Airbnb

    Would it be easier to air b n b if 6 months or less . I thin k for long term air bnb u should be able to get a better rate.
    Don't air bnb include everything and then no rental extra fee forgot name of it (fiador) equal to a months rent and then 1st and last rent .
    Renting seems like you could easily have more fees than expecting.

      Renting will just give you more flexible on the type of places. Because Airbnb might have a limited amount. But yes Airbnb is a great option

      This can be a problem for sure. it's hard to kick people out in Mexico. Not impossible, but certainly you have to jump through some hoops.
      Especially if whoever wrote the contract didn't do it correctly.

      Hi- You can live on $1200 in most cities, but you’ll need at least 2600 to get residency in Mexico

    Yes, your advice is great, However, after renting here in the Lake Chapala/Ajijic area, you can ask and you will not be told the truth. If you are not told truth, good luck,

      Not sure what you mean about the truth? You can easily check all of these things either by visiting the house in person or reading your lease. Never rent without seeing a house first 😀 and don’t sign a lease you don’t understand
